SINGLE-FAMILY HOMES – 2020 unit sales are the same as 2019, with 35 closed home sales. Dollar volume is up 2.5%. The year-to-date median price is equal to last year for the same time period; the average price is up 2.5%. Prices generally are back to where they were before the real estate crash of 2008. Prices are continuing to rise, as supply remains inadequate for demand. If you are thinking of selling, now is a great time! Call for a free market analysis of the value of your house, and a consultation about the selling process. CONDOMINIUMS – As with houses, unit sales so far this year are exactly the same as last year’s pace (4 closed sales). Lack of inventory has limited condo sales. Dollar sales are down 11.8%. Median and average prices are down 20% and 12%, respectively. However, averages based on four sales are not indicative of a trend. The anecdotal evidence is that prices are rising in this market segment, too. LAND – The number of land sales for the first two months this year is also exactly the same as in 2018, with 14 closed sales. Dollar sales are down by 23%. Median price is up, but average price is down. As with condos, the small number of transactions in the first two months is probably not a good trend indicator. The land market hasn’t recovered from the recession nearly as much as the residential market. Whereas there is more demand than supply for homes and condos, in the land market the reverse is true.

VAUGHN DEARING began his realtor career in 2001 with ReMax in California. He discovered Taos after his aunt moved to Lama in the 1970s. He became connected through ties of kinship to an intermingling of cultures and enchanted by the land and light. Vaughn researched land for sale for a decade before he found the right location to build. During his search, he was surprised to find a lack of assistance among realtors in finding that perfect site. The noticeable lack of support and his previous experiences encouraged him to continue this work after he relocated to New Mexico in 2005. By 2006 Vaughn had obtained his New Mexico real estate agent license. He worked for a local real estate agency until two years ago, when he earned his qualifying broker license and launched Vaughn Dearing Real Estate. He serves both buyers and sellers. When working with buyers – especially those based outside the Taos area, as he once was – he coaches his clients to focus on how they want to function here. He helps them discover a suitable neighborhood, reflect on their financial situation and assess what they’re seeking or wish to avoid with their purchase. He acknowledges

COHOUSING isn’t new to Taos. Long before Valverde Commons (VC), decades prior to the 1960s communes, the Red Willow community lived within the adobe walls of Taos Pueblo. cohousing US (cohousing.org) defines cohousing as “community designed to foster connection.” This means shared governance, resources, socializing and spaces. Sandra “Sandy” Kinchen and Bob Draper are two residents of the VC cohousing community. Kinchen joined in 2017; Draper was instrumental in its dreaming, planning and development. Kinchen, a painter who shows at Taos Artist Collective, notes that discovering VC and cohousing was serendipitous. She came to Taos, rented a home there, purchased the last lot and built a house. She describes her neighborhood as “built-in community.”

Over time, the conversation expanded to encompass the realities of aging in place; group members experienced this with their parents. In 2006, a 14-acre property came on the market. It fit their cohousing criteria, including walking proximity to town. The land was purchased and subdivided into 28 lots and several common spaces. Draper and fellow resident Stephen Rose developed Valverde Commons with the group’s direction. Four acres were placed in trust and became Sunset Park, open to residents and public alike.

Perhaps.” The care committee has been crafting creative solutions for the community’s changing needs. A phone tree responds 24/7 to emergencies. CLOSING STATEMENT

sustainably - although I doubt that was a factor in anyone’s thinking. Rather, folks back 100 years ago, just used what was available. Ponderosa pines and aspens and mud and straw were everywhere, and, for all practical purposes, both free and unlimited in supply. Cut down some aspens and more grow back. Use up available mud and you may have to wait another year for more, but it will be there. Need hay? Not a problem. Just as the sun rises each day these materials are out there. But others have come along and adapted to our changing world. And despite the plethora of materials developed over the years, folks like Mike Reynolds, came to construction with sustainability in mind. When I lived back in New Jersey, in a traditional two-story colonial house, I couldn’t imagine living in a home made of old rubber tires and beer bottles and cans. I would likely have laughed at the thought. But we here know that it can be done, is done, and many just love that they use what is already out there without taking from Mother Nature. And they don’t create dangerous waste products. Heck, most would call what Mike uses trash. But one man’s trash is another man’s treasure.

SUSTAINABILITY. BY HARVEY BLAUSTEIN

Sustainability is most often defined as meeting the needs of the present without compromising the ability of future generations to meet theirs. It has three main pillars: economic, environmental, and social. These three pillars are informally referred to as people, planet and profits. But this is a magazine about housing, and more specifically housing in Taos, a subparagraph to the people and planet legs of the stool. So we will pass on the rest of it and focus on what is before us where we live. While baby boomers are warming to the tasks that sustainability requires, moved by global warming, it is the millennial generation that realizes how it will impact their lives. They are the driving force. The irony here is that because of things like student debt that burdens those folks many of them are renters rather than home owners and therein lies some uncertainty. Way back when, before we had sophisticated building materials now out there, homes in northern New Mexico were built very

I have been in earthships. The ones that I find warm and cozy are those that are one set of rooms deep. All such structures face due south but some have windows wrapped around the east and west sides and that makes a big difference. What does not work for me, personally, are those earthships that are two rooms deep. They become cave like once one gets past that first row of rooms and that would make me crazy. And then here are folks like Jemery Kaufman and Tim Eckert who didn’t want to build a house when there were already houses out there. They did not want to add another one if they could work with something that existed. I call that another approach to sustainability that I respect and admire. Which brings me to solar and wind power, and alternative sources of energy. We, in Taos, live in the solar capital of the world. Statistically we have 320 days of sunshine a year so we don’t run out of natural light and warmth. Yet, for the amount of sun we get, relatively few have solar arrays and that, I expect, is more about money than philosophy. There are more panels around today then 8 or 10 years ago but my guess is if the price came down, the arrays would go up. Our son and daughter-inlaw have active solar on their home in Hondo, and it works well for them. My good friend Bob Kitzman is proud as a peacock for beating the system when he put up his roof top panels. Another way millennials seem to be approaching housing cost and caring for Mother Earth is thru tiny homes, some no more than 200 square feet. So even if they use materials that are not sustainable they use fewer of them. There are more ways to the mountaintop so it is a step in the right direction. In my experience, we all talk the talk about sustainability. But it is still the minority that walks the walk. We do need more walkers and fewer talkers and that will come because it has to. And it will likely accelerate as global warming kicks in even more and the generation that stood by and watched it happen leaves this earth.
