ing it be a good thing aesthetically and perhaps keep some of the “critters” out? Answer: Having never seen your house, I wouldn’t know whether coating the foundation would be aesthetically pleasing. I imagine whatever you use would need to be in keeping with the age and architecture of the house.

What is this “white material,” and how extensive is “here and there?” Would it be easier to remove the remnants than recoating the entire foundation? Obviously, whatever material was used on the exterior was not maintained, and perhaps it was done consciously as the stuff began flecking off soon after it was applied.

If it were really ugly, I suppose you could hire a stucco contractor to recoat it and then waterproof the coating, thus reducing a source of basement moisture intrusion. Then again, some experts suggest that there needs to be an exchange of air from the outside to reduce moisture build-up inside the basement. At the time your house

If you felt the residue, it was sort of damp, which tells a lot about why the technique is no longer on the home builders’ hit parade. Would coating deter critters? In my experience, they always find a way in, especially if they can do it without humans watching them. Since you will more likely find such incursions at this time of year, you can help deter inva-

sion by keeping the foundation clear of dead leaves and other debris to limit hiding and nesting places. Look for and seal up cracks in the foundation, even hairline ones, since mice and chipmunks can adjust their bodies to get inside. Make sure rain and melting snow drain away from the foundation. If water can find a way in, the critters will, as well.

Reserve a free tree from city

Residents are invited to sign up for the city of Tallahassee’s Adopt-ATree program that furnishes up to two free trees per household. The program is designed to involve homeowners in enhancing the community’s tree cover within the city limits. Applications and tree adoption information are available online at Talgov.com. To receive trees from the city, a citizen must live inside the city limits, plant the trees in their front yard on city rightof-way (usually within 15 feet of curb or roadside), and accept responsibility for locating the trees in areas free from nonmunicipal infrastructure, such as invisible fencing, irrigation systems, outdoor lighting, and the like. Public Works Department landscape staff will meet with qualifying homeowners to assist with tree selection and location for planting. City

crews will locate municipal underground utility lines prior to planting. Trees available this year include red oak, ironwood and tulip poplar. Information about each tree type is provided at the city’s website. Tree planting will begin in January, the city said. Trees are available on a first-come, first-serve basis. To adopt a tree, visit Talgov.com and complete the online application. Applicants may also call the Public Works Operations Division at 891-5300 to sign up.

With a new leadership team installed and ambitious goals for 2014, the Tallahassee Builders Association looks to continue the growth and success it has attained lately. It’s a task made somewhat easier as the housing industry itself has improved, shaking off the effects of the last recession. Now that customers are back and construction schedules are busier, the outlook is much improved, and TBA mem-

bers anticipate more gains for the organization. Leading the group next year is Masoud Karimipour, who has served as the TBA’s first vice president in 2013. Shane Lambert, current president, says the organization will be in very capable hands. “He is a very well-respected builder in Tallahassee. He is a great friend of mine,” Lambert said. “I have full faith in his ability to run this association. “Every president of the builders association wants to make it better, and I know that every year we are going to step it up,” Lambert added. “Masoud is definitely go-

he fixed it. He got it straightened out and went on down the road. He never just turned his back on anything,” said Humphrey, who Karimipour credits with helping him start Persica Homes in 1991. It was that year that Humphrey, then a lender at Peoples First, saw some potential in a young builder and decided to grant the new venture its first loan. From there, Karimipour says his company was able to grow. Karimipour also learned much of his business philosophy from his father, Muhammad Ali Karimipour, a homebuilder in the family’s native country of Iran. “My most vivid memories are of him helping people by building their homes at a fair price and with his own financing, and building schools so all the children could be educated,” Karimipour said. He was granted a oneyear entry visa and came to the U.S. as a high school student, joining his brother Reza, who was attending a community college at the time. They went on to enroll at Florida A&M University, where Reza earned a degree in agriculture and Masoud, a degree in construction. Today, Reza owns Persica Landscape Co. Inc. Masoud got his first job through Larry Scheuren, one of the original owners of Mad Dog Construction Co. “Mad Dog was a wonderful experience and gave me the foundation to start my own business,” he recalled. “As a president, you stand on the shoulders of the people who came before you,” Karimipour said. “People like Jerry McFarland, and Mark Trudeau, and most recently, Shane. I want to do a good job for them and for our industry… to make TBA better.”

Sales of new homes grew 25.4 percent to a seasonally adjusted annual rate of 444,000, the Commerce Department said Wednesday. That was the largest monthly percentage increase since May 1980. But the increase came after sales had fallen 6.6 percent in September to a 354,000 annual rate, the weakest since April 2012. And sales in August and July were revised lower to 379,000 and 373,000, respectively. Sales had slowed over the summer after mortgage rates rose sharply and a limited number of homes for sale boosted prices. The combination made home-buying less affordable. New homes sales have risen 21.6 percent higher

Still, the pace remains well below the 700,000 consistent with a healthy market. “The report suggests sharp weakening through September and then a rebound in October, but the volatility in the data argues against putting much emphasis on a single month,” said Jim O’Sullivan, chief U.S. economist for High Frequency Economics. Prices for new homes eased in October. They fell 4.5 percent to $245,800 from September and have declined slightly over the past 12 months. The number of new homes available for sale was 183,000 in October. That’s still relatively lean — at the August sales’ pace it would almost take five months to exhaust the supply. The Commerce Department delayed the release of the September sales figures because of the partial government shutdown in October. Mortgage rates are nearly a full percentage point higher than the spring. Rates rose in May when the Federal Reserve first signaled that it might slow its $85 billion in monthly bond purchases.
