Permanent Supportive Housing Aims to End Homelessness for U.S. Veterans

M

aking the transition from active duty into mainstream society is not without its share of challenges for many U.S. Veterans— leaving a disproportionate percentage of them homeless.

According to the U.S. Department of Veterans Affairs, approximately 26% of all homeless persons are veterans, demonstrating the acute need to provide housing and supportive services. Recognizing this growing concern, Peabody Properties initiated a ground-breaking new project hiring The Architectural Team to lead the design. Valley Brook Village located within the township of Lyons VA Hospital campus under a VA Enhanced Use Lease will provide 62 units of veteran supportive housing and will offer on-site assistance resident services to include outpatient treatment programs and job training. Designed to promote a sense of community in a non-institutional “village-style” setting, Valley Brook will serve as a model for future communities aimed at eliminating homelessness among veterans. Valley Brook Village is expected to be completed for occupancy in early 2013. “It has been proven how effective permanent supportive housing is in ending homelessness for persons with multiple barriers to housing stability,” says Betsy Collins, senior project manager, Peabody Properties. As both developer and service provider for the new development, Peabody will staff and manage on-site counselors to aid veterans with programs such as crisis intervention, employment training, education, physical health care, and community building activities among other beneficial programs. “Collaborating on this important project with Peabody and Windover Construction has given our team a tremendous opportunity to give back to those who have risked their lives serving our country,” says Michael Binette, principal at The Architectural Team. “And supporting our clients’ vision has always been a driving force of our firm’s philosophy.” Developer/Service Provider: Peabody Properties, Inc. For Art’s Sake: Work/Live Units at Oliver Lofts

he firm’s design of Oliver Lofts transforms a former derelict property in Mission Hill into work/live artists’ lofts and mixed-income apartments.

According to the BRA, “Artists help make Boston a more livable city - a city of people and neighborhoods, a center of cultural life, and a vital economic center.”

Utilizing the ample open space offered by the converted factory, the firm designed the three 1,000 square foot artists work/live lofts to readily accommodate the needs of various art forms by providing oversize electrical systems and large service sinks; while also creating a suitable living space equipped with a galley kitchen and full bathroom. Original detailing such as exposed brick walls, wood beam ceilings and nonworking steel fire doors provide visual reference to the factory’s former life. The units were provided in accordance with the

Boston Redevelopment Authority (BRA) - Artist Space Initiative established at the direction of Mayor Thomas Menino, in collaboration with other city agencies, in response to research and community process that determined that real estate concerns were a primary issue for many Boston artists. In addition to these lofts, the property offers 51 flat apartments and eight duplexes with private rooftop courtyards. Designed to “WinnGreen” standards, Oliver Lofts will be certified under the LEED for Homes Pilot Midrise program.

Sustainable Military Barracks Built Energy-Efficient and Green

H

ome to 216 servicemen, the new barracks provides for healthy living.

Designed by TAT in a design-build venture with Suffolk Construction—a project awarded under a MATOC Multiple Award Task Order Contract (MATOC)—the new, $19M, three-story barracks, Building 421, is aiming for LEED Silver certification from the U.S. Green Building Council. According to Michael Liu, principal at TAT, the barracks represent an important trend in the increasing focus on energy use, sustainable development and quality of life for U.S. military personnel.

One Year Later: Legacy Continues for EA Fish Development

Awards Bob Verrier, AIA, co-founding partner and managing principal, was honored with the 2011 lifetime achievement award from Boston trade group Rental Housing Association (RHA), in recognition of his community and civic activities and excellence in development. major figure in the Greater Boston real estate industry and a strong proponent of creating affordable housing, Edward Fish’s legacy perseveres under Matt Mittelstadt, Managing Director of EA Fish.

Currently under construction, the firm is working on two new affordable senior housing developments which officially broke ground in October. Barstow Village involves the new construction of a 66 unit development located in Hanover, MA and Linwood Mill, the adaptive reuse of a former factory building into a 75 unit property in Northbridge, MA. “We were fortunate to collaborate with Ed Fish for nearly 40 years - creating vibrant, innovative and affordable housing,” remarked long-time friend, Bob Verrier, co-founding partner at The Architectural Team. “A true visionary, Ed was adept at identifying neglected industrial and abandoned properties and transforming them into livable neighborhoods and viable commercial centers. He had extraordinary dedication and commitment of purpose. With these new developments, his philanthropic spirit lives on.” Barstow Village and Linwood Mill are expected to be completed in 2012.

The Hayes, involving the historic adaptive reuse of a former box factory and one of the first 40R developments to be permitted in Massachusetts, offers 5,000 sf of commercial space and 57 one- and two-bedroom apartments with 33% dedicated as affordable units.

Barstow Village is a collaboration between EA Fish Development and the Planning Office for Urban Affairs. Dellbrook Construction, an EA Fish Company, is the contractor for Barstow, with Western Builders, the joint venture contractor for Linwood Mill.

New Bedford, Massachusetts Funded with both state and federal housing tax credits, the firm is currently in the design development phase involving the historic adaptive reuse of a former 240,000 square foot mill into a new three-story, 76 unit affordable multifamily housing development. Resident amenities will include 150 parking spaces, a community lounge, cafe, fitness room, and computer room. The project is designed to be LEED for Home Midrise certifiable, and is expected to start construction in spring 2012.

Additionally, The Hayes and Atlas Lofts, located in Chelsea, MA, developed by Mitchell Properties, LLC, were both named as a finalists in two separate categories for the 2011 J. Timothy Anderson Awards for Excellence in Historic Rehabilitation. Winners will be announced at

Given the increasing demand for senior housing in Sudbury, B’nai B’rith hired The Architectural Team to design The Coolidge at Sudbury—soon to become the city’s first senior housing rental development; providing a high quality, non-sectarian housing alternative for older adults living on fixed incomes. Designed to promote active lifestyle, the six-acre site will include a newly constructed 64 unit elevator building containing one- and two-bedroom units, and will offer resident amenities to include a meeting room, sitting lounges, library, fitness center, outdoor patios, and surface parking. Western Avenue Lofts Lowell, Massachusetts

The firm designed the historic adaptive reuse of Western Avenue Lofts, currently under construction, transforming a former mill into 50 affordable work/live artist lofts. Developed to support a growing need for local artists to remain in Lowell, resident artists will be provided with gallery spaces within widened corridors and lobby areas to display their artwork. The large, open area lofts offer high ceilings, exposed brick and abundant light. Other amenities include common use service sinks and laundry room. The project is expected to be completed by the summer 2012.

The firm has again partnered with Jon Rudzinski, formerly of WinnDevelopment, now current owner of Rees-Larkin, on one of its newest developments involving the adaptive reuse of the 132-year-old A.H. Rice Silk Mills building into a new affordable 45 unit multifamily housing development. Residents will be offered amenities to include a fitness room, community room and community garden. Earlier this year, the project received both federal low-income housing tax credits, and state program subsidies from the Department of Housing and Community Development to help finance construction; also aiding in the creation of an estimated 97 new jobs. Rice Silk Mill is LEED certifiable and will break ground on October 28, with an expected completion
