Tri-State

Gives Wild Birds a Second Chance Tri-State Bird Rescue & Research is an internationally recognized, licensed, non-profit wildlife rehabilitation organization that cares for injured, orphaned and oiled native wild birds ranging from hummingbirds to eagles. Tri-State was founded in 1976 by the late Lynne Frink to study the effects of oil on birds and to find a way to successfully treat affected wildlife. Since that time, the organization has made great advances in the specialized field of oiled wildlife response and has earned an international reputation in the area, working together with industry, government and dedicated community volunteers. The Oil Spill Response Team is on call 24 hours a day, 365 days a year, to help oiled wildlife along the Delaware River and around the world. As the community learned of Tri-State’s spill response work, they began to request care for injured and orphaned birds of all types. In response to this need, Tri-State opened the Wild Bird Clinic in 1982. Today, The Frink Center for Wildlife serves Delaware and the Mid-Atlantic region, caring for 3,000 injured native wild birds that are brought to us by concerned citizens and wildlife officials each year. Through three and a half decades of experience rehabilitating a multitude of wild bird species, Tri-State has become one of the premier wildlife rehabilitation organizations in the country.

Did You Know A baby bird will not be rejected by its parent if it is touched by a human. If a tiny nestling baby has fallen onto the ground, it is perfectly safe to carefully put it back into the nest.

Clinic in Need of Funding for Interns Every summer when hundreds of baby birds “fly” into TriState for care and the caseload soars to as many as 300 birds in-house, the clinic staff and volunteers need more help than ever. The mutually beneficial solution: student Page 4

interns. Through the Educational Internship program, students pursuing degrees in animal science, wildlife conservation, veterinary medicine, and other related fields have a unique, hands-on opportunity to learn about wildlife rehabilitation.

Upcoming Events Tri-State is thrilled to have entered its 35th year of service to wildlife. Thousands of birds and other wildlife have benefitted from the expertise and experience of Tri-State’s staff and volunteers. To celebrate this exciting milestone, Tri-State is planning a variety of events. We hope you will join in the celebrations throughout the year. For more information about these events, visit

www.tristatebird.org To continue this critical program in the clinic, the organization relies on generous contributions from individuals and organizations each year. Tri-State is currently seeking funding for the 2011 program. If you know an individual or a business that might be interested in supporting the education of one or more future wildlife professionals, please contact Tri-State at (302) 737-9543 x 108. This investment will be priceless to both our mission and these ambitious students.

Fully-feathered young birds called fledglings take short, erratic flights that lead people to believe they are injured. However, they are simply practicing their flight skills. Chances are you will see an adult bird nearby—the parent keeping a close eye on its baby.

Because Mother Nature is the best caretaker, it is critical that you allow parents to rear their young and teach them how to fly and survive in the wild. If you are unsure if the baby bird needs help, refer to our web site for more guidance: www.tristatebird.org/clinic/help

SHORT SALES AND FORECLOSURES

Shadow Inventory: State by State Foreclosures and Short Sales by The KCM Crew on March 29, 2011

BEAR 18 Primrose Drive Brennan Estates 4 BEDROOMS, 2.1 BATHS PRICE: $274,900 Bank owned, inspections are for informational purpose only.

NEWARK 107 Richards Lane Richards Lane 3 BEDROOMS, 2.1 BATHS PRICE: $188,900 Bank owned, inspections are for informational purpose only.

This map shows a map of the number of months shadow inventory by state:

The National Association of Realtors explained their methodology: The map shows the number of months it would take to clear the shadow inventory by state. The months’ supply is estimated by dividing the shadow inventory and the monthly number of distressed sales. The numbers range broadly from 51 months in New Jersey to 7 months in Nevada. When looking at months’ supply it is important to keep in mind that this estimate highly depends on saturation of distressed sales. Given that New Jersey over the past year on average reported about 20 percent of existing home sales to be distressed sales, it will take a longer period for the shadow inventory to clear. In contrast, Nevada’s distressed sales averaged a considerable 70 percent share of the existing sales and at that rate the current shadow inventory would clear in 7 months.

Bottom Line: Appreciation of residential real estate will not take place until a region works their way through the shadow inventory that exists. This map gives you an indication of when that will occur in your state.

Pamper Your Credit Score Would you take good care of your credit score if you knew someday it could save you money? What if you wouldn't see the savings immediately, if you had to wait a year or two? How about if you had to wait 10 years — could you keep your credit score healthy if you knew it would pay off big time? Your credit is one of those things that you can ignore for a long time but when the moment comes when you want to buy a home, a car or even apply for a job, you'll wish you hadn't. It's kind of like ignoring a major health condition: You can get by for a while and feel just fine but eventually it will come back big time. For example, if you are buying a home, your credit score impacts your interest rate, which can end up saving or costing you thousands of dollars over the life of a home mortgage. So, how do you pamper your credit? • • • •

Make your payments on time. Keep your balances low. Don't close old accounts. Keep your credit utilization low (used credit vs. available credit).

Taking care of your credit basically means showing future potential lenders that you don't borrow more than you can afford and that you regularly pay back what you owe. Stick to those principles and you might have a chance to save a lot of money in the future. Contact me today for more information on how to pamper your credit score!
