catherine moon

After 35 years in California, a sailing trip in the early 1990s to Florida ended up with the couple relocating to Fort Lauderdale, where they bought a house. By then, Pam Am had gone out of business, as had Moon’s career as a flight attendant. Doyle Moon was born and raised in New Mexico. Therefore, before long, the couple made a vacation trip out West. After a birthday celebration in Denver, Colorado, they drove south. They were heading to Santa Fe, but took the long route through Cimarrón and into Angel Fire. “I just loved New Mexico right away,” said Cathe Moon, “and we kept coming back in the following years.” In 2002, the Moons bought property in Valley of the Utes. However, they couldn’t build, as Angel Fire Resort struggled to get utilities to the development on the back side of the ski area. So they built a house in Taos Pines, and it didn’t take long before New Mexico began to tug hard at Doyle and Cathe Moon. In 2008, they decided to live part time in Angel Fire and, shortly thereafter, they moved to the Moreno Valley full time. “I was officially ‘retired,’” Cathe Moon said, “but I wasn’t any good at that. I was like a border collie without a herd.” She got a license to sell real estate in 2011. Real estate made sense to her because she had a wide variety of skills and experiences that would translate into representing people who were buying or selling properties. Because of her time in the Bay Area in the early days of computing – the Moons had the first computerized restaurant in San Francisco – Cathe Moon was very comfortable with the rising digital age. That translated into an understanding of the internet and how that has transformed the real estate business in recent years.

RE/MAX mountain realty

by andy dennison photo by katharine egli

At RE/MAX Mountain Realty in Angel Fire, everything qualifying broker Cathe Moon brings to the table is geared toward matching a property with the people who will live in it. “I like to think about more than just the house,” Moon said during a recent interview in her office in Angel Fire. “I think a house’s value extends to the whole package of its surroundings, the climate, the terrain. All those add up to the value a house has for the people who are thinking about buying it.”

REALTOR PROFILE

Moon’s big-picture nature comes from what she did before she first came to Angel Fire in the early 2000s on a birthday trip. After finishing college in Atlanta, Georgia, Moon headed to New York City and worked for media company Condé Nast and the famed J. Walter Thompson ad agency, where she critiqued travel posters for their ability to reach a younger consumer.

20

One client was Pan Am World Airways. Soon, she was a flight attendant – known then as a “stewardess” – for the international air carrier. Moon traveled to exotic locales, including ferrying Vietnam soldiers to and from rest and relaxation in the South Pacific. She was based in San Francisco and concurrently, along with her husband, Doyle, got into the restaurant and bar business in the Bay Area. During that time, they bought and sold a number of businesses and houses, and it’s there that Moon cut her teeth in real estate while continuing with Pan Am. “The California market was interesting, ever changing, and that gave me some basics of the business,” she said. “It was the total opposite of boring.” ENCHANTED HOMES VOL. CXV

ENCHANTEDHOMESELLER.COM

“Plus, I think my flight attendant experience gave me insight into people’s psychology and also worldly experience that allows me to see a larger perspective for my clients,” she said. “A house is not an island. It exists in a particular location, on certain terrain, with a proximity to other houses and town.” The preponderance of internet activity in today’s real estate business makes sense to Moon. She believes that almost all potential home buyers shop first online, not only narrowing down their selections, but also giving Realtors like Moon a glimpse at the style, size, location and other factors that are important to the buyer. “By searching properties online, buyers give me some ‘common threads’ to go by,” Moon said. “They might prefer contemporary style – or a warmand-fuzzy place. They indicate whether they are willing to spend money on upgrades or whether they want the property turnkey.” Her magazine time at Condé Nast gave Moon an eye for photographs – a skill she has used to great success in real estate with her faithful smartphone: “The value of photographs is very high online. It’s critical that the Realtor present the property fully, both with photographs and with public remarks by the Realtor. You have to tell the story of the property, including the ‘feel,’ the ethos that you feel for the house.” She contends that a house is way more than just square footage and acreage: “The New Mexico market is so diverse in how people live. Their ideas on how they want to live is what I seek to find out, to understand their spirit and the personality they want in a home.” Right now, Moon sees the Angel Fire market as getting younger. Key to that has been marketing at Angel Fire Resort aimed at a younger audience – and a four-season lifestyle. The well-known mountain bike park, music concerts, farmers market, summer night movies and a new food and wine festival in August all target people who still have working years left. “There’s an individualist DNA that thrives here,” Moon said. “And there’s a wider range of buyers than ever, who they are, where the come from, the ability to work online. And they all bring an individual feel to what they want. “As a result, our part-timers are spending more time here, and there are more full-time residents,” she said. “What was an affordable vacation home may, sooner than later, become someone’s permanent residence.” Catherine Moon | RE/MAX Mountain Realty 3655 Mountain View Blvd. | Angel Fire 575 377 1919 | moonre.com

aaron magee of magee build inc.

by andy dennison You were born and raised in Taos, and your father was a builder. My dad (Vishu Magee) was building houses while I grew up. About the age of 10, he put me and my brother, Jeb, to work on the job site during the summers and our off times. It was hard work, lots of digging and cleaning up mostly. I used to vow that I’d never do construction when I grew up. But you did. How did that come about? As a teenager, I worked at Taos Pizza Out Back. When I graduated, I didn’t apply to college and decided to take a gap year. So I got a job at Ian Forsberg’s cabinet shop and got an introduction to the adult working world. I learned a lot, especially about tight tolerances and an eye for detail. I found that those came naturally to me. When did you start your own business? At 27, I kind of came to a do-or-die moment in my life – either move out of Taos and reinvent myself or start a construction company here. So Magee Build Inc. began. I was fortunate to have a working designer-builder in my dad. He got us our first job. It was a one-bedroom house for a teacher in town. We started small, mostly doing small remodels, but I got both a commercial and residential license.

9 QUESTIONS

What did you focus on? I prefer residential. I like the detail in residential construction, and I like working with homeowners. I found it was so important to develop a working relationship, and often they turned into future friendships. Taos is a small town, and it’s imperative to maintain relationships to stay in business.

26

How do you approach a new home project? I’ve been lucky recently to negotiate a bid for a project rather than go through a competitive bid process. I prefer that because it allows the homeowner to hire the design team and construction team at the same time. All three of us work toward a budget for the project and build trust among each other before construction begins. It’s so important to fit the house to the budget. I see the builder as a reality check in the process because the owners are naturally excited about their dream house. We try hard to get everything settled before construction begins. How about a remodel? That can be very difficult in Taos. You are creating something new in an older structure and you want it to look like it belongs – not stand out as an addition. It’s always a surprise when you punch a hole in an adobe wall. No foundation, no headers, old ENCHANTED HOMES VOL. CXV

artifacts in the walls, old niches. It challenges our problem-solving abilities and makes us roll with the unexpected. How do you meet the challenges of being a builder in Taos? The availability of resources can be limited here, and the cost of materials tend to be higher than in a larger city. On the other hand, I’ve been fortunate to have a good crew and steady subcontractors. Our crew is really an extension of our family. Treating employees as equals with respect is very important to me. They get steady work and a decent wage. How is the Taos market right now? For us, the second home market is still big. And the north side, because of its proximity to the mountains and larger parcels, is always hot. Taos is a lovely space and people will continue to come here. We expect new construction to continue in the coming year as, after the election, people feel more secure spending their money. At the same time, we have been working with younger retirees who may be established business owners and have money for a new house. And, more people seem to want a more contemporary feel these days, versus the Southwest architecture that has dominated here. We can’t let you get away without talking about influence of your father. I didn’t get the design gene like my dad and brother. But we actually work quite a bit together. When I started out, he had a hand in the process but, as the years have gone by, I’ve relied less and less on him. I’ve worked with other architects because any designer has their own style. Part of what I love about being a contractor is to work in different mediums, styles and designs. It keeps things fresh. Designing a home for oneself allows a person to fully express their creativity in the most important place in their lives: their home. In this design issue of Enchanted Homes, Dimond Mortgage is pleased to announce the commencement of the one-time close construction loan. Even though there are many beautiful and functional pre-existing homes available for purchase, the one-time construction loan allows the borrower to create their own living space using their own design plans and location. This loan program has recently been offered by one of our lenders and allows the borrower to close on construction financing and lock their long-term interest rate upon initial loan submission. Previously, the borrower would be required to secure financing for the construction loan with a separate entity and then close a second time for the permanent financing, thus risking losing market interest rate. The borrower pays interest only on the locked rate during the construction period for a six-month, nine-month and 12-month term. The borrower can finance up to 90 percent of the appraised value or acquisition costs (cost of construction, which can include “soft” costs, such as architectural services, engineering and permit fees) may be included in the construction financing. The loan terms are for 30-year or 15-year financing. Eligible property types include modular, rural and single-family residences. The amount of disbursement of funds for construction throughout the construction process will depend on the loan amount/term of the construction period. The owner as the builder is not allowed under this program; a licensed contractor is required.

close construction and renovation loans by

Alternatively, there are many wonderful homes in Taos that need a bit of tender, loving care. We also offer a renovation loan program, which allows borrowers to combine the purchase or refinance of a home with the costs needed to renovate or remodel their property. This program allows for 95 percent financing, including “soft“ costs as described in our one-time close program. With the renovation program, the borrower is required to make full principal, interest, tax and insurance payments throughout the construction period. Interest-only payments do not apply. These two construction options offer buyers the opportunity to realize your dream home. Come to Dimond Mortgage and take advantage of these loan products.

REAL ESTATE FINANCE 38

What we can offer is truly the best construction financing, allowing the borrowers to take advantage of their long-term interest rate instead of having to lock in at the end of the construction period. Once construction is complete, the fully amortized payment modifies.

If you are considering building your own home, now is the time. Interest rates remain low and spring is in the air. Donna Nelson has lived in and around the Taos area since 1987. She has been a mortgage professional for close to 20 years. Donna can be reached via email at donna@dimondmortgage.com. She is always available to answer your questions. ENCHANTED HOMES VOL. CXV

angelika heikaus:

growing gardens and relationships by teresa dovalpage

“

water is sacred,

so I strive to use it consciously

Landscaper and horticulturist Angelika Heikaus’ gardening roots run deep. The German native studied horticulture in her country. Early in life, she became interested in growing her own garden and knowing where her food came from. In 1993, she traveled to Ireland in a self-discovery journey that also brought her closer to nature. “I backpacked a lot there and got to know Ireland’s majestic forests and lakes,” she said. “That trip truly changed my life.” That’s not a cliché phrase. There, in a remote Irish village, someone told her about Taos. “I had never heard of it before, but it sounded like the perfect place for me,” Heikaus said. “I came here in 1994 and stayed. I have never looked back.” She settled in El Rito and became part of Roots ‘n Herbs, an organic farm. “We grew a large variety of heirloom vegetable crops and flowers and sold them at local restaurants, farmers market and through community-supported agricultural programs,” she said. She also created and operated a grassroots herbal product label, Roots ‘n Herbs Products. In 2008, she earned a degree in horticultural therapy at the Horticultural Therapy Institute in Denver, Colorado. “I did it with the intention to combine my passion for gardening with a desire to improve the lives of others,” Heikaus recalled. “A therapeutic garden can help youth at risk, people with Alzheimer’s and those who suffer from PTSD, among other issues. Gardening connects people to the healing properties of the natural world.” LANDSCAPING PHILOSOPHY: ‘WATER IS SACRED’

One thing led to another and Heikaus started to do landscape design work around 1997. “I was motivated by my love for plants and the need to create living environments,” she said. One of the biggest landmarks in her career was her work for Worrell Enterprises. Heikaus created and maintained the tropical environments and landscape at El Monte Sagrado for 10 years. PHOTOS BY DENIELLE ROSE

“My philosophy is to incorporate the original landscape – the native plants and foliage – and work with them,” she said. “The ‘Sacred Circle’ at the hotel, for example, is surrounded by cottonwood trees and some are several hundred years old.” She also worked at Blackstone Ranch, where she resurrected the “Mandala Garden.” “It was wonderful to be part of a project to grow veggies and flowers for Blackstone consumption and local restaurants,” she said. At Ojo Caliente Mineral Springs, she contributed to xeriscape the facility grounds using drought-tolerant plants to minimize irrigation requirements.

“Water is sacred, so I strive to use it consciously,” she said. Some of the private residences where she has worked, designing or creating gardens, have been showcased in Los Jardineros Garden Club of Taos’ garden and home tours. But perhaps her favorite project in town is Central Station, with a landscape designed to be maintenance friendly, sustainable and energy-efficient — it uses tankless water heaters and boilers, European wall radiators and a prewired electric car plug-in. “Central Station incorporates diversity and privacy and was established with the idea of combining residential and business spaces side by side,” she said. In 2006, Heikaus was featured in an episode on the PBS garden show “Garden Smart.” “That was a fun experience,” she said. “I love to share my passion for the great outdoors and extended living spaces.” STONE FRUIT GARDEN

Heikaus has had her own business, Stone Fruit Garden, since 2009. “Stone fruit, more prevalent in the German language, reminds me of a fruit bearing a hardened seed inside a fleshy fruit, such as peach, apricot or nectarine,” she said.

COURTESY COURTESY PHOTO PHOTO

Her main services are landscape design and installation, irrigation, xeriscapes and nativescapes. “I also do creative rock and flagstone work, embracing and incorporating permaculture ideas and theories when possible and applicable,” she said. “Energy efficiency and low-water landscaping are key elements of my work.” Heikaus says that she enjoys “growing gardens and relationships.” She feels personally connected to her work. “After creating a landscape, you need to maintain whatever you have planted; you are responsible for the life of every tree,” she said. “I like to keep long-lasting relationships with my clients and see their gardens grow and evolve.”

A WOMAN IN BUSINESS

Heikaus goes to work every day accompanied by her dog, Tilly. She has “a great crew” of about six to eight people. “I work side by side with them and I am actively involved with the landscaping process from the beginning to the end,” she said. “I am PHOTO PHOTO BY BY DENIELLE DENIELLE ROSE ROSE

not the kind of landscaper that just goes to the jobsite for an hour, gives orders and leaves.” When asked if she had encountered some signs of machismo here, she answered quickly, “Men have to learn to trust me. That’s very important. And though I have had some issues at first, I am happy to say that they all have learned to respect my judgment. And I love my crew! Working with my loyal co-workers means the world to me. My success is based on their involvement and experience and knowledge in the landscape field.” A WORD ABOUT TAOS

While the landscape that surrounds her now is quite different from her native Rhine area, Heikaus feels “totally at home” in Taos. “I feel free here,” she said. “Liberated. I feel I am where I need to be. Then there is so much here! The Pueblo helps keep Taos sacred. The Hispanic culture is vibrant and has embraced me. I feel taken care of in Taos and grateful for having been able to create a life for myself.” To contact Heikaus, call 575 779 3340 or email stonefruitgarden@gmail.com.

A connecting bathing room feels like being in a spa. It is constructed of cedar and includes an open shower and jetted tub overlooking the expansive meadow. In the center of the home, a freestanding twosided fireplace warms both the living room and dining area. It is a custom blackened-steel work of art built by Mike Valencia of Valencia Welding in Des Montes. Architect Ford says that this placement allows for the elemental material of fire to be present during both dining and gathering. The stairway to the upstairs is also made of steel, but has a feeling of floating in air, due to the transparent look created by the vertical lines of aircraft cable that support the stairs. Ron Ford was an Air Force pilot, and there are several nods to his past in the home. The upstairs is open to the first floor. Here, there are two additional bedrooms, a full bath, an office and a storage closet that makes use of space that otherwise might be wasted. The bedrooms are open and airy and maintain contact with the living spaces below, until the concealed wooden pocket doors slide closed to provide privacy. Of the office, the architect says, “A mezzanine study, open to the kitchen below, acts analogously to a pilot’s cockpit in the house, with views to multiple areas of the site.” Here, there are sky lights that open to let in the summer breezes, clean air and the smells of the outdoors. At 9,500 feet in elevation, the house stays cool in the summer. “The temperature gets into the high 70s on occasion, but the house stays very comfortable,” says owner Ron Ford. Downstairs, there is an attached garage and studio space that opens to a flagstone patio. Owner Sylvia Avenius-Ford is an artist who works in tin, clay and acrylic. She grew up in Africa and South America and says she was heavily influenced 58

by the art of other cultures, encouraging her to use a great deal of texture and bright colors. She says, “Collecting folk art from around the world and living in Northern New Mexico have contributed to my imagination and creativity. Working in my studio has been my most gratifying means of self-expression.” AveniusFord has exhibited at galleries in Taos and on Canyon Road in Santa Fe. She now shows her work in Texas and Oregon. The Fords are moving to Oregon to be closer to family. They say with a touch of wistfulness, “We will miss the tranquility here.” Architect Kenneth Ford is the son of owners Ron and Sylvia Avenius-Ford. They share the family joke that the house was in the design process or 28 years. When Kenneth Ford was a senior in high school, he decided he wanted to be an architect. When the Fords purchased the lot in Angel Fire, Kenneth began to work on ideas to build a modern house that perfectly fit the setting. He says his intent was to create a rustic modern look. “Timeless, natural materials of wood, glass, stone and steel are used as agents for this idea throughout the spaces,” he adds. One of the attractions of the house is being close to the amenities of Angel Fire. It is 20 minutes to skiing at Angel Fire and about the same distance to hiking in the Carson National Forest. Built in 2010, the home at 170 Pine Road House has a total of 4,150 square feet and includes three bedrooms, three baths and an additional detached garage. It is offered partially furnished and is located on a 7.6-acre site. In addition to the passive solar features of the house, an active solar array provides hot water for domestic uses, as well as for heating the radiant floor, with a propane backup for boosting the temperatures when needed.

david mapes:

capturing the spirit of wood by teresa dovalpage photography by katharine egli

David Mapes has made a name for himself through his craftsmanship and commitment to art. Most people are familiar with his gallery, David Anthony Fine Art (DAFA), located on Kit Carson Road. He has been part of several projects intended to put the town back on top of the art map, like the Taos Art Market. But Mapes is also a fine artist and an old-world craftsman who has had his own furniture company since 1978. BUILDING IN HIS BLOOD Mapes has always liked “building stuff” – so much that when he was a child, his mother was worried about him using the sharp tools he was so attracted to. “I was inspired by my grandfather,” he recalls. “He built most of the houses he lived in and designed and built bridges in many California parks. I also had uncles who were furniture makers. … I guess that building things is in my blood.” By the time he graduated from high school, Mapes had his own workshop, which was equipped with tools inherited from his grandfather.

It was during my lifetime that not many people other than the super rich folks had enough money to plan a home, maybe even work with an architect before breaking ground. There is a benefit to working with someone with expertise and access to new materials that may come to market. But one can plan on his or her own, especially with software products that allow you inside the space that is just a vision in one’s head. Styles change with the times and design elements go with them. When once folks ate in their kitchen, near the hearth or oven, where the food was cooked and warmth to be had, being able to afford more interior space led to dining rooms. Living rooms over time became great rooms – larger spaces, usually open to the kitchen and/or dining room, where many folks can be doing different things and still be together. Bathrooms are a perfect example of the evolution of design. Once, there were no bathrooms in a house. Folks went outside to do their business and the thought of taking that inside had to be a two-edged sword. But since we all know that a warm seat is better than a cold seat – and don’t get me started on the Japanese take on the toilet – bathrooms were ultimately taken indoors. But that was just a start.

through the ages

Today, bathrooms are as varied as people. I know folks who have closets in tbeir bathrooms. Someone else I know has a fireplace. Others have workout equipment or dressing rooms. Almost all have double sinks and large tubs. Some add steam rooms, which can be quite nice in this high-desert climate of ours. I guess the questions become: •

The simple truth about design is it takes a certain amount of prosperity for it to be an issue in one’s life. Absent enough money to have choice, a home is more about function. Our Native American brothers did not consider layout when they created and then lived in teepees. Our Hispanic sisters who cobbled together mud and straw to create some shelter in the form of one room or maybe two did not consider whether the bathroom ought to be en suite or in the hall – because there was likely no hall in the first place, nor indoor plumbing.

But having said that, the people who came before us knew how to live in harmony with the land – and that is design at its basic element. Those that came before us knew to use small windows to keep the sun out of their interior spaces. They knew that a southern orientation would allow the sun’s warmth to heat spaces at no ongoing cost. They knew that the best rooms to place on the north side were the bedrooms, where most like to sleep at temperatures a tad cooler than living spaces. Those design concepts were obvious and no wealth was required to include them in one’s home. Just being aware of one’s environment, taking note of what is outside one’s door – and common sense, for the most part. ENCHANTED HOMES VOL. CXV

How much money do you have? How do you want to use it?

Another room that has changed with the times are our kitchens. Once places where food was prepared, where the hearth may have been, they are today centers of life for most, where the guests tend to gather regardless of where the host and hostess direct them. Today, kitchens can be monstrous rooms, open to dining rooms, dens or great rooms. Cabinetry abounds in some. High-end appliances are also common. Many won’t do without stainless steel appliances that all match, and some just want appliances that function, which do the jobs intended. In Taos, I always felt that Max Edelman created great kitchens in the many high-end homes he built on the north side. When the Great Recession hit, he found ways to keep his kitchens strong – even when prices fell and cutting back on costs became inevitable. Then good design became even more important and Max stayed with his program. (For those who may not know, he no longer is building here, but his houses remain.) Even bedrooms, likely the cheapest rooms to build in a house, have undergone changes. We now see bedroom suites, sitting rooms, desks and offices all amplifying and taking one’s place to sleep to a different level. And almost all homes today are built with en suite bathrooms. Folks who have the money to do what they want frequently make their statements through their homes. And good design is always in fashion. It’s just that Taos isn’t the most fashion-conscious place – which is part of the draw for most of us.
