Set to open in the fall, the author’s latest course design promises to offer a unique, fun links-like golf experience in the Bahamas

EVER SINCE WE SET UP ERNIE ELS DESIGN, WE’VE FOCUSED on quality. We get a lot of offers for new golf courses, but we accept only a small percentage of those deals, focusing on the projects that we feel have the potential to be very special. One such development is a resort in the Bahamas called Albany, which had the mark of quality stamped all over it when I first heard of the plans from developer Joe Lewis. For one thing, it will include the best of island life mixed with luxury real estate and amenities. Obviously uppermost in our minds, though, is the golf course, which we are proud to be associated with. It’s a dream plot in many ways, nestled among 600 oceanfront acres on New Providence Island. In many respects it has a links-like

quality to it, very natural in keeping with the beautiful surroundings. If you want a mental picture, think of a mix between Royal Birkdale and the Els Club Dubai. The bunkering is a particularly strong feature, partly inspired by one of my favorite types of golf: the Australian Sandbelt classics such as Royal Melbourne. Albany has five par 5s, five par 3s and eight par 4s, and the routing moves the holes through soft-form dunes, which have blowout areas and are planted throughout with native subtropical coastal vegetation. There are some native grasses, shrubs and pine to frame the course. Internally, the links-style layout looks as though it truly belongs in its landscape, especially after the slow-growing, salt-tolerant plants that we have planted mature fully.

Construction is progressing well and we anticipate opening this fall. I have made nearly 20 site visits, and the design has evolved somewhat in that time. This was a very flat, rocky site, so creating my beloved links-style dunes was a challenge. On every visit, I would ask for the dunes to go higher and higher. “We haven’t got any more dirt, Ernie:’ the developers would say. “Well, you’ve just got to find some more;’ I would respond. I’m happy to say they were able to give us what I wanted. In my mind, the most memorable holes are the ones that are most links-like, where the greens are cut -- almost pushed back -into the dunes. golfers are going to have to play semi-blind shots over dunes. That’s going to be a new experience for a lot of you who are used to playing typical South Florida golf courses. But I think you will really enjoy the challenge. You’ll also enjoy the sense that each hole is very much its own theater, with just occasional glimpses of another green complex here or there—little teasers for what’s coming up. As a course architect, I get asked all the time whether I have particular types of golfers in mind when designing a golf course. My answer is always the same: You can’t afford to be that narrow-minded. Part of the art of good design is making a course playable for all types of golfers, and there are ways to do that, such as giving a lot

of thought to features like the position of the tee complexes, placement of hazards and the width of the fairways. In addition, it is crucial to have diversity of holes, especially in changing conditions. At Albany some of the par 4s can play like par 5s and vice versa depending on wind direction. The design offers a flexibility that I think works effectively. If an architect does his job well, the finished product should be a course that is a test for the best while remaining fun for other players. ago, it transformed the economy (it’s the biggest employer in the Bahamas after the government) and tourism. Perhaps Albany will do the same for the western side of New Providence. The 375 properties range from £2m to £25m, including marina-front apartments, large three-storey, four-bedroom beachfront villas like Poulter’s which start at £2.5m, and plots on which to build your own, from £1m. At an average of £1,000 per square foot, these are among the highest priced properties on the island, up to four times higher than a typical beachfront house elsewhere on New Providence. That’s not where the high figures end. Just renting a villa at Albany will cost you £5,000 a night. And for owners, there are ongoing costs of up to £55,000 a year, including service charges, utility bills and membership of the sports and leisure facilities. But those facilities do promise to be out of this world and the beach is where Daniel Craig stepped out of the water in Casino Royale. The original Albany House, which also featured in the film, will be turned into a lounge bar and five-star restaurant. While 27 major property developments in the Caribbean hit the skids during the global recession, Tavistock has sold 80 properties at Albany, 20 of them to British buyers who, in some cases, are lured by the tax perks of becoming a Bahamian resident when you own a property worth more than $500,000 (£320,000). “It has to be your permanent residence for you to apply for permanent residency. Then you pay no income tax, capital gains tax or inheritance tax and if you rent out your home, you pay no property tax for 20 years, which means it becomes a very interesting place to settle,” says Christopher Anand, Albany’s managing director. “We’ve seen an increase in interest since the UK tax law announcements and probably half of the Brits who buy here will apply for residency.”

From Poulter’s £1 million family home on Lake Nona golf resort in Orlando to his new beachfront holiday home on New Providence, one of the Bahamian islands, it’s the equivalent, time-wise, of Londoners heading to the south coast for the weekend. “I can pick up my kids from school and they can be in the water park at Albany within two hours. It’s such an easy hop by plane, then a fiveminute drive from the airport on New Providence, that I’ve already started planning weekend getaways for when my house is ready in September,” says the 34-year-old golfer, who has just entered the world’s top 10. But besides the appeal of owning a home on a luxury beachfront resort, there is the investment factor for Poulter. “Albany is built by the Tavistock Group, who also built Lake Nona, so I know the kind of high quality they build,” says Poulter, who moved from a £1.5 million house in Buckinghamshire to Florida two years ago with his wife Katie. They have three children, Aimee-Leigh, seven, Luke, five and Lilly-Mae, two. “I think Albany is bringing something the island has never seen before. FINANCIAL TIMES ‘You can leave your doors unlocked’ My Favourite Home: Justin Rose Born in Johannesburg, South Africa, golfer Justin Rose, 29, grew up in Fleet, Hampshire, in the UK. He will be among the players lining up against Tiger Woods as he makes his highly anticipated reappearance in the US Masters on April 8. Rose is married to Kate, a former British gymnast, and they have a two-year old son, Leo. They have a house in Lake Nona, Orlando, Florida; a flat in Putney, London; a house in Fancourt, George, on the Garden Route in South Africa; and a beachfront cottage in Albany, a new gated community on New Providence Island in the Bahamas.

With so many homes to choose from, what is the big attraction of the Bahamas? I’ve always loved to go there for a party and to hang out with friends on Paradise Island around the Atlantis hotel complex. I had a lot of friends there, so buying a house seemed the next logical step. The fact that there’s also a fantastic golf course on my doorstep helps. But now you have a little one... Yes, the wild days are over but I’m starting to appreciate the other attractions of the island. There’s a water park at the Atlantis, which is great for children, and just being on the beach with Leo gives us non-stop entertainment.

And you like your boats? The Bahamas is made up of about 700 islands and I’ve hardly been to any of them. I love being out on the water, and I’ve just bought a share in a boat so I’m starting to venture out and do some exploring. There so many options, which is why locals call it the boating capital of the Caribbean. I’m especially looking forward to discovering the Berry Islands and the Exumas. But there is one special island you’re rather fond of, which brings back good memories. Yes, Rose Island, which is 40 minutes from Albany. It’s really unspoilt and has a lovely beach. At the weekends, a group

of us go out there, drop anchor, swim ashore and have a picnic or a barbecue. It’s so beautiful, and it’s a special place for us because it’s where I proposed to Kate. What is your house like? It’s right on the beach - a classic Caribbean white sand one - 15 steps from the ocean, and the downstairs is all an open plan so I can make a coffee in the morning and look out at the sea. It’s all geared around the view; there are huge windows, sliding doors and a large deck with outdoor grill. It has three storeys, four bedrooms and we’ve created a great deck on the beach where we tend to spend most of our time. There’s some brilliant

outdoor furniture and we have a big dining table out there so it’s like our second lounge - but without a roof. And the décor? It’s all very practical. Because we’re on the beach I didn’t want anything too precious. All the furniture is wipe clean, so you can come in off the beach with wet trunks and sit on the sofa and not bother. It’s modern and uncluttered, with most of the walls white, although there is the occasional splash of bright orange to liven things up. The glass staircase is a nice feature. It’s a part of a gated community, as are your homes in Orlando and South Africa. Is that an important consideration for you? Yes, as I travel 30 weeks of the year it gives me peace of mind to leave Kate and Leo somewhere safe. You can leave your doors unlocked and the children can play out on the street and there’s a great sense of neighborhood. It reminds me of growing up in Fleet and spending all my time out playing football with my mates, going off on our bikes - a bygone age. And then there are all the amenities to hand. Albany has a golf course, gym, equestrian centre, a water park, loads of pools, a family restaurant, as well as the more grown -up things like the marina, the bars and restaurants. In fact, the main restaurant is in the old houseAlbany House - that the development is named after. It also featured in the Bond film, Casino Royale, and was the home of the French cartoonist Jean Chalopin, who created Inspector Gadget. What are your other properties like? The South African house, which is about 400 km from Cape Town, is a white threebedroom cottage with a thatched roof that I bought seven years ago. Lake Nona is a four-bedroom house that has a sort of English feel. It has a slate grey roof and lots of wood detail and stonework. I

I needed a bit more space but still liked the idea of coming home between matches. It worked well. I had the attic and a gym over the garage. My dad always encouraged me to invest in property, and I’ve followed his advice.

OR many, mention of the Caribbean summons images of rum bars and palm-fringed beaches —and while the Bahamas has plenty of both, its 700 islands are also full of surprises. Both geographically and culturally the Bahamas are closer to Florida than to the Caribbean, nowhere more so than New Providence, home to the capital, Nassau, and two thirds of the Bahamian population. Live there and you can access Robinson Crusoe islands by boat but on your doorstep are designer boutiques, the showy 2,300-room Atlantis Hotel and the highest-grossing Nobu restaurant in the world. Little wonder, then, that the international airport at Nassau, with direct access from London, is packed with private jets. This is a destination of choice for multimillionaire Americans who want casinos and super yachts with their soft sand beaches. It’s also attracting some British higher-rate taxpayers facing rises this April. Residents who own property valued over £318,900 pay no capital gains, inheritance or income tax.

The rich and famous have been coming for decades. Lyford Cay was the first private residential resort, begun in the Fifties on a series of man-made canals. The 380 houses range from relatively modest bungalows at about £1.9 million to sizeable mansions for tens of millions, all set in manicured gardens and often with a rather grand boat out back. com). Alternatively, Scrub Island is a brandnew private island resort, which opens in July and, as well as offering ready-built villas, will also offer lots on which you can build your own home. Villa prices start at £2.3m (scrubisland.com). There are other places to splash the cash in the Caribbean-Altamer, for example, is a development of nine ‘architectural signature residences’ that Savills is marketing in Anguilla. Prices range from £10.2m up to an eye-watering £36m. You get your own beach, pool, wine cellar and cinema, as well as private jet facilities and, of course, a megayacht marina. ‘There are five billionaires there already,’ says Weston Baker. Further along in the Bahamas, meanwhile, plans are well underway for the development of Albany, a luxury beach resort on the island of New Providence. Part of the development will be completed later this year; the 565-acre site will eventually include a deep water, mega-yacht marina with 13 dedicated apartment buildings containing about 100 units, which will range in price from £2.6m to £26m (knightfrank.co.uk/international). If the Caribbean’s not your thing but you still want hot, head to Eden Island in the Seychelles, a purpose-built, 100-acre addition to the existing 115 islands of the Seychelles, which will have 38 acres of private waterways and include a marina that specializes in accommodating both super- and mega-yachts, even those over 80m in length. Every unit at Eden Island comes with its own private mooring, either right in front of or close to their villa (savills.co.uk/ abroad). Or what about Dubai? This playground for the rich has its property Mecca in Dubai marina, where anyone who is anyone wants a spot for their boat, ‘Dubai was a desert, so anything along the boating line is seen as a luxury,’ says Hannah Rogerson, head of the Middle Eastern department of top-end search agency Quintessentially Estates. ‘It’s very difficult to get hold of water for your own little mooring, so if a property has that as an addition, it’s something to get excited about.’ Despite the sand, Dubai is trying to establish itself as the Marina Capital of the World, and an international destination for the world’s super-yacht owners, with 30,000 estimated berths being built over the next five years. If Europe is more your thing, but you want somewhere up and coming, Croatia is the place to look, says Weston Baker. ‘It is second to none in terms of sailing.’ New legislation concerning development also means that opportunities for marina facilities are opening up. The most talked-about of these is Porto Montenegro, an ex-

travagantly ambitious project that will see the former cold war naval base of Tivat, just north of Corfu, turned into one of the largest marinas in the Med, with 650 berths that include space for 130-150 super-yachts. ‘It will be specifically targeted as a home port for these yachts all year round,’ explains Oliver Corlette, managing director of the scheme. Plans are for about 100 berths to be complete by this summer; about 25 to 30 apartments are also just being released on to the market, priced between £315,000 and £1.8m -apartment owners will also get a 75 per cent discount on a berth for the first three years of ownership (portmontenegro.com). Tempted by what’s out there but don’t own a yacht? Despite the demand for boats, there are deals to be had, as cash-strapped financiers and bankers start trading in their gin palaces. Earlier in the autumn, the sellers of one of the world’s most luxurious yachts- the 164ft Alibella, offered a £8.5m discount to a buyer prepared to complete a deal within 30 days, bringing the price down to £22m. Candyscape, the floating home of super-developers the Candy brothers, can be yours for £11.7m, reduced from £13.9m (edminstoncompany. com). The yachting industry may still be booming when it comes to building the boats, but in this market, there’s always room for a bargain. Something that the modest Ratty might be more inclined to approve of.
