for houses and condos can be higher near stadiums than farther out. Philadelphians can expect to pay a median of $145 per square foot for houses one or two miles within Citizens Bank Park, says Jed Kolko, chief economist for the search engine Trulia. That price per square foot is 1.1 percent higher

than the rest of the region, he says. Median means that half the sale prices are higher and half lower. Kolko says Trulia examined sale prices around all the major ballparks except Toronto over the last year. Living near the stadium is more expensive than surrounding metro

areas for 20 of 29 stadium areas, Kolko says. It comes as no surprise that San Francisco’s AT&T Park had the highest, at $653. The price is 1.3 percent above the rest of the Bay Area. Boston’s Fenway Park is second at $584, or 2.6 percent higher than its metropolitan area. San Diego ($435/1.9 percent); Washington ($392/2.3 percent); and Los Angeles ($387/1.6 percent) follow. The priciest stadium neighborhoods relative to their metros are in or near downtowns, Kolko says. The real estate broker HFF in Orlando said the other two properties were the Kleinwood Center near Houston, and Murray Landing, near Columbia, S.C. HFF marketed the portfolio on behalf of the seller, Charter Hall Retail REIT and Regency Centers Corp. Anchored by a Publix supermarket, Vineyard Shopping Center was built in 2002. Tips on hiring and working with a home decorator By Melissa Rayworth Associated Press

Home-decorating television shows and shelter magazines have many Americans dreaming about inviting an expert interior designer into their homes. As with a good marriage, says interior designer Phoebe Howard,

the relationship between designer and homeowner is about communication, trust and respect. Designer Cathy Davin, founder and president of Davin Interiors in Pittsburgh, says new clients are often referred to her by previous clients. Interior designers generally keep a portfolio of photos of rooms

Are you thinking about putting your house on the market? Then it is time to look at your house as not “home,” but as a commodity which will be in competition for a buyer against many others like it. 1. De-odorize. Get someone who will be truthful with you about this, because you are accustomed to it and may not be able to smell it yourself. Animal, cooking, mold/ mildew, and smoking odors are huge road blocks to a sale. 2. De-personalize. Do you have a lot of personal/family photos displayed? Now is the time to pack up these things. You want prospective buyers to look at the house, not your stuff, and you want them to be able to picture their own belongings in the home. The same is also true for items that indicate political and religious leanings. 3. De-clutter. The adage “less is more” applies. Your treasures will need to be packed up for moving anyway. Collections are a distraction from what you really want people looking at—the house. A few nicer pieces for the sake of staging are okay, but for the most part you want surfaces to have few items on them, particularly bathroom and kitchen counters. The fewer items on these surfaces, the more spacious the house feels. 4. Neutralize. A neutral palette (not white) in most, or all, of the house helps prospective buyers picture themselves in the home. Non-neutral accent colors should be carefully limited; earth tones are the safe bet. If this means painting over the lime green, vivid yellows, or brilliant blues, so be it. A fresh coat of paint is a cost-effective way of preparing your house for sale. 5. Clean. The house should be spotless. Bathrooms and kitchens need to be especially clean. Don’t forget lighting fixtures and baseboards. 6. Repair. Most of us live with some minor “issues” in our homes. Address them now before a home inspection brings it to the attention of a buyer. Best is to have a pre-market home inspection prior to the house being put on the market, or at least be prepared to disclose issues and price accordingly. Happy house selling!

As you meet with potential designers or decorators, see who makes you feel comfortable, Howard says. You’re going to “open up your personal space” to the person you hire, so along with vetting their work, make sure your personalities mesh. Howard, who is based in Florida, says a good designer should be able to tell you whether you can have what you’re envisioning for the money you’re able to spend. Be clear when discussing your budHoward get. Davin says design fees range between about $4 per square foot (for limited services like choosing a room’s color palette and furniture layout) to $10 or more per square foot for full project management. Get cost estimates in writing and be sure you know exactly what is included. If you make any changes to a project, get those adjustments in writing as well. The folks at ASID suggest keeping

a folder with printouts of all agreements about your project. Davin suggests starting with a meeting at your home with all decision-makers present. Couples should try to work out disagreements before sitting down with the designer; experts can be good sounding boards but they won’t want to take sides in a battle. As you make design choices, Howard says, do your homework: Touch the fabrics and study the colors to be sure you like them. And trust your instincts: If a designer or a decision feels wrong, don’t go with it. But also remember that you’ve brought in a professional for their creative input. If a problem arises, it’s best to cool down before approaching the designer. Howard also advises clients to leave home during the final installation work. “The installation is the moment that the decorator worked for months and months and months on,” she says. “They need to have their space to kind of make a mess and get things done.” So rather than critiquing the project when it’s only partially installed, she says, wait for the “red carpet moment” when the finished product is revealed.

Two custom homebuilders are putting the final touches on the first houses to be built at Persimmon Hill, the Parrish Group’s mixed-use development near Bradfordville. The gated community on Old Water Oak Drive off Thomasville Road has a total of 17 lots, three of which have houses either under way or nearing completion. On the commercial side, Parrish has begun construction of a second building on Thomasville Road that has restaurant and retail space below

Builder Alexander Dinkelman’s debut home at Persimmon Hill is 2,596 square feet with a three-bedroom, 2.5-bath floor plan. “It’s a new neigborhood, which makes it different because there aren’t a lot of those in Tallahassee,” Dinkelman said. The upscale offerings will be tailored to buyers who want to downsize and not have as much upkeep. Another appeal will be the walkable neighborhood, with a Growing Room child-care center

nearby, office space and restaurants. “I think there’s going to be a large portion of people that are going to be attracted just to the convenience of being able to walk over and have a cup of coffee, sit outside, have a bagel or a nice sandwich,” Dinkelman said. If HUD is successful in proving the case, the property owner and manager may have to pay damages, costs, and attorney fees, as well as being subject to an ongoing injunction.

HUD recently charged an owner of a rental unit with denying housing to a couple who were disabled. The case alleges that when the couple applied for housing, the wife told the property manager that she liked the unit because it was close to the medical center where she went for

What the property manager should have done was to receive the application and process it as she would any other application. Whether or not the couple would have been “too sick” to live in the rental unit is NOT a decision for the property manager to make.

two years before entering this market,” he said. Linder’s business emphasis is on establishing good communication with clients in the construction planning and design process. “You have to know your client, know what questions to ask and how to engage your client,” he said. “We are very deliberate about our approach and how we go about doing it,” Linder added. The floorplan for the Vintage home is just under 2,600 square feet. It is four bedrooms, 2.5 baths, with ceiling treatments, granite countertops, high-end cabinets and hardwood floors. “We are seeing today that a lot of people are moving out of the really expansive, high square footage homes, but they are not really wanting to give up on the quality features and custom amenities that they are used to in the homes,” Linder said. “A place like Persimmon Hill is a great canvas to be able to build nice, custom houses with nice fit and finishes,” Linder said, albeit not the size of years past. Due to be finished in October, the second commercial building will have the same 12,500 square feet per floor and the same architectural style, said Jim Bettinger, broker and managing director of development for Regional Real Estate Group. Persimmon Hill was envisioned by Robert Parrish as more than a subdivision. Bettinger said that is accomplished with an environment that is pedestrian-friendly with conveniences nearby. “You can walk or ride your bike up there and don’t have to get out on the main road,” he added.
