now+next The Residences at Brighton Marine is a 102 unit veterans’ supportive housing community designed to meet the needs of U.S. military veterans and their families. Located in the AllstonBrighton neighborhood, the $46M transit-oriented project was master planned and designed for WinnDevelopment and nonprofit Brighton Marine. Praised by local officials for its contextual compatibility and innovation, the LEED Gold Certified project combines a new six-story building with an adapted historic structure to form a 1.44-acre campus. The design is inspired by the neighborhood’s historic architecture, particularly the animated bay fronts that characterize nearby streets. The building façades are composed of residentialscale windows and large sawtooth-style bays that are capped by a striking cornice that mirrors the angular shape of the bays, enhancing the building’s character and identity. Primary interior amenities face a large south-facing courtyard in the center of the campus, and include a wellness office; gym and theater room. Complete with expansive city views, each unit is designed to capitalize on the structure’s highly visible location situated along Commonwealth Avenue.


REVITALIZING URBAN COMMUNITIES Infill breathes new life into empty buildings, vacant lots, and unused parcels. TAT has several exciting infill developments underway, reflecting the firm’s broad range of work in dense urban settings, gateway cities, and smaller core city centers. Chestnut Commons, for example, is a $33M six-story mixed-use multifamily community near Johnson & Wales University. This contextual yet modern development

serves as a hub, tying together previously disparate city districts with a mix of uses and activating an underutilized asset. The 111,300 square foot structure features 92 luxury units with 5,800 square feet of street-level retail. WHY IS INFILL SO IMPORTANT? Infill development is characterized as building on vacant or underutilized parcels of land within existing urban areas – accommodating manageable growth to keep cities environmentally sustainable. Conversely, sprawling patterns of development pose a risk to existing infrastructure and natural resources. Infill projects are an important antidote to inefficient land use, providing:

1. A mix of market-rate and affordable housing, achieving a healthy balance and diversity in communities.

2. A walkable community, thereby reducing the reliance on cars – this improves air quality and reduces greenhouse gas emissions. 3. Environmental benefits, especially for brownfield infill developments due to the remediation of sites that contain remnants of hazardous substances. 4. Further investment in infrastructure, by encouraging growth in designated areas to maximize the use of existing public facilities. 5. Increase a community’s tax base and property values by expanding home ownership and mixed-use development. 6. Replacement of existing parking lots and other impervious areas, which reduces pressure to develop outlying areas and protect lands that provide important ecological functions. 7. Preservation and adaptive reuse of historically important buildings by repurposing them, which maintains the original fabric of a neighborhood. TAT’s designs are contextually appropriate, add to diverse well-functioning neighborhoods, encourage the use of local transportation, provide a wider range of convenient amenities, and enliven localities for the benefit of the entire community.

One of the most successful design features at the Residences at Brighton Marine is the angular projecting bays. They give the building its distinctive serrated form and seem to extend the apartment living spaces beyond the exterior wall by ensuring nearly every unit has spectacular multidirectional views of the city and surrounding neighborhood – providing unique character to the building and enhancing both the exterior aesthetic and the interior experience. —Ryan Hagler, Project Manager
