1.3M SF Mixed-Use Air Rights Development Poised to Move Forward in 2013

E

nvisioned as a “Smart Growth”, transit- and sustainable energyoriented development (TOD), phase one of the $450M, 1.3M square foot Fenway Center designed by The Architectural Team is slated to break ground next spring.

Boston’s latest air rights development is permitted and will soon transform unsightly surface parking lots and wind-swept bridges over the Massachusetts Turnpike into a vibrant, new destination neighborhood. Fenway Center, designed to knit together the existing Fenway, Kenmore and Longwood Medical Area neighborhoods, will offer market-rate apartments, service-oriented retail, commercial and a new commuter rail station. Its TOD design incorporates significant green space with pedestrian-friendly walkways, and improved vehicular connections intended to create lively public spaces and to enhance the neighborhood as a desirable place to live, work, and play. In keeping with the development’s original master plan by New York-based Carlos Zapata Studio, TAT’s design emphasizes the gradual increase in building height and scale from the Beacon Street neighborhood to the development’s central tower and transitions to a lower scale along Brookline Avenue,” said Michael Binette, AIA, principal at TAT. Phase one is comprised of four buildings, and will offer 420 residential units, 200 underground parking spaces, and a shared-use parking garage to accommodate an additional 750 vehicles. Phase two—a 27-story mixed-use tower designed to be an architectural icon adjacent to Yawkey Station and a gateway to Boston from the west—will provide residential, commercial, and retail. According to the developer, John Rosenthal, president of Meredith Management, the development will create more than 1,700 construction jobs, provide substantial economic benefits to Massachusetts, and strengthen the vitality and quality of life in the city of Boston and surrounding neighborhoods.

Burgeoning baby boomer population spurs growth in amenity-focused developments

L

Before EA Fish Development envisioned these new developments, Linwood sat as a deteriorating cotton mill complex and Barstow was an empty wooded site. Combined, they are now providing over 141 affordable units for local seniors.

he Architectural Team is sponsoring a Student Design Competition for Boston Architectural College (BAC) in celebration of its 41st anniversary.

Launched in the fall semester, the new course entitled “TRANSFORMING BOSTON’S NEIGHBORHOODS:

THE FUTURE OF MULTIFAMILY HOUSING” was created to engage students in real-world,

urban design challenges. “This competition’s spirit and program will focus on encouraging multidisciplinary, imaginative ideas for our urban future,” says Robert J. Verrier, FAIA, co-founder and managing principal at TAT. “It aims to build on our belief that engaging in creative efforts with our local communities can create sustainable, innovative, affordable living environments for all people.” The competition, juried by BAC-selected members of Boston’s architectural design community, will offer a $2,500 cash prize shared between two winning entries, which will be announced in December. The firm donated $5,000 to fund the inaugural course.

The Homes at Old Colony (Phase One), South Boston, MA, receives the Affordable Housing Finance Magazine’s 2012 Readers’ Choice Award for Best Urban Development. The new construction of Phase One provides 116 LEED Platinum Certified affordable housing units and a LEED Gold Certified learning center on the formerly distressed Old Colony public housing site.

Currently under construction, the new $15.6M, 82,000 square foot “aging in place” healthcare facility will offer 91 state-of-the-art apartments comprised of 42 assisted living units, 12 supportive independent living and 37 memory care units. The new development is located on the campus of an existing skilled nursing facility also designed by the firm and will feature a full range of resident amenities to include an open kitchen concept with three dining rooms, bistro lounge, library, fitness area, health care, spa/salon, four outdoor landscaped patios with dining area and fire pit. The memory care wings will also provide a private, secured entrance, activities room, main living and dining rooms, and secure outdoor area. 93 Grand Street Worcester, Massachusetts Contributing to the ongoing neighborhood revitalization efforts currently underway in Worcester, the firm is designing the conversion of a historic mill located on the former Crompton Loom Works campus. The new mixed-income multifamily housing development will provide 94 rental units, a fitness room, laundry room and surface parking. The building’s restoration and renovation involves removing newer additions to return the structure to its original appearance; retaining heavy timber columns, beams and ceilings and exposing interior brickwork. The project is currently in construction documents and is expected to be completed in 2014. Developer: The Community Builders | Contractor: Dellbrook Construction

Watertown Mews Watertown, Massachusetts Located on the site adjacent to the existing condominium development Repton Place previously designed by the firm, Phase Two is currently in construction documents and is expected to break ground this year. Convenient to public transportation, downtown Watertown, and shopping centers, the new rental development will provide 206 mixed-income units, a state-of-the-art health club, community center and pool, and underground parking, with an expected completion date in early 2014. Recent ribbon-cuttings include Loft 550 in Lawrence, MA, involving the adaptive reuse of two historic mill buildings located on the former Malden Mills - Polartec manufacturing site into 75 units of mixed-income housing; and Rice Silk Mill in Pittsfield, MA, involving the historic adaptive reuse of a former mill building into 45 units of mixed-income housing. Adding to TAT’s residential portfolio include project groundbreakings: Valley Brook Village, Lyons, NJ - a new 62 unit permanent supportive housing development for homeless U.S. Veterans located on the VA Medical Center Campus; two HOPE VI funded projects: Fairfax Garden Apartments and Parcel 6A, Taunton, MA - the redevelopment of an existing public housing site and the new construction on a separate site to provide 88 mixed-income units and 72 new units respectively; and Phase Two of The Homes at Old Colony, South Boston, MA - the new construction of 129 affordable housing units, which broke ground on November 7.
