now+next Located on a prominent corner site in Boston’s South End Landmark District, 112 Shawmut Avenue is a 138 unit luxury condominium. Part of a larger planned three-building complex, TAT’s design mixes adaptive reuse and new construction, integrating an existing six-story brick warehouse structure with a contemporary addition to create a 231,880-squarefoot, 13-story residential condominium. The design team’s approach maintains the character of the streetscape and the original building, setting the new construction back from the historic structure to highlight its original form and profile. The distinction between old and new is further accentuated by the striking non-orthogonal geometry of the addition above. 112 Shawmut is part of the Shawmut Block for which the firm was the master planner. TAT’s designers organized the massing of buildings on the three constituent parcels to create a major publicly accessible internal courtyard which provides outdoor amenity space and provides important northsouth and east-west public pedestrian routes.
ENDURING RELATIONSHIPS “I met Gerald Schuster in the 70s when I was working on the Federal Housing Administration’s experimental housing program to provide quality housing in Roxbury and Dorchester. We partnered with the then Wingate Company as the architect of record for its development and construction involvement in the program known as Boston Urban Renewal Program (BURP). final component of a full continuum of care campus. Working with a sloping grade on the serene site, the design solution shapes the two-story structure to address zoning limitations for building height, while also serving programmatic needs and providing a visual and physical connection to the surrounding Wingate campus. With an emphasis on resident wellness and mobility, the project offers access to a wide array of community amenities, including outdoor walking trails, a theater, activities room, library, living room, dining room, salon, and a structured fitness program. Reflecting a thoughtful approach to all levels of care, the sensitively laid-out, multi-story memory care program allows for free travel. “This is the second example of taking an existing stand-alone skilled nursing facility for Wingate and designing an age-inplace campus around it. The team employed an innovative design solution for Haverhill with the creation of the new entrance drive – we took what was a hidden building entrance that was formerly around the back of the building and were able to reimagine it as a front façade with a dedicated drop-off that improved visibility, usability and safety for those visiting the facility.” -Andrew Stebbins

UMass TURI Lab Located within the award-winning Boott Mill complex, the Toxic Use Reduction Institute (TURI) offers UMass Lowell students and researchers a state-of-the-art space to conduct their laboratory work. Kasanof Homes Located in Boston’s Roxbury neighborhood, Kasanof Homes is a new affordable condominium property aimed at providing homes for local working families. TAT’s design transforms a formerly vacant lot into a much-needed community asset with a series of five individual townhouse buildings and one row house building. The renovation and adaptive reuse of the local landmark into Bethany Apartments reimagines the structure as contemporary and attractive residences.
