Situated in the territory of Elin Pelin municipality, East Ring Logistic Park is located in a traditional industrial area, 25 minutes away from the center of Sofia. Between the two entry-exit highways Hemus (A2/E79) and Trakia (A1/E80), the park covers an area of 220 00 sq.m., with the potential to be built 90 000 sq.m. of warehouse and industrial premises. In favour of the employees the park offers: • Up and running is a modern bistro restaurant. • Free transportation service is provided from Tsarigradsko Shose Metro Station to the park and back. The logistic park has: • certified drinking water supply network • two electrical substations • optic cable with large enough capacity • emergency back-up generators • opportunity to connect to the gasification network
LOCATION AND ADVANTAGES
East Ring Logistic Park is situated just outside the eastern city limits of Sofia, in a traditional industrial area, along a roadway that links to the Trakia E80/A1 highway which connects Sofia to Burgas and Istanbul. The Hemus E79 / A2 highway is just few kilometers further north and offers connections to Thessaloniki-Sofia-Varna-Vidin. Access to all important transportation nodes: • E79/A2 (Sofia Ring Road) – 8 km, (6 min) • E80/A1 – 2,5 km, (2 min) • Sofia (City Centre) – 23 km, (20 min) • Sofia Airport – 17,6 km, (12 min) • Train Station Elin Pelin – 6 km, (5 min) The neighboring towns of Elin Pelin, Ravno Pole, Novi Han, and Lesnovo are a good source of skilled and unskilled cost-effective labor. COMPLETED BUILDINGS
Up-to-date, four dry storage warehouses (Buildings 1, 2, 5 and 6) are functional with a total built-up area of 25 600 sq.m.and, each one with a built-up area of 6 400 sq.m. The buildings are suitable for warehousing, 3PL and/or light production, incl. assembling. Some of their main characteristics are: • Combination of warehouse area and office and common areas • Reinforced concrete construction. • Minimal clear height of 10,5 m. • Floor load capacity - 5 tons/sq.m. The first two buildings are already BREEAM certified (certification No.: BREEAM-0053-1061).
