Good credit is important, especially when you’re looking to buy a house. Mortgage lenders have to know whether you’re able to repay the debt, and have to determine through your credit history whether you’re

willing to pay, as well. They use credit scores to determine, statistically, how much of a loan you can afford, whether to approve it, and the interest rate. The scores are obtained from the three major credit bureaus: Equifax, TransUnion and Experian. The most common

credit score issued is the FICO, named for Fair Isaac Co., which developed the mathematical formula. FICO rankings are from 300 to 950: The higher the number, the lower the loan-default risk. Among the factors that determine a credit score: how you’ve handled cred-

it in the past; the amount of credit you’re using relative to your maximum credit limit; length of credit history; how many credit accounts you have and what they are; public records that pertain to your credit, such as notices of bankruptcy; and how active you are in applying for new credit.

As my friends will tell you, I’m not the guy to take on a fishing trip. If I put the hook in the water and nothing happens immediately, I’m ready to head for shore. Today’s buyers have similar impatience, so don’t waste their time with artificial bait. As most local REALTORS® will agree, today’s “i-Buyers” are alerted almost instantly when a home that meets their criteria hits the market. Just as we are emailed reminders about oil changes, software updates, etc., buyers may know that your home is listed in the Multiple Listing Service (MLS) before you do. On day one, your home is being seen by buyers, but the showings are virtual. Your home is being placed into their “virtual real estate filter,” because buyers don’t have time to physically see every home. Local REALTORS® report that typical buyers look at over twenty homes before making a purchase, and this is after they have sifted through the overpriced listings. So if you have listed your home with a REALTOR® and have had no activity within the first thirty days, it is time to reduce the price, period. A smart seller will not fall prey to the old-school theory of listing high because they know buyers will take a lower price. REALTORS® and buyers often tell me that if a listing price is not within a reasonable range, they are not going to waste their time negotiating. Yes, you will get offers below your list price, because every buyer feels like they have to play the game for fear of leaving money on the table. But ask yourself, “Would I rather have several low contracts that my REALTOR® can negotiate up, or be holding vigil by the door, waiting for the first showing?” This October, don’t sit around waiting for a buyer who will never come, like Charlie Brown waiting for the “Great Pumpkin.” Listen to your REALTOR®, price your home competitively, and consider a price reduction after thirty days of no activity. Based on their credit scores, 186,000 of 483,000 prospective home buyers were rejected for preapproved mortgages in 2011. But it turns out that the score a credit bureau reports to an individual may not be the same one it provides to a lender. In an analysis of 200,000 files from Equifax, Experian, and TransUnion released this past week, the Consumer Financial Protection Bureau found that one-fifth of consumers “would likely receive a meaningfully different score than would a lender.” By meaningfully different, the bureau meant that the consumer would be likely to qualify for different credit offers, either better or worse, than they would expect to get based on the score obtained. The scores could be different for any number of reasons; it could be as simple as two people having the same name. When discrepancies exist, consumers may take actions that, in the end, don’t benefit them. For example, people who review their own scores may expect certain prices from lenders, may waste time and effort applying for loans for which they are not qualified, or may accept offers that are worse than they could get. There’s no way for consumers to know how the credit scores they receive will compare with the scores that potential lenders are using to make loan decisions. So consumers can’t rely exclusively on the credit scores they receive to understand how lenders will view their creditworthiness. What can you do when credit scores differ? » Shop around. Regardless of the scores that different lenders use, they may offer different loan terms because they operate different risk

models or face different competitive pressures. » Don’t rule out seeking lower-priced credit because of assumptions about your credit score. Though some consumers are reluctant to shop for credit out of fear that they will harm their credit scores, that negative impact may be overblown. Generally, inquiries don’t result in a large reduction in credit score. » Dispute errors. Credit scores are calculated based on information in a credit file. Inaccurate information might mean the difference between being approved for a loan and being denied one. » Before shopping for a loan or a mortgage, the Consumer Financial Protection Bureau recommends reviewing your credit file for inaccuracies. Each of the nationwide credit bureaus is required by law to provide credit reports for free to consumers who request them once every 12 months. Fall expo on tap for next weekend

Show will have ‘a little bit of everything,’ an organizer says

An event that combines exhibits for homes and healthy living takes place Saturday and Sunday at the Leon County Civic Center. The 2012 Fall Home & Health Expo is a project of the Tallahassee Builders Association and is produced by East Coast Shows Inc. It will feature 40 different displays by TBA members on everything for the home, as well as exhibits on fitness, skin care, weight management and other wellness subjects. “We have a little bit of everything,” said Bob Snyder, owner of East Coast Shows, which also does the popular spring home expo in Tallahassee. Homeowners interested in remodeling services, energy-saving appliances or the latest housing design themes will find an array of providers, said Larry Wayne Strickland, owner of Capital City Builders and chair of the TBA’s expo committee. Among the participants are companies and contractors specializing in solar heating, roofing systems, building restoration services, kitchen tune-ups, bath fixtures and furnishings, security and alarm systems, heating and air-conditioning equipment, home decor, blinds, residential elevators, landscaping, central vacuum systems, remodeling and outdoor kitchens. Strickland said the TBA members are eager to show the latest products and materials. “Getting out and seeing the

public seems like what is keeping us going,” he added. Those residents planning projects can also get information about building requirements that must be met under the latest regulations. “It’s really important for people to be educated about new products and the new building codes that are out there,” Strickland said. There will be drawings for prizes throughout the

day. Health service providers will be doing bloodpressure screenings, offering tips on exercise and healthy eating, and providing information about different health and medical services. Show hours are 10 a.m. to 8 p.m. Saturday and 10 a.m. to 5 p.m. on Sunday. Admission is $7 per person, though youngsters under age 16 get in free. The federal fair housing law bars discrimination based on an individual’s race, color, religion, sex, familial status, national origin, and handicap. Florida law bars discrimination on the same bases. Although these seven “protected classes” are fairly well known by housing providers, what many people don’t realize is that local laws can create additional categories of protection.

Sometimes, the difference between legality and illegality is the city line. A gay couple in Orange County has no fair housing protection unless they are within the city limits of Orlando. There, if they are refused housing because of their sexual orientation, they can contact city government to make an administrative complaint.

A county or city can enact its own fair housing law by passing an ordinance or resolution. Sometimes, when this is done, the local law mimics what the federal and state laws require. However, many opt to create additional restrictions.

Although the local laws are not so well known, they nonetheless pack a punch. Violations of the local laws can subject the landlord to fines, damages, costs, and attorney fees. The local laws can be used to get an injunction against the landlord.

For instance, under the federal and state law, it is okay to discriminate on the basis of marital status. Not so in Martin County! In Martin County, a landlord cannot refuse to rent to an unmarried couple just because they lack a marriage license. The same is true of Palm Beach County, Pinellas County, and the city of Sarasota (to mention just a few).

You can call your local city and county governments and ask to speak to the department that handles housing discrimination. Home builders striving for maximum energy efficiency By Alejandro Lazo Los Angeles Times

LOS ANGELES — Crowned with three gables and painted in hues of gray and white, the suburban home in Lake Forest, Calif., doesn’t look much like the domicile of the future. But as summer heat radiates off the fresh asphalt outside, the home runs comfortably at full tilt indoors. Recessed lights shine, radios blare and air-conditioned splendor greets hot skin. Despite all systems going, the property is producing more electricity than it can consume on a warm summer day – and that’s the goal. Unveiled late last year, the ZeroHouse model by Los Angeles builder KB Home embodies the industry’s bid to move beyond the one-of-a-kind vanity project and make subdivision building a green practice. Netzero homes such as the one KB Home has built are highly efficient properties paired with renewable energy technology such as solar panel systems, resulting in homes so green they produce at least as much juice as they consume. California has had expansive policies mandating and incentivizing the development of greener new homes for years, but the implementation of those goals has been slowed by the weak housing market and the dearth of new construction. With the market healing, and with builders trying to distinguish their products from homes they built as recently as six years ago, companies such as KB Home, Lennar Corp. and others are rolling out more options for consumers and increasingly making energy efficiency part of the basic package. “For new homes, it is becoming more of a standard feature, and the reason is that builders need a compelling reason that somebody should buy a new home rather than a resale,” said Patrick Duffy, principal for re-

In coming years, California guidelines will call for ever more energy-efficient homes, with the goal of having all homes built in 2020 being net zero. For now, net zero remains more of an aspiration for the industry, though experts say builders are increasingly making standard some of the fundamental elements of green design, including more efficient appliances, lighting and solar panel systems. In Southern California, KB Home has made solar systems standard. Lennar, Pulte Homes and Pardee Homes offer solar home projects. ABC Green Home of Newport Beach will be building a net-zero home to showcase green technology for consumers. Clarum Homes in Palo Alto is a custom builder that has gained praise for incorporating energy efficiency and passive solar features into

homes with modernist flourishes. Moving to Southern California from Maryland, Ray and Linda Frilot wanted to buy a new home because the resales needed too much work, from $20,000 to $50,000 worth of remodeling. They were attracted to the solar offerings at KB Home’s Fox Hollow at the Crown Valley Village development in Murrieta, Calif., said Ray Frilot, a retired government worker and former military man. Aside from a 2.25-kilowatt solar system, the home has a tankless water heater, some LED lighting and Energy Star appliances. Although the home wasn’t advertised as a net-zero property when they bought it, he and his wife conserve so much energy from habits picked up while living in Germany that the electricity bill from Southern California Edison Co. is close to zero.

“The energy that I don’t use Edison buys from me,” he said. “It looks like I may not have an electric bill next year, because the electricity, all of it is going to keep on adding to that credit. I still have to pay delivery and handling charges, but that is just a couple of bucks a month.” Net-zero homes couldn’t exist without this type of subsidization, called net metering. Net-zero homeowners rely on power from utilities at night but get credit for the energy they produce during the day that they don’t consume. Net metering allows homeowners to get credit for the power they produce at a retail rate rather than a wholesale rate. There is currently a cap on net metering programs for that reason. Although the cap won’t be hit any time soon, experts said, the future of net metering is uncertain. Environmentalists began pushing for California to man-

date that new homes come with renewable energy systems in the early 2000s, as the technology became more scalable and available. The effort to get builders to build green morphed into California state law SB 1, which focused on incentives and created the Million Solar Roofs Initiative, calling for the creation of 3,000 megawatts of new, solar-generated electricity by 2016. Gov. Jerry Brown has increased that goal to 12,000 megawatts, or roughly the equivalent of 12 nuclear power plants, according to the group Environment California. A thousand megawatts of solar energy could power about 250,000 homes. Also created as part of the law was the California Solar Initiative, which uses rebates to promote renewable energy use in previously owned homes, as well as commercial, agricultural, government and nonprofit buildings. The similar New Solar Homes Partnership targets new houses. In 2008, California energy regulators adopted a long-term plan that called for having all new residential buildings achieve zero net energy use by 2020 and having all commercial buildings achieve zero net energy use by 2030. Regulators now mandate solar-ready roofs, more efficient lights and better-insulated hot water pipes, among a variety of other requirements. Despite the rebates that California provides, the tightening of requirements could make new homes more costly. “It is kind of a double-edged sword because the construction costs of these new homes get passed on to the new home builder,” said Christopher G. Cardinale, an attorney at Alvarez-Glasman & Colvin, a firm that specializes in real estate. “In a tough economy, there is always that risk-reward for new environmental standards.”
