The ceiling is 3 feet lower than the Great Room, and has spruce latillas that lend a warm, old Taos feel that’s enhanced by tamarisk-paneled doors covering the recessed TV. This

More than a year after construction ended, we’re still working on the fabrics, furnishings and décor that define the character of each room as well as highlight the dynamism between them. For example, the Great Room is formal (liveedge walnut dining table, blue Oaxacan rugs, leather sofa and coved plaster ceilings), while the den has more color and texture (figured mesquite tables, a red Southwestern rug, an upholstered sofa and the latilla ceiling). We applied

the same approach to the bedrooms and bathrooms where intimacy rules. Each suite has a different color scheme, the textures are more sensual and pillows and fabrics deliver the comfort factor. It’ll be spring or summer before artwork completes the home. Will we ever be done? Probably not! A house is – to those of us who love it – a living thing that always changes.

Taos Real Estate Market Report CONDOMINIUMS – 2019 unit sales were 20% above 2018’s total (13 more condos sold this year). Dollar sales were up 28%. As with single-family homes, lack of inventory has condo prices rising. Median and average prices were up 8% and 7%, respectively. Prices are almost back to pre-crash levels; however, unit sales are still well below the numbers seen in the early 2000’s. LAND – The number of land sales for the full year was up 24%, with 29 more tracts sold in 2019 compared to 2018. Dollar sales were up 15%. Median price was up 4%, but average price was down 7%. The land market hasn’t recovered from the recession nearly as much as the residential market. Whereas there is more demand than supply for homes and condos, in the land market the reverse is true.

Buyer interest continued to increase, but the supply of homes for sale was inadequate to meet the increased demand. Median price for the year was up 3%; average price was about the same as in 2018. Prices generally are back to where they were before the real estate crash of 2008; they should continue to rise because demand will continue to exceed supply. I asked Coldwell Banker Mountain Properties realtor Jen Hoffman a few questions about her career, what brought her to Taos and her family. She answered each question, and at the end of our interview offered this thought which captures the essence of this remarkable woman. “I was thinking about how important homes and places of refuge are to me and what tugged on my heart with the little dog from Stray Hearts. There was this Facebook post of this scruffy dog that had been there for weeks and no one was claiming him – he was rescued from a dogfight. I think that’s what got me: this little guy needs a safe place to land and call home. I thought that was interesting how that resonates in my life, not just with real estate. Homes in different avenues – not just buying and selling.” She and her husband, Eric, have been married for 30 years, have three daughters and two dogs. The oldest daughter, Amanda Taylor, works with the construction and mill companies and is also a real estate agent with Coldwell Banker. The middle child, Abigail, is a graduate of UNM and a construction and civil engineer working at Sandia National Labs. The youngest, Amelia, is a student of media arts and film at UNM.

The family’s furry friends include a “gorgeous Newfoundland from Rocky Mountain Newfoundland rescue, Nakoda, and our comic relief, Buster, adopted from Stray Hearts over a year ago that is so homely he’s cute. [They are] two extremes – gorgeous and 150 pounds, and the definition of mutt and 15 pounds.” ENTREPRENEUR, BUILDER & LIFE COACH Hoffman said the couple have been entrepreneurs most of their married life. They were restaurant owners in Iowa and later discovered the mountains of New Mexico. She said all the couple could think about after discovering the Land of Enchantment was “how do we get back there.” They made the move in their late 20s, thinking “they could do anything and as long as we could live in the mountains, everything else would fall into place.” With a background restoring old Victorian homes, they knew they could fall back on construction as a new career. After starting a construction company in Angel Fire, they also started a log home company in Eagle Nest called “Mammoth Mill.” The company manufactured log homes from harvested standing dead timber. Armed with construction and home knowledge and a love of homes, Hoffman got a real estate license three years ago. She said it was a good decision – she’s been a top producer in both the Angel Fire and Taos markets. What makes her a success in her own words is: “I think my strengths are construction knowledge and I dive in with my client’s dreams and what they’re needing their new home to be at whatever chapter of life they’re in. I’m a certified life coach and that has been a tremendous help in my relationships with clients and finding out what they’re looking for – it’s always more than just a dwelling.”

A SENSE OF PLACE Casa Mariposa and its surrounding 19 acres were part of the Johnson dairy ranch in the 1930s and ‘40s and was surrounded by the Mariposa Ranch. Connie and Nat Troy bought the land in the early 1980s. Based on a recommendation from a bartender at the Hotel St. Bernard, the couple selected Antoine Predock of Albuquerque, not knowing of Predock’s growing international reputation. The Troys met with Predock on the site and together observed the surrounding peaks, with Taos Mountain to the east and the snow-covered Truchas to the south. CLOSING STATEMENT

of earthiness, of grounding, of life at its most basic. So any room that has one is special for me. There is a house on Berninghaus that was owned by dear friends who otherwise live outside Houston, Texas. While the great room in their home was tremendous, with 18-foot ceilings, the dining room was relatively small and intimate. What I enjoyed most, and will always remember, was a kiva fireplace at eye height at one end of the room. One could look right into the fire while eating, and that I considered special. The home has undergone a major remodel, but I am quite sure the fireplace stayed. Simple, but important and impactful. But folks like to gather in spaces where food and drink are available. And in today's world we likely can talk about areas rather than rooms. Most buyers these days are looking for an open floor plan so I expand this conversation to include the broader category of living spaces. And my most favorite of those are where there is a kitchen open to a living room or den so folks can both hang out, and feed, without having to leave the space they are in.

ROOMS WE LOVE…

The last time I was assigned the theme of “rooms we love,” I wrote that few people love bedrooms. I then spoke up on behalf of kitchens and living rooms and great rooms and spaces where folks gathered. In my culture, it is always the kitchen, where the food is. But not for all. And I respect that. What has changed for me is, as shown in the last issue of Enchanted Homes (although not much of it) is that my honey created a bedroom suite that I really love and spend lots of time in. So I changed my mind, which is allowed. I now include bedrooms in my mental list of rooms that I love – and it doesn’t have to have mirrors on the ceiling – although I am open to it. Nor does it have to have live fire – although I am open to that, too. Rooms become special because of feelings they evoke. Most of us like to feel comfortable in our homes, so furniture, furnishings and art matter. For me a fireplace always sends a message

While he doesn’t build locally any more that I know of, I was always impressed by the kitchens Max Edelman created. I think of several homes on north mesa, off Millicent Rogers Road, where the spaces were generous and the finishes really spiffy. One doesn’t have to be a chef or a gourmand to enjoy the feelings he created. I loved those rooms. Max also did a house in Mariposa Ranch that I thought had several rooms that I loved – but I am no shill for him, nor was he the only guy around to do great rooms. For me, a lover of kitchens, custom cabinets can make a big difference in the feel. As can counter tops. While I prefer the feel of wood under the hand rather than stone, I also buy into stone as better thinking. And while tile is much easier to maintain than wood, now that we have a wood floor in our kitchen I feel it is the best way to go. So very easy on the legs. I will always remember the unique Ralph Lauren feel of the wood cabin on what was the old John Young Hunter estate, off Piedmont Road in Cañón. It was essentially one room, a very very cool bedroom, and it felt like and looked like it was built 100 years ago. Trimmed in red gingham fabric, it was so well done because the owners allowed the original feel to prevail rather than overdo it. The room I love spoke for itself. Size does matter. While grand can be grand, so small can be warm and intimate. I have been in large spaces that have just blown me away but a small space, like the sitting room off our master, is a place I just love. One can be drawn to the many spaces that a great room can offer but I prefer feeling cocooned, personally, where I and whoever I am with, feel as one. The rooms that I love in Taos are as varied as the housing that we enjoy. Some are truly great great rooms. Some are not. But each one has a unique feeling that makes it unforgettable – and unforgettable is a good thing. Harvey Blaustein is a retired attorney and local real estate broker.
