Do you own a home? Do you want to, even if a purchase is a few years away? Are you thinking of remodeling your home, or perhaps you’re intrigued by the latest in home design? If you fit in one of these categories, then the Topeka Home Builders Association’s 2015 Parade of Homes is an event you should not miss. Builder Jon Rollenhagen of Dultmeier Homes has participated in the last four Parade events. He said, “To me, the Parade of Homes is an exciting way for us to step back and show off our hard work and new ideas. Seems like we get so busy going forward and building homes for customers we don’t get a lot of time to interact with the general public.” This year’s Parade features ten homes. Mark Boling of Mark Boling Construction has been a part of the event, with his company and a previous one, for more than 25 years. He said, “I’ve had people say to me, ‘We wanted to come and see what you did this year.’ Some will contact me five or six years later to build a home because of what they saw on the tour.” The key reasons to take the Parade of Home tour include: n Trends: The tour is a great time to check out the newest trends in housing, both in design and products. Visitors can see different home floor plans and layouts, plus the newest in appliances and home systems, such as heating, air conditioning, and plumbing. n Style: Each builder has his own style preferences. The tour allows visitors to compare and contrast each builder’s style to see which one best fits what they want

in a home.

n Quality: This is also a good opportunity to look at the quality of each builder’s work. Boling noted, “The prices vary on each home, but it’s not always based on the size of the home, but the quality of what is being put into it.” Rollenhagen said, “It is fun to watch people come and snoop out every little thing about the home. Some walk through slow and others are very fast. Others try to catch a glitch with the home, but most of the time they don’t know what they are looking at.” n Information: If a builder isn’t available on a particular day, there will be a Realtor® on hand to answer questions and put visitors in touch with the builder. Boling noted if he isn’t available, his wife and son (who is a Realtor®) will be on hand to answer questions about the home and the company. n To buy: Most builders create custom homes for specific clients. However, many of the Parade homes are speculative, which means they were built to be sold. For someone looking to buy a newly built house, this is a chance to see some that are available and meet face-to-face with the builder to get details on how it was built. The Parade of Homes also benefits the builders, not only as a way to show-off what have they built, but also as a means for them to get information for the future. Rollenhagen said, “I find it interesting to hear everyone’s comments on the things they like and dislike. We don’t generally build too many speculative homes. Most are customs. It is a guessing game sometimes to find out what people like and are expecting out of new houses.”

As a kickoff to home improvement season, there are many home updates homeowners are undertaking. But before you grab your toolkit or enlist the help of a professional, do your wallet a favor, and conduct a little research. To help homeowners budget for home projects, HomeAdvisor’s True Cost Guide provides the average cost of more than 350 projects coast-to-coast based on data reported by real homeowners. “When completing home projects, a common concern among homeowners is not knowing how much a home project will cost,” said Leah Ingram, HomeAdvisor’s personal finance expert. In fact the True Cost Report, released from HomeAdvisor, found that 38 percent of homeowners don’t know how much it will cost to hire a professional for home projects, and nearly 70 percent are concerned about overpaying as a consequence

of not having reliable cost information. As a result, almost half of homeowners put off projects or attempt to complete them on their own. The top five spring projects include: n Repairing the roof: Maintaining the roof protects a home from the elements and can raise property values. Small repairs keep a roof in good shape for several years and help avoid costly damages. Most homeowners assume repairing a roof can be costly. In fact, according to HomeAdvisor’s True Cost Guide, the average roof fix only costs $550. n Remodeling a kitchen: Kitchen remodels boost a home’s resale value and add functionality to the most utilized space in a home. Many factors go into remodeling a kitchen including flooring, plumbing, appliances and electrical. Homeowners in New York hire more pros to remodel their kitchen than any other state in the U.S.
