Real Estate Tips And Advice
Summer Lawn Care
We can stay inside as temps rise, but your lawn can’t.
As spring gives way to summer, you may begin to notice changes in your lawn. As the days grow both hotter and longer, a good sprinkler system may not be enough to keep your outside spaces lovely and lush. KEEP IT LONGER Don’t mow quite as low as you might in the spring. The roots of longer grass will grow deeper into the soil, strengthening your turf while also becoming more weed resistant. Weeds will compete for water resources, weakening your grass. Adjust your lawnmower blade height to around four inches in the summer, and you’ll make it harder for weeds to sprout in the first place. SHARPEN YOUR BLADES Dull lawnmower blades fray grass blades rather than firmly cutting off the tops. Frayed grass is then more prone to disease and browning. Sharpening kits are available at local hardware stores,
and the process is very straight forward. For those less handy, local repair shops, handymen or hardware stores may offer a sharpening service.
DITCH THE BAG Many attentive mowers choose to bag up their lawn clippings, since it gives your yard a clean, professionally sculpted look. But those clippings can actually help your lawn resist moisture evaporation, a key element in keeping turf healthy and green during the scorching summer months. Clippings also help keep grass cooler. WATER EARLY Turn on your sprinklers in the morning, when the sun isn’t yet at its peak. You’ll lose less water to evaporation, meaning more will get down to the roots where it’s needed. Watering early also gives your lawn more time to completely dry out before nightfall, making it less prone to disease. Experts recommend watering to about half an inch two times a week.
OTHER HELPFUL TIPS Try to limit how much you walk on your lawn, in particular during the highest heat of the afternoon. Drier grass blades may break off, while foot traffic also compacts soil, making it harder for the roots to get their air they need. You may also consider planting more trees. They grow quite slowly, but will provide years of comfort and beauty. Coupled with shade-loving grass, you’ll have a yard that’s the talk of the neighborhood.
REAL ESTATE 101 Quickly Adding Curb Appeal Increasing your home’s curb appeal doesn’t have to involve a huge expense. Add solar lights along the walkway, or plant heat-tolerant flowers. Blooms also add a splash of color on porches. Remove excess then add a fresh coat of paint to the front door. HGTV has more tips at bit.ly/3yjbaHp. ©2022 Greenshoot Media

Buying A Vacation Home Find yourself returning to a favorite spot? Maybe it’s time to buy. We’re creatures of habit in our work and private lives, and that can carry over into our vacation habits, as well. If you find yourself booking return trip after return trip to a certain getaway, you may be ready to invest in something more permanent there. A GROWING TREND Vacation home sales are on the rise. In fact, these purchases were up more than 57% year over year in 2021, according to the National Association of Realtors. (For a comparison, the association says existing home sales were up 20 percent over the same time frame.) Pandemic-era restrictions led to a broad reinvestment in the time we spent in our homes. More people are also working remotely, so they’re looking for a change of scenery. Then there are those who just know what they like when it comes to getting away from it
all. Whatever your motivation, be aware of certain pros and cons when buying a vacation home. PROS OF PURCHASING Vacation homes are more than a place to unwind. They’re also investment properties. Whether you intend to one day sell them, or use them as an occasional rental property in the meantime, a vacation home can quickly become a valued asset in your financial portfolio. They’ll become even more valuable if your second home is near the beach, key attractions or mountains. In the meantime, you’ll also save on your annual vacation. You may be able to drive, rather than fly — and there won’t be overpriced hotel expenses when you arrive. Since this space belongs to you, you can get comfortable for as long as you’d like. CONS OF PURCHASING Obviously, you’re going to have another mortgage now. You’ll also have to budget for utilities (though they should be far less when you’re
not there), insurance and property taxes just as you would with any primary residence. Those costs may impact other parts of your everyday life, depending on your financial situation. Security will be a concern, especially if you are away from the home for long stretches of time. You should also consider the fact that the novelty of this vacation spot may fade. If so, a second home might not be right for you.
REAL ESTATE 101 Improve Your Credit If your credit score is low because of bad credit card debt, consider talking to a credit counselor about a debt management plan. These counselors can sometimes negotiate lower interest rates or payments. As delinquent accounts become current again, your scores will rise too. Real Estate Tips And Advice

Building A Deck or Patio They can increase your value, but may be a huge headache. Extending your living space into the backyard is smart financially, and it also tends to encourage an exciting new assortment of leisure activity. But getting there isn’t always easy, especially if you’re unsure about how your family might use a deck or patio – and how much you’d like to spend. RANGE OF OPTIONS A deck might be anything from a wooden rectangle off the back door to a sprawling composite space with installed seating and integrated lighting. Patios can be a simple slab of concrete or a specially designed hardscape of natural stone with devoted areas for a fireplace or grill. First, be realistic about how, when and why you and your family will be using this space. Will this become a family gathering spot? Is it facing the afternoon sun? How much space are you willing to give up in the backyard?
Answers to these questions will guide you toward a more focused option. Then it’s time to start budgeting. FACTORING IN COSTS Patios typically cost about half as much per square foot as decks. The price can balloon in both cases, however, when you start adding in design extras. A fire pit might up the price by thousands of dollars, while upscale options like stamped concrete or pavers pack in hidden costs, too. Natural stones will inevitably cost more, but they’ll also last longer. Wood requires far more maintenance. Sun shading might need to be factored in. Get quotes on a variety of looks, with and without extras that are more “wanted” than necessarily “needed.” Then you’ll have all of the information you need to move forward. RETURN ON INVESTMENT Check HOA rules and local code requirements before building a patio or deck, since some neighborhoods and cities
don’t allow them. Others place certain requirements on outside improvements. Once you’ve cleared those hurdles and seen the job to completion, a new patio or deck will immediately improve your every-day lifestyle. These kinds of outdoor projects usually provide pay off big in the long run, too. Experts regularly list exterior improvements as one of the most profitable for home sellers, with estimated returns on investments between 50 and 70 percent.
