New Community Center Symbolizes Transformative Nature of Architecture

A

striking and sustainable new neighborhood asset brings vibrancy to Boston’s Dorchester community—praised by local leaders and Mayor Menino for its attentive design, ample amenities, and comprehensive planning.

The new 90,000 square foot, $35 million Salvation Army Ray and Joan Kroc Community Center, New England’s largest social services facility, is another example of TAT’s commitment to revitalizing and transforming some of the most challenged urban areas in the Northeast. Situated on a six-acre site adjacent to a newly renovated commuter rail station, the Kroc Center restores a long-neglected neighborhood, replacing empty lots and derelict buildings with an engaging new intergenerational facility. The design is a result of active community involvement and is intended to complement its mostly residential neighbors, drawing in area residents for education, workforce development, sports, as well as emotional and spiritual care. The project has been hailed by community members, social services groups and local officials for its broad mandate and landmark design. “With its thoughtful design and extensive programs, this new building is an anchor and an example of sustainable development for our community,” said John F. Barros, executive director for the Dudley Street Neighborhood Initiative. “Since it was announced, we’ve seen investment in new affordable housing and a major commuter rail station.” Continued on Page 2

The facility provides a broad range of activities and programmatic spaces, including athletic, social, educational and spiritual, resulting in a multi-functional hub of community engagement. The Regency: A Model Development of Public-Private Partnerships

ocated in historic downtown New Bedford, with striking panaromic views of the harbor, The Regency represents the impact that public-private partnerships have on revitalizing a community.

Funded by federal and state agencies and private institutions, the $32.4 million renovation of the 15-story apartment building transformed it from a deteriorating liability into a prominent 129 unit mixed-income residential asset. Helping to promote quality of life in New Bedford and attract new residents to the area, the redevelopment fosters a vibrant new sense of community by providing much needed affordable mixed-income housing. TAT renovations to The Regency consisted of a nearly complete replacement of the facade, roof, and HVAC systems, and the conversion of under-utilized commercial space into new penthouse apartments. Additionally, TAT’s interior design studio designed and furnished common areas including the main entry lobby, management office suite, common corridors and elevator lobbies; and new community spaces to include a resident lounge, billiard and media room. Renovations also included revamping all apartment interiors with new appliances and finishes. The Regency held is official dedication celebration on April 26. Boston Preservation Alliance awarded The Watermill—part of WinnDevelopment’s, The Lofts at Lower Mills located at the Baker Chocolate Factory complex in Dorchester, MA—with the 2011 Preservation Achievement Award for the historic adaptive reuse of the factory’s former boiler building into 17 luxury loft units. Watermill is the final phase of Baker Chocolate to receive an award, and completes 25 years of planning by the firm of the complex’s redevelopment into

Services in the new wing will specialize in providing dementia care, and features a variety of one-and two-bedroom resident units, a country kitchen, laundry room, office and storage spaces and group living/dining areas. In addition, the design incorporates a “brain gym” equipped with computers and interactive games to assist residents in improving attention span and helping to recapture memory and hearing capabilites. Valley Brook Village Lyons, New Jersey

Recognizing the surging need to provide homes and social services for America’s homeless veterans, the firm is currently designing a new 62 unit supportive housing development within the township of Lyons VA Hospital campus. Designed to promote a sense of community in a non-institutional “village style” setting, the VA Enhanced Use Lease (EVL) Development Project will serve as a model for future communities aimed at eliminating homelessness among veterans and providing on-site assistance resident services to include outpatient treatment programs and job training. The village is currently in construction documents with an anticipated occupancy in spring 2012. Developer/Service Provider: Peabody Properties, Inc. | Contractor: Windover Construction

Loft 550 at Malden Mills Lawrence, Massachusetts

TAT is designing the adaptive-reuse of two interconnected historic mill buildings at the former Malden Mills, the original manufacturer of Polartec polar fleece, to create a new 160,000 square foot, 75 unit affordable residential rental development. Designed to achieve LEED for Homes certification, Loft 550 will provide ample resident amenities to include a fitness center, children’s playroom with TV lounge, common area lounge, community kitchen, and a media room. The design incorporates a public riverwalk to link the site and the Spicket River Greenway that leads up to Stevens Pond. Construction is expected to start in summer 2011. Waltham Street Apartments Watertown, Massachusetts

Designed as an ensemble of three discreet buildings with a unifying central landscaped plaza, the new 270,000 square foot apartment building will provide 220 units of multifamily housing. Resident amenities will include an outdoor pool, a community room, lounge, cafe, fitness rooms and a Wii / media room. The design also incorporates a walking trail around Walker Pond. The development is currently in site plan / special permit review and is expected to start construction in early 2012.

Old Colony - Phase Two, South Boston, MA and Fairfax Gardens Terrace, Taunton, MA are among two of only eight multifamily housing projects in the nation to receive HOPE VI Revitalization funding from U.S. Housing and Urban Development. HUD awarded both Old Colony and Fairfax Gardens each $22M grants to aid in the transformation of these severely distressed public housing developments into mixedincome communities. TAT also designed Old Colony - Phase One slated to be completed by the fall 2011. Two Northbridge Assisted Living Communities designed by TAT recently celebrated their Grand Openings: Autumn Glen at Dartmouth - Generations Memory Care on May 26 and Avita of Needham on June 15. On June 23, Peter Sanborn Place, a senior housing facility in Reading, MA, celebrated the completion of its phase one renovations. Hearth at Olmsted Green celebrated its official groundbreaking on June 9. Scheduled to be open in spring 2012, the new development will provide affordable permanent supportive housing for 59 homeless seniors.
