Question: We moved into a home with 20-yearold sliding glass doors that were treated with what appears to be a thin plastic coating or plastic shield for sun glare. Is there any way to remove this coating?

One slider has clouded over, and the coating has chipped and blistered in spots. It could be a broken seal, but the areas that have no coating are perfectly clear. Answer: The best solution I’ve read is from my buddies the Carey Bros. of San Francisco: Spray the coating with

ammonia, cover it immediately with Saran Wrap, wait 45 minutes, and then scrape it off with a broadblade putty knife. It makes perfect sense — sort of the same technique for removing wallpaper: wet it enough and you can remove it and not the plaster wall behind it. That’s straight ammo-

on the shingles — this is what protects them from moisture and water. I also get the same mold/mildew on the vinyl siding on the north side, but this is easily rectified. A: There are roofing companies who specialize in removing the mold and mildew without compromising the shingles. That means the product is free of chlorine bleach, which can damage the shingles. There is also the belief that the problem is the result of a change in the composition of shingles from rags to ground limestone, which has resulted in black algae stains on the shady sides of the roof. Green mildew, the experts say, feeds off the black algae. The solution is zinc or copper strips nailed to the roof above the affected shingles. The experts say that neither the algae nor mildew do anything to the roof, except make it slippery. I personally believe the issue is cosmetic, not structural, because that’s what the roofers and materials manufacturers I’ve interviewed over the last 25 years have told me. I have some mildew near the dormer on the front of my house, and for 12 years, the area gets mildewy in the winter when the area is completely shaded. The green disappears with the arrival of the spring/ summer sun. I’ve checked the area, and there seems to be nothing wrong with the shingles. Q: What do you think of travertine for a bathroom vanity countertop? I know that it’s a porous material, so I’m worried about staining and etching. There is a marble

retailer that fills it with cement and polishes it. This is for a 61-inch, double-sink countertop that does get heavy use. It will be exposed to water, cosmetics and other things. I’m sure granite would be better; however, I’m not finding any granite in the beige tones that I want. I could always go with Corian, but the travertine is really quite beautiful. A: Your concerns about travertine, a type of limestone, as a bathroom countertop material are the same ones I’ve seen discussed on the Internet. From an English site: Travertine can be used for countertops, but it’s not recommended. It is easy to scratch and etch. It works well for flooring, accessories and smaller spaces. Not all travertines are capable of the polished high-gloss finish – only the harder types. This stone will never achieve the same glossy finish as marble and granite will. Travertine should be sealed with a penetrating sealer. Your call.

DETROIT — It is the kind of tree house that a kid could spend all day and all night inside. Patrick and Cindy Mifsud’s kids have in fact pulled all-nighters in the cedar-and-pine playset nestled in their backyard in Dearborn Heights,

Mich. The tree house sits a story above ground in an old-growth tree and is supported by beams. The tree was trimmed to accommodate and support the structure as well. Custom made a decade ago by the Outdoor Fun Store in Canton, Mich., the 10-by-10 foot tree

house has five paned windows, a shingled roof and a nine-foot ceiling. The inside, with a kidsized bunk bed with waterproof mattresses, is made cozier by a television and a fan both mounted into the walls. A ladder leads up to a landing and stairs lead up to the second landing at the door.

A sliding board provides a swift and fun trip from the first landing to the ground. “Maybe I wanted this kind of a tree house when I was a kid,” Patrick Mifsud said with a smile. With two older children who have outgrown the playset, it’s now the domain of his 13-year-old son. A custom play set of

Sandboxes are going out of fashion, too, being replaced by spring-free trampolines, ziplines and rock-climbing walls. Modular and custom options are as vast as whatever you can dream up — from swing sets with crawl tunnels or billy goat bridges to clubhouses, “penthouses” or contraptions that could rival the local county park. Dave Byrum, owner of Kids Gotta Play in New Hudson, Mich., formerly Rainbow Recreation of Michigan, boasts the largest factory in the nation for backyard playsets. It offers 100 customizable modular sets — which the company refers to as play systems — made of naturally decayresistant California redwood, western cedar and coast Douglas fir. They run from about $999 to as high as $45,000 or more. The modular equipment grows with the child — pieces for stronger, older kids, such as monkey bars and chain ladders, can be added over time, Byrum said.

Pink Fountain gaura offers unbeatable texture McClatchy-Tribune News Service

While the warm growing season has struggled to get established, the Pink Fountain gaura has been blooming with aplomb. The plant is so beautiful, it commands attention. Botanically speaking it is known as Gaura lindheimeri and is in the family Onagraceae, meaning it is related to evening primrose and fuchsia. However, the look and texture of the gaura is not even close to these family members. It is native to Louisiana and Texas but is a cold-hardy perennial to Zone 5. You can hardly beat that for a drought tolerant gorgeous perennial. The official common name is Lindheimer’s beeblossom, which I can certainly accept. Some of the other names, like butterfly gaura, that reference the flowers’ resemblance to butterflies floating around in mid-air, and Indian feather, show this plant certainly offers an interesting texture for the garden. Though a lot of gaura varieties have been introduced in the last decade, it is still a new plant to many gardeners. I suspect some of the reluctance in planting it may come from not knowing how to use it, coupled with the fact that it does have an archingloose habit, which is a challenge for those who like control. Gaura reaches reach 2 to 4 feet in height and forms a long taproot allowing it to become very drought tolerant. It performs best in welldrained soil with full sun. You will be happy to know that this is one plant that does not need large quantities of organic matter or frequent applications of fertilizer

to put on a good performance. Do, however, apply a good layer of mulch. The gaura tolerates heat and humidity, and puts on a great fall display if you cut it back in mid-summer, which normally coincides with a little lull in blooming. Though gaura is a perennial, a dividing regimen is really not required. You may find you get a little reseeding, so just pluck the ones you do not want and transplant the others. While they are not the showiest flowers in the garden, they still are ideal companion plants in the perennial border or

for a cottage look. By combining in close plantings with other perennials like rudbeckias, coreopsis, and blue salvias, you can create some wonderful if not dreamy partnerships. We have several varieties at the Columbus Botanical Garden, and Pink Fountain is my favorite. Perky Pink, Ballerina Blush, Ballerina Rose and the award winning Karalee Petite Pink are also choice selections to try. The fact that these new varieties are coming out is a testimony to the toughness of the plants, coupled with their beauty. The landscape uses

are limited only by your imagination. Use the open airy habit to your advantage. I have seen beautiful plantings among rocks, and they also are also excellent as the center plant in large, mixed containers. Make this the year you try gaura. I promise you will not only get hooked, but you will ask yourself, “Why did I not try them before?”

by Harry Anthony Heist, Attorney at Law In the “Public Records” section of your typical credit report, you will see things like evictions, foreclosures, suits for money and bankruptcy filings. Most application processing companies obtain and compile this data to allow the landlord to make a more informed decision on whether or not they will rent to the applicant. Often you will see that an eviction was filed on the applicant, and the disposition was “Voluntary Dismissal” or “Dismissed”. Does this mean that the tenant was not evicted or that everything was amicably resolved? Don’t be so sure. The “Dismissal” Not all tenants who have evictions filed against them are actually “evicted” by the Sheriff. A number of things can happen. The tenant may vacate the premises voluntarily shortly after the eviction is filed. The tenant may pay all the money owed, and the landlord requests that the eviction be stopped. The tenant may enter into a Stipulation with the landlord, under which payment arrangements are made, and the tenant successfully stays and pays pursuant to the settlement terms. In all these scenarios, the eviction filing will show up in the public record and will be in this public record for many years. Eventually, the eviction matter is “dismissed” and is recorded as such. There are two main ways an eviction is dismissed. It will either be by the landlord’s attorney filing a “Voluntary Dismissal”, or the court entering a “Dismissal for Failure to Prosecute”. In both cases, the public record will show the case as being dismissed, BUT it does not always mean that things were worked out or that the tenant paid the rent. Usually, it is quite the opposite and simply means the tenant vacated and the eviction was not processed further. The Voluntary Dismissal When a tenant vacates, the attorney may file a “Voluntary Dismissal”. This means that the case is no longer being prosecuted, as no further action is necessary on the file. The landlord got what they wanted, which is possession of the premises. In the situation where a Stipulation is entered into by the parties, the Stipulation may provide that the case will be voluntarily dismissed upon the tenant making the payments as planned. Unfortunately, the landlord, when looking at a “Voluntary Dismissal”, usually has no way of knowing why the case was dismissed. Without further information, the best assumption a landlord can make is that the eviction was filed and that the tenant vacated.

Many evictions are filed as Two-Count Complaints. Under the first count the landlord is asking for possession, and under the second count the landlord is suing for money damages. In order to get a judgment for money damages in Count Two, the tenant will have had to be served personally with the eviction action or will have filed an answer to the complaint. Often, neither of these two contingencies occur, and at the end of the eviction or some time after the eviction is over, the attorney will file the Voluntary Dismissal with the court to close the case out. There may even have been a Final Judgment for Eviction somewhere in the public records, but the final action showing up may be that “Voluntary Dismissal as to Count Two” The Dismissal for Failure to Prosecute If an eviction is filed, the tenant vacates and the attorney takes no further action, the Clerk of Court’s office will eventually send out a notice to the attorney and the tenant stating that the case will soon be dismissed by the court on its own, if the attorney for the landlord or the tenant does not pursue the case any further. This could be six months after the case has been filed, or even more than a year. The attorney will either then file a Voluntary Dismissal closing out the case or do nothing, and the Court will go ahead and dismiss the case. If a Two-Count complaint has been filed and no personal service has been effected on the tenant, the Court will know that the case is probably not going to proceed any further and will want the case dismissed. This dismissal by the court happens to tens of thousands of cases each year. The Court does not want to keep files unnecessarily open and will purge them from their active case system. When the landlord looks at the public record results, it will show as a “Dismissal”. What should the landlord do when the record shows “Dismissed”? There is a high probability that the applicant had an eviction filed against him or her by a prior landlord and just vacated. It is imperative that if any eviction filing shows up on the public record, the landlord looks into the matter deeply to find out exactly what happened during the eviction. Did the tenant pay and stay? Did the tenant vacate? Did the tenant get fully evicted? These are all questions that can be answered by looking at the Court file further and contacting the prior landlord. Most counties are now online on the internet, and a lot of information will be available to the landlord by simply going to the website of the Clerk of Court where the tenant had the eviction filing and examining the docket. The Parade, which is the Tallahassee Builders Association’s main marketing outreach each spring, did what its planners hoped it would in promoting housing options locally. Custom builder Alexander Dinkelman, whose Parade entry is at Persimmon Hill, was impressed with last weekend’s turnout. “It was unreal. We were covered up the entire time,” he said of the estimated two-day crowd of 1,000 people. Question: I have five years left until I pay off my 30-year mortgage. I received an offer to refinance, which certainly is tempting, but I’m getting pretty close to retirement. Should I lighten my burden now or try to hold on for five more

years? – Jen Answer: While a lower payment would be appealing, I think you should try to avoid refinancing, if at all possible. Mortgage loans are amortized, which means you spend the early years paying most of the interest for the entire loan. In the later years, your payments are almost

entirely principal. You’re nearly home free — literally. You will have a much easier retirement without having to make those house payments. You can use the extra money to enjoy life. There is great security in owning your home free and clear. If you do end up needing money in retirement, you could

always tap into your home’s equity through a reverse mortgage and still not have a monthly payment. But if you absolutely need a lower payment now, you should try to refinance with as small of a loan as you can for the least amount of years. For example, if your

original loan had a monthly payment of $1,000 with a 6.5-percent interest rate, you could refinance with a 10-year loan at current rates and lower your payment to only $500 a month. But remember that while you would be cutting your payment in half, you’d also be on the hook for an extra five years. Is
