Four Real Estate Trends for 2022 Low interest rates designed to prop up the economy amid the COVID-19 pandemic are starting to inch up again, along with concerns of inflation. This means that 2022 may cool off the white-hot housing market just a little, but demand will still outpace supply. Keep reading more insights about the real estate market in 2022 from the Motley Fool. RATES GOING UP Economists say the Fed will have to respond to rising inflation, which recently clocked in at close to 7% in November, the highest rate since 1982. As the economy recovers from the pandemic, the Fed will taper off purchases of assets intended to stimulate the economy. Borrowing rates will rise more than previously thought; Bank of America predicts two rate hikes in 2022 and three more in 2023 and 2024. Mortgage rates will average 3.3% for well-qualified buyers in 2022, Fannie Mae forecasts, and the Mortgage Bankers Association is predicting a 4% rate on 30year fixed loans. ORIGINATIONS GOING DOWN The rise in rates mean mortgage lenders will see an inevitable slump in business. The MBA says total loan originations will drop 33% next year from 2021, mainly targeting refinances, which the association says will decline 62% as rates continue to go up. HOMEBUILDERS STILL BOOMING Despite rising rates, home supply still won’t be able to catch demand. Goldman Sachs tells the Motley Fool that the

housing shortage might last the longest of all the shortages affecting the U.S. as the market struggles to recover from the lowest supply of available houses since the 1970s. An expected deregulation of land usage should help boost construction activity and push net supply up 1.4 million units, but the market will remain held back by supply constraints and labor shortages. More than 55% of homebuilders surveyed by the National Association of Home Builders said that they had trouble finding labor in 2021, while 90% of remodelers reported a shortage of subcontractors. Supply chain problems will continue to plague builders as well. NAHB says October 2021 already saw a decline in housing starts. During that month, more than 150,000 homes that were authorized to be constructed were unable to be built because of material shortages.

Home Tax Credits You Can Take
Homebuyer credits can make first-time home ownership more than just a dream for many Americans. Keep reading to learn more about how to take advantage of federal and other incentives to help homebuyers make their dreams a reality. WHO IS A FIRST-TIME HOME BUYER? The U.S. Department of Housing and Urban Development says a first-time homebuyer is someone who: • Has not owned a principal residence during the three year period ending on the date of the property purchase (and also their spouse). • Is a single parent who has only owned a home with a former spouse while married. • Is a displaced homemaker who has only owned with a spouse. • Is someone who has not only owned a principal residence not permanently affixed to a permanent foundation in accordance with applicable regulations. • Has only owned property that was not in compliance with building codes and which cannot be brought into compliance for less than the cost of constructing a permanent structure. WHAT IS HUD? The Department of Housing and Urban Development administers programs that provide housing and community development assistance. It also enforces fair and equal housing laws. HUD, as it is known, was founded in 1965 as part of President Lyndon B. Johnson’s Great Society program. What first-time homebuyers should know is that HUD grants funds for firsttime home buyers to groups with IRS tax-exempt status. So your first-time homebuyer grants through nonprofits and other organizations may well originate from HUD.
RAID YOUR IRA You can use up some $10,000 of portfolio earnings out of a traditional IRA or Roth IRA without paying the early withdrawal penalty if you’re a firsttime homebuyer using it to buy a home. In this case, the IRS defines a firsttime homebuyer as someone who hasn’t owned a persona residence in two years. This is different from HUD, who requires three years. STATE PROGRAMS Your state may offer similar programs. These are usually based on income, Investopedia says, and may also limit the price of the property purchased. But they can also include costs to improve the property, so these programs are worth looking into. FEDERAL NATIONAL MORTGAGE ASSOCIATION’S HOMEPATH READYBUYER This is another program that offers closing cost assistance in exchange for new home buyers completing a mandatory online course. This assistance can be used to purchase a foreclosed property owned by Fannie Mae.
Real Estate 101 Government Guide to Buying a Home The U.S. Department of Housing and Urban Development will walk you through the home buying process with their guide to buying a home, found at: hud.gov/topics/ buying_a_home. DEDUCTIONS EVERYONE CAN TAKE Of course, first-time homebuyers can also take advantage of programs that are available to all homeowners. These include a tax deduction for your home mortgage, limited to interest paid on $750,000 or less for people that are married and filing jointly and $375,000 for those married and filing separately. Also, this deduction is only for those that itemize, and a 2021 bill increased the standard deduction to make it less likely that you’ll itemize your taxes. Still, it’s there, and you’ll get a 1098 form from your lender showing how much you paid.

If you’re looking for rockbottom price on a piece of property, you’ll often hear the terms “short sale” and “foreclosure” as recommended options. The two terms can be mixed up, as both happen after a previous mortgage goes into default. Foreclosures can follow a failed short sale, too. They are interrelated but not the same. Knowing the difference is critical if you’re in the market for a bargain or are worried about what will happen after a rough financial patch. Here’s a deeper look at these two options, so you can decide which is right for you. FORECLOSURES Overburdened homeowners who can no longer make the mortgage payments on their property risk foreclosure. Borrowers reach this crossroads for a variety of reasons, including issues related to employment or their health. It’s the end of a difficult period that begins with an inability to stay current on your mortgage, and may take a detour into a short-sale option.
Homes also go into foreclosure when there are no takers on a short sale. When all else fails, a notice of default is issued to the property owner. There’s a grace period to catch up but if missed payments are not be made, the property is then seized by the bank or lender. At that point, the homeowner loses possession, and the bank begins the search for a buyer — often after steeply reducing the price in order to facilitate a quick sale. SHORT SALES Short sales are an option for those who want to keep property from being seized by their lender. Distressed borrowers who can’t keep up with house payments, or are stuck with a property after relocating, may choose to sell the home for less than they owe in order to get out from under their mounting debts. Quickly finding an owner keeps them from being issued a notice of default. This is the last stop before a home is auctioned in foreclosure. The homeowner is freed from the mortgage, but may not recoup any of their equity. In fact, they may lose money in a short sale. The benefit of this kind of sale is that the borrower’s credit isn’t negatively impacted, as it would be in foreclosure. You’re free to walk away. These are
