CONTEXT The site for Tehranland is a unique opportunity for the creation of a world class entertainment, cultural, recreation and retail destination. Tehran Hemmat Highway

Location The site is situated on the outskirts of Tehran at the extension of the Hemmat Highway. It is only 45 minutes (22 kilometres) by car from the city center and is 13 kilometres from Mehrabad International Airport. This prime highway location also makes it an ideal location for regional traffic including Karaj. Within 1 hour of the site is more than 12 million residents. Within 3 hours of the site is more than 16 million residents. Geography The site comprises more than 136 hectares and is located at the base of the Alborz Mountains, giving this unique collection of activities a spectacular backdrop with magnificent views of the peaks. The site rises more than 160 metres from the south entrance to the back of the theme park and luxury resort. The special areas rising up the mountain have been preserved for the most spectacular elements. The other advantage of this position is that additional development north of the site is near impossible, ensuring the views and landscape will remain uninterrupted. To the south and east of the site is a mix of commercial and residential areas that help in tying the project back into the city of Tehran and ensure a constant flow of traffic to the site. We believe this site, due to its strategic advantages, provides the best location available within Tehran to create a premier world-class destination.

VISION
Ezam’s vision is to create the most unique entertainment, cultural and resort destination in Iran. This destination will offer a variety of experiences that cater to a broad mix of lifestyles and interests. It will be a national treasure and an international leisure destination.
This goal will be accomplished by celebrating all aspects of Persian life—past and present. The rich Persian history of stories, architecture, landscapes, motifs, music and art all infuse the project to create something that can be appreciated by all Iranians. These ideas will be represented in a contemporary and exciting manner that creates an exciting vision for the future. The design vision is integrated with the spectacular natural environment. By focusing on the dramatic landscape, we are striving to create a unique place that celebrates the natural environment. The striking physical features of the site also provide the inspiration for the architecture of the project.

Tehranland has many goals. They include:
To accomplish these goals we have proposed a program that includes the following amenities:
• Offer experiences that cater to all lifestyles and interests across a broad demographic. These experiences satisfy needs to be entertained, to play, to learn, to pray, to rest, to eat, to drink, to enjoy nature, to shop and to revel in the company of others. • Create a program that offers a unique experience for various durations of visit, such as a day trip, a weekend or an entire week. • Allow guests to leave the business and congestion of urban life, to allow them to get out of their vehicles early and enjoy most activities by foot.
• Create designs for the Architecture, Landscape and Public Spaces that are unique to this specific location with a strong emphasis on Persian culture. • Create a design that is ecologically friendly and sustainable. • Establish clear hierarchy of circulation, programs and built forms so that the guest can easily understand and enjoy the space . • Create a layout that provides surprises along every route, so each visit is different and equally enjoyable.

Based upon the various ways we can imagine a guest enjoying the site and the proposed program, we have divided the site into five zones. This zone configuration allows for immediate adjacency for various activities that guests would likely participate in during their visits. The five zones are:

Land Use The Tehranland project combines the influences of Persian Folklore, Environmental stewardship and sustainable design. The very nature of the project—and one of the goals of the development team—is to preserve and enhance the sites existing natural beauty. Tehranland is located along the south western slope of the Alborz Mountains. The development site is rich with natural beauty with spectacular mountain views and epic vistas of Tehran and the expansive western plains. The overall developable area of the site is approximately 136 hectares and has been divided into 5 Development Zones. Each Zone is strategically located to take advantage of the site’s unique characteristics.

Arrival Zone The arrival zone is the first impression visitors will get of the spectacular Tehranland Resort Complex. Beautifully landscaped roadways and iconic architectural monuments create a Grand Entry that is unmistakable and easily Hemmat Highway. The Arrival Zone is located on the lowest part of the property and directly along the highway. Upon arrival, guests drive into a new world with grand views the Persian resort rising up into the mountain in front of them.

The main arrival road brings guests into the heart of the development and establishes a clear and intuitive circulation network with simple and direct routes to all of the various resort destinations. The circulation had been designed in such a way as to minimize any potential for congestion by placing the parking for the day visitor directly off the main entrance. This strategy separates the majority of the day visitor traffic from the internal circulation of the lodging guests. Retail Zone The Entertainment Street creates a vibrant and active street scene that acts as the ‘Back Bone’ of the entire development. Located at the centre of the Tehranland project, this street winds through the property connecting each of the distinct zones. The street is over a kilometre in length connecting the Theme Park on one end and the Retail Mall the other. Park Zone The Park Zone is centrally located on the most spectacular piece of the property. This location offers amazing views of the Theme Park from the highway and other parts of the resort clearly establishing it as the center piece of the entire project. The Theme Park design takes full advantage of the dynamic topography rising up into the hills with its Iconic Persian Architecture creating a vibrant and distinct skyline. This skyline will be a beacon to all who pass establishing this is a place of distinction.

Recreation Zone Located on the southwest corner of the property, the Recreation Zones has a landscape character of varied topography, open vistas and secluded valleys. This location offers a variety of advantages for the Sports Academy and the Luxury Resort Hotel. The Sports Academy is located closest to the highway to take advantage of the exposure while also providing a buffer for the Luxury Resort Hotel. Nestled between the mountains and the fields, the Luxury Resort Hotel is located on one of the most secluded areas of the property. This seclusion offers the Luxury guest a quiet setting to relax and enjoy the scenery. The Sports Academy and Luxury Resort Hotel share the direct connection with the mountain recreation amenities. An expansive network of hiking and biking trails link visitors to the natural wonders found in the Alborz Mountains.

Cultural Zone The Cultural Zone is located on the eastern-most parcel of the property closest to the adjacent neighbourhoods and downtown Tehran. As the majority of Tehranland’s visitors will be arriving from the east, this zone is used to mark the entry and establish the identity of the project. The Cultural Zone is comprised of quiet indoor amenities like the Mosque and Science Center to create a soft separation from the existing neighbourhoods and the louder outdoor zones of the project.

We understand that the efficient planning of circulation is essential to creating an enjoyable and safe experience. This planning is also vital to sustaining resources, reducing energy consumption and improving air quality.
Internal Circulation Pedestrian Circulation Service Circulation
Pedestrians With this in mind our goal is to provide clear access to the site for all vehicles and to get guests out of these vehicles as quickly as possible. Once they are out of their vehicles they can feasibly remain a pedestrian for the rest of their time on the site—be it a day, a weekend, or a whole week. This pedestrian-oriented environment creates a strong social atmosphere that can be enjoyed by all without the interruptions and negative effects of car and truck traffic. Vehicles To accomplish our goal, all vehicles share two common parking structures to minimize their footprints. Even the roofs of these structures are considered an opportunity for gardens and additional programs so that the impact of the vehicles is even further reduced.

Service Service vehicles access the site from the west and northeast, so that they have minimal visual impact. We use the existing grades so that these vehicles drive in under the primary public spaces. No service vehicle will enter the site on the same primary routes as the visitors.

We look forward to the extension of the Metro system to the site as it furthers our goals and improves the visitor experience even more.

Landscape Persia’s landscape is dominated by rugged mountain ranges and expansive desert plains. The Tehranland site is ideally located on the dividing line between the Alborz Mountains and eastern plains. This location offers inspiring views of both the mountains and plains that represent a perfect example of the Persian landscape. Inspiration The Tehranland Development takes the landscape as its principal source of inspiration. In every aspect of the project’s design the layout of each element was closely considered to take advantage of the site’s amazing vistas, sightlines, and enclosures. Sustainable Design The project’s landscape strategy maintains an environmental focus while using traditional planting, paving, and building materials. Sustainable design practices such as low water “xeriscaping” and rooftop planting are used to minimize the site’s carbon footprint and to respond to the emerging trend of environmental stewardship and sustainability. Approach This strategy has manifested a project that achieves a strikingly contemporary appearance by combining organic natural forms, native materials and sustainable building practices. The most obvious and most consistent expression of this principal will be our deft use of curvilinear forms—especially in the architecture—that will see all built forms landscaped into the terrain like natural terraces. The Tehranland Development will become the new model for environmental responsibility and contextual design. Culture Inspired by Persian stories and landscapes this strategy’s purpose is to establish an unmistakably Persian atmosphere that will be enjoyed by future generations and instil pride in their distinct culture.

The Arrival and Retail zones include all of the areas through which guests enter and circulate between activities— they are the gates and streets of the project, including the retail areas. The idea is to create these environments so that they enhance the guest experience. They are a place to get organized, pick up some items before entering a park, and possibly enjoy a meal or show at the end of the day. They run extensively through the site, more than 1 kilometre in length, and animate every step.

The Arrival Plaza is a grand space that lets you know you’ve arrived. By its scale and unique design it is the icon of the site. It is comprised of two parts: The Vehicular Roundabout declares arrival to the guests coming by vehicle. The roundabout includes a beautiful water feature and soaring 120m towers that announce the park to the City.

Entertainment Street The entertainment street is a 400m long highenergy outdoor mall that runs between the entrances of the Theme Park, the Themed EcoResort Hotel, the Water Park and the Retail Mall. Between these entrances are a unique mix of shops, kiosks and lively public spaces with dynamic facades and flying canopies that provide cover for the guest but also create a stimulating environment. The space opens up into plazas where performers can entertain guests or a poet can stimulate lively thought with an impromptu reading.

Retail Mall The Retail Mall is a stunning 3-level sun-filled environment comprising over 320,000 m2 of shops, restaurants, cinemas and services. Directly attached to the mall is a 5-level, 4,000 car parking structure so that every visitor is only steps from the building. The mall includes space for over 500 shops including a zone dedicated to fine boutiques that wraps a spectacular 3-level 3,000 m2 atrium water feature. The rich cultural heritage of Persia is the central inspiration for the theming of the Tehranland Theme Park. It is our goal to create an environment of fun, relaxation and drama while being highly respectful of this cultural heritage. Due to the market demographics, with 50% of the population under the age of 20, population distribution and affluence, the opportunities for a Theme Park resort are unparalleled. Preliminary projections show a first year end attendance in excess of 4.5 million visits. This figure places Tehranland in the upper echelon of parks worldwide.

References to sites such as Falak-ol-Aflak Castle, Arg-e-Bam and Roodkhan Castle, along with the stories of Rostam and Aladdin, inspire a rich emotional attachment to the park that will last forever. Each zone will have distinct theming, and while aimed at general age groups, will offer something to all ages, allowing everyone to enjoy the entire Theme Park. The park is divided into 5 zones:

At the park entry and visible from all points will be an iconic palace, the design of which is inspired by the famous Persian castles Falak-ol-Aflak and Arg-e Bam.

The castle will be one of the park’s most important features and will provide a striking backdrop while offering lookouts across the entire area and the mountains beyond.

It is here each night that visitors can enjoy an action and light show to highlight their visit. Colour and movement will be added to the natural stone walls, with the use of dramatic lights, decorations and banners. Rostam and Aladdin will be stars of the shows, battling enemies and re-telling their stories along the castle walls. Parades are provided a launching point at the castle, and will go throughout the park regularly. Each day will end with a dramatic fireworks show, set off from the castle.

Visitors can explore the interior of the castle from each zone and be totally immersed in the stories that it tells. The castle also performs a number of other functions. It can act as a meeting point and orientation feature, making circulation within the park easier. Photo opportunities will be available from many locations and will appear unique when seen from the different zones. The castle will also act as protection from extreme weather conditions and provide an indoor attraction containing retail, restaurants and other amenities.

Near the main entrance of the park, visitors will find the first of Tehranland’s many enchanting themed zones, this one dedicated to children.

The Children’s Zone features the mythical character Aladdin and the ancient Persian town where he once played. Children can explore the narrow market streets, which open into larger squares encouraging discovery and adventure.

The zone will feature a blend of rides, attractions, retail stores and food facilities, all created with children in mind. Parents will appreciate the conveniences placed close at hand for them, as well as the carefree and fun character of this storybook land. Colours and patterns will be bright and cheerful buildings and adjacent tents will be an assortment of simple geometric shapes as found in ancient cities. The scale of the streets will be small and meant to make children feel familiar and happy. Buildings, attractions, retail stores and food facilities will feature aspects of Aladdin’s adventures, such as his magic carpet, the genie and a cave filled with treasures.

The Children’s Zone will feature characters and animals from ancient Persian tales as themes for rides and attractions, bringing the stories alive. A children’s puppet show will showcase traditional children’s stories such as “The Camel & the Coyote” and “The Lion & the Wolf”, revealing a world where animals take on human qualities and teach valuable lessons in a fun way. Rides such as carousels and teacups will feature key stories and their central characters. Parents will have an opportunity to recite to their children the stories as they appear before them. Other attractions, all based on various stories, will include an amphitheatre, adventure play zone, Slide Disk and interactive dark ride.

In the Family Zone, the stories of One Thousand & One Nights will be told through characters and scenes featured at each attraction, making the buildings adventurous and alive.

Sheharezade’s stories immediately bring to mind the ornate Persian palaces were they were first set. Within the rocks and walls of the zone, visitors can discover Ali Baba’s treasure cave and go through his glittering palace. The interiors of the buildings will embody opulence and magic, creating a sense of adventure and discovery. A wide range of clay pots, lamps, sculptures and ornaments will be used throughout to carry on the theme of the zone. This zone is aimed at families with children of all ages. Ancient Persian palaces and historical sites such as Persepolis evoke the romance and splendor of a past age, inspiring the design of this zone. Arches, ornate columns, colours and carvings inspired by old Persia, will surround visitors. The Hanging Gardens of Babylon will come to mind through landscape elements used as a backdrop for the zone and its tales.

Featured prominently in the Family Zone is Sinbad’s ship, providing a stage on which to perform an acrobatic re-enactment of one of his many adventures, such as his battles with the Cyclops and Roc. The stories of Rostam have been told for centuries and their messages are universal, reaching across the ages to new generations. These adventures are the basis for theming the Teen Zone.

It is natural that young people will bring their own vision to the stories while being faithful to the original message. Rostam’s world combines ancient urban surroundings but also deserts, meadows and forests. The fortress offers many opportunities to create indoor attractions and circulation throughout the walls. Teens will be highly engaged in the zone because of its twisting passageways, hidden doorways and moody interiors. As the largest zone, the Teen Zone will feature action and adventure throughout, as the visitor experiences ever-changing environments. The use of bold colours and lighting changes will make this zone dramatic, thus appealing to teenagers and young adults. Roodkhan Castle has provided the inspiration for the setting, central to the telling of the stories of this zone. The ancient site is intriguing because of its highly articulated form, which extends purposely up the steep hillside. Tehranland’s topography is ideally suited for staging a dramatic environment that immerses teenagers and young adults.

The thrilling and daring world-class rides of the Teen Zone will continually tell the stories of Rostam, featuring the good and evil characters that he encounters. The youth of today have the fortune of having a solid foundation of history and culture as they go forward into the new age. The Modern Zone will be a celebration of where Iran is today and where it hopes to be in the future. Futuristic architecture will be a common thread throughout the zone Modern media and technologies will be used to inform, delight and entertain visitors. Issues of sustainable energy, transportation and the environment will not be presented as simplistic catchwords but demonstrated with the use of many uniquely Iranian applications. Electronic media such as video, light projection, lasers and touch screens will be used throughout to educate, inform and entertain. High-speed trains, cars, boats and space vehicles will reflect modern Iranian technology, allowing travel within the zone and park and to provide visitors with a thrilling ride experience.

Master Plan
Men will seek out the thrilling water slides that start at the top of a high tower. Flotation rings for single riders, pairs and groups will give the visitor a wide variety for the slides. A large dump bucket will always attract an excited crowd as it fills and empties out in a huge splash regularly throughout the day.
A lazy river is ideal for visitors to take a more relaxed ride around the park, floating calmly in a ring tube. Snacks and refreshments will be close by so that visitors will not need to leave the park to eat.

Tehranland will feature a world-class Water Park with indoor and outdoor facilities, offering year-round use for up to 750,000 guests annually. Ancient Persian culture will provide many opportunities for theming. Sports Academy The Sports Academy is a tradition that is spreading around the world. It is essentially a fitness club/social club that is associated with a high-performance athletic training centre. It provides a unique opportunity for the common person to exercise side-by-side with their sporting heroes. An association with a top club would only add to the stature of the first-class facility. The Sports Academy will include soccer fields, tennis courts, handball courts, weight rooms, pools, spas, treatment rooms, restaurants and meeting rooms.

Science Centre The Science Centre is a perfect complement to the activities offered on the site—the opportunity to be entertained and also learn. This is a place where guest of all ages can be educated about the wonders of science in a fully immersive, interactive environment. The centre will be home to numerous scientists and technicians who will act as special guides. Exhibits Within the 15,000 m2 Science Center are a series of galleries and exhibits that educate the guest on areas of specific concern to all Iranians—energy, space and transportation. The main feature of the entire centre is a 1,200 seat IMAX 3D theatre, featuring films that will awe and inspire.

Location The Science Centre is located at the eastern most edge of the site so that it can stand alone for use by school groups and local residents, as well as being a part of the overall park offering. The spectacular modern architecture also acts as a beacon along the Hemmat highway to mark the Tehranland site.

Concept by B. Madani (TAWSEAA) The Mosque is a holy place where visitors can receive pure spirituality. In Islamic culture, the concept of shapes and the intersection of two curved lines are a manifestation of the closeness of the Prophet to the Almighty, when He was at the highest part of all the horizons, and received the pure Knowledge from the Lord. The intersection of concave walls form the famous Islamic arches. The Octagon shape, formed by rotating these arched-shaped walls, represents the 8th Successor of the Prophet buried within Iran.

The repeatation of this form creates depth and spaces within spaces, representing the unlimited depth of knowledge: from every corner rises another line, representing endless knowledge. The concept behind the shape of these concave walls comes from the chapter 53 (The Star) of the Holy Qoran, verse 9: 1. By the Star when it goes down,2. Your Companion is neither astray nor being misled. 3. Nor does he say (aught) of (his own) Desire. 4. It is no less than inspiration sent down to him: 5. He was taught by one Mighty in Power, 6. Endued with Wisdom: for he appeared (in stately form); 7. While he was in the highest part of the horizon: 8. Then he approached and came closer, 9.
