Sustainable living
not only minimizes our impact on the natural world, it also creates an avenue for us to choose what we put in our bodies, the clothes we wear and the way we treat our homes. Due to this, going green can seem daunting, but it doesn’t have to be. Here are a few categories to help improve your green journey:
What you wear The clothes we wear can have an adverse impact on the environment. The clothing industry has become one of the leading pollutants in the world due to the amounts of pollution and chemical waste produced by factories working to meet the high demand of new clothing trends. The truth is that buying new clothes – even longlasting, eco-friendly attire – can be a little difficult. There are so many brands to choose from, and many have a different opinion of what falls under the banner of “affordable.” Still, that doesn’t mean you can’t find some clothing alternatives that won’t harm the environment. To help you afford sustainable, socially-conscious fashion alternatives, develop a clothing budget. And always be on the lookout for a sale when shopping for any eco-friendly clothing. - Continued on page 12

Our journey into veganism began a couple years ago when our daughter had us watch a Netflix film “Cowspiracy”. The movie exposed us to the cruelty and horror of animal farming and the dairy industries. So, we began the vegan journey and now are more focused on whole food plant based eating. We are inspired to make a happier and healthier planet for ourselves and our children by combining real estate with sustainable living solutions. Your comments and ideas are always welcome!

Vegan Nachos Supreme
Cauliflower Meat Crumble
Vegan Cheese Sauce
Ingredients:
Ingredients:
1 small head cauliflower (1 1/2 cups) 4 oz fresh mushrooms 1/2 cup walnuts (use less or omit if watching fat intake) 2 Tbs soy sauce 2 Tbs chili powder 2 tsp ground cumin 1 tsp smoked paprika 1/2 tsp garlic powder 1/2 tsp onion powder 1/4 tsp ground pepper 1/4 tsp salt
16 oz yukon gold potatoes (3 medium) 2-3 large carrots 1/2 cup water (used to boil potatoes) 1/4 cup nutritional yeast 2 Tbs lemon juice 1 tsp apple cider vinegar 1 tsp salt 1/2 tsp onion powder 1/2 tsp garlic powder 1/2 tsp brown mustard 1/8 tsp turmeric
Instructions:
Wash and scrub both potatoes and carrots, peel if desired and chop into uniform pieces and boil for 10 minutes. OR..... INSTANT POT: Simply add them to your Instant Pot with 1 cup of water. Set to MANUAL and cook for 12 minutes. Allow to naturally release for 10 minutes before opening lid. Let rest for 5 minutes and then with a slotted spoon, transfer the veggies to your blender. Add 1/2 cup potato water and pulse to mix. Add remaining ingredients and blend until smooth and creamy
Preheat oven to 350 degrees. Chop the mushrooms until you have a rice like consistency. Now chop the walnuts to the same consistency and mix in a large bowl. Remove the core and leaves of your cauliflower and cut into small pieces. Chop the cauliflower to the same consistency and add to bowl. Stir in soy sauce and mix. Stir in spices and mix well, making sure everything is mixed thoroughly. Spread mixture onto a parchment lined baking sheet and bake for 30 minutes. Stir lightly and continue baking for an additional 10-15 min.
Instructions:
On a big platter layer tortilla chips with cauliflower crumble, vegan cheese, favorite salsa and cut cherry tomatoes, black olives, corn, cilantro and slices of lime on the side. Vegans and non-vegans love it!

Different
is better than better. by SALLY HOGSHEAD Sally says we grew up with a myth. The myth says: Work hard to be “better.” Better than everyone else. Be better than the competition… because that’s how to be the best. “Better” is not necessarily better. It could be worse. “Better” keeps you chained to the same way of working as your competition. Being better is temporary. It’s a flimsy advantage that can be toppled in a millisecond by someone with a bigger following. Or a lower price. Or a more convenient location. Or a shinier award. Or a newer technology. Or a fancier degree. Better keeps you chained to the same old way of working as your competition. She proposes that it’s not enough to be the best. In any oversaturated environment, it doesn’t matter how wonderful you are and how much you have to offer. If your message fails to fascinate, you’ve failed. Being the best isn’t enough, if nobody
notices or cares. It’s not enough to manufacture the best product if nobody buys them. It’s not enough to be the best leader if nobody follows you. You could have THE worldchanging idea, one that will alter the course of mankind, but that idea will wither if nobody knows about it. People will just move on to the next product, the next employee, the next conversation. The best idea can’t win, just like the best person can’t win, if they fail to earn any attention in the first place. The good news is you can compete. You can be the best in a competitive environment— if you use your natural personality advantages to attract the attention you need to succeed.

This property was previously listed with another realtor who did not stage or take professional pictures at a list price of $374,536. Price dropped to $368,536, after 214 days and with 3 open houses...no offers. The seller then hired us and we immediately tweaked and staged the property and directed professional HD pictures. We priced the home at $350,000...which took some convincing because seller thought closer to $375,000 was better. We launched with an open house and got three offers! One for $300,000 cash (thank you, but no), $350,000 with $15,000 assist, and $350,000 with $10,000 assist. We negotiated the offer with $10,000 assist to a purchase price of $355,000 including the assist...netting the seller $345,000 the first day. BEFORE

When it comes to eating organic foods, a little sticker shock can be forgiven. However, there are many benefits to buying organic from having a positive impact on your health to improving the lives of farmers. Plus, there are lots of ways you can make organic groceries more affordable. Before you even step into a grocery store, you should try to plan out some meals for the week. This will help you prioritize what you need to buy. Another way you can save is to buy in bulk. You may also need to change where you do your shopping in order to get the best deal. Buying directly from local farmers is a good example of how to take advantage of resources and also keep tabs on the chemicals farmers may be using. You can also make the effort to compare prices at stores to know what is cheaper to buy in each store.
How you live You could try some of these building materials to improve the energy efficiency of your home: Consider solar panels. Many states offer deals in getting solar installed. Also evaluate on-demand water heaters when it is time to replace the old one. When ready to replace the home’s original windows, energy efficient windows can reduce the amount of air escaping by 10 percent, making them a cost-effective measure in the long run Remember that when you invest more time in clothing that lasts longer and isn’t harmful to the environment, you’re opting out of the flavor-ofthe-month money sink. Any time you choose an organic meal over a conventional one, you’re helping to bolster your immune system and avoid medical complications down the road. And, when you make a couple of improvements on your home, you’re limiting energy waste which can save you money in the long term.
