Welcome to this months TeamWebster eMagazine. One of the most important things to remember when selling your home is that it needs to be appealing to a variety of buyers. At your very first showing you want that buyer to walk into a welcoming and attractive home because that very first prospect just may in fact be your buyer! Preparing your home for sale involves the obvious things such as cleaning, decluttering, fixing any damages and the all important curb appeal. But what sellers seem to forget when selling their home is that creating an attractive living space for potential buyers also means depersonalizing...and

that also means leaving the home and not being their when buyers come. If a buyer walks into a home filled with family pictures on the walls, baby toys in the corner and a cat on the couch, it will be difficult for them to picture the home as their own. You don’t want the buyer to feel like an intruder so removing all personal items, photos and yourself will allow them to get the full potential of the space as if it was their own. s Christmas Day 2010 approaches, the sound of bells are ringing everywhere to remind people that there are those in need that will be turning to The Salvation Army for help. For families, children, seniors and anyone seeking assistance this time of year, the Red Kettles of The Salvation Army are truly a beacon of hope for the holiday season and beyond. Since 1891, the Red Kettle of The Salvation Army has been the single most recognized fund raising effort of any charitable organization in history. The story of the beginning of this effort is simple, yet compelling. In the fall of 1891, Joseph McFee, a Salvation Army captain in San Francisco, California, was overwhelmed with the number of poor in that city. McFee had a simple idea. He wanted to provide free Christmas dinners to 1,000 of the poorest of those people, to give them some holiday hope. Sadly, he had no money for the meals. McFee tossed and turned at night, praying and thinking about the problem. Slowly, a solution came. He recalled his days as a sailor in Liverpool, England. At Stage Landing, where the ships docked, a large iron kettle called “Simpson’s Pot” had been placed. People walking by would toss in a coin or two for the needy. Finding a pot, Captain McFee put it at the Oakland Ferry Landing, by the foot of San Francisco’s busy Market Street. He placed a sign next to it that read, “Keep the Pot Boiling.” Word got around quickly, and by Christmas the kettle had raised enough money to feed the poor. Captain McFee’s Christmas tradition has spread to Salvation Army posts in Europe, Japan, Korea, Chile, and other parts of the world, providing crucial support for the Army’s many social service programs throughout the year. “Every coin counts!” said Major Philip DeMichael, Regional Coordinator for The Salvation Army in Delaware. “People should know that the money they donate through our Red Kettle Campaign not only helps people right now, but throughout the year and kettles this year may truly hold Page 4

C h r i s t m a s assistance is offered to families with children so that the joy of the season may be experienced by those whose income level prevents them from sharing gifts and a traditional meal with their children and loved ones. “I just can’t imagine a child without a gift on Christmas Day that says God loves them,” said Major Connie DeMichael, Associate Regional Coordinator for Programs in Delaware. “And parents know that love by sharing in their children’s joy also,” she added. Through the efforts of hundreds of volunteers, new, unwrapped toys are gathered every year through The Angel Tree program. Trees, decorated with tags representing boys and girls throughout the region, are placed in both the Christiana and Concord Malls in New Castle County. The tags, identifying a girl or boy, show children’s first names, their age, and their clothing sizes and a “special request” for a certain gift that the child is hoping to receive. Donors are invited to look over the tree and select a tag for a child and then enjoy shopping for that special “angel” they have selected. Items purchased for those children can be returned to the Angel Tree location, unwrapped, and The Salvation Army will transport and distribute the gifts through their Toy Shop. The Toy Shop, again this year at the Shipyard Shops on the Riverfront in Wilmington, is located in a space donated by Pettinaro Construction. The former Vanity Fair Outlet is large enough to accommodate the thousands of toys gathered

permanent housing and income-needs solutions. Additionally, The Salvation Army operates one of the largest Child Care programs in Delaware providing care for infants at 6 weeks old through age 4 for families with limited income. Beyond the Red Kettles and Toy Shop of Christmas, The Salvation Army is at work throughout the year providing crisis alleviation in the form of utility and rent or mortgage assistance, and food assistance through their Family Services programs offered throughout the state. In Wilmington, The Salvation Army operates a unique 30-day Emergency Housing Residence that provides shelter to women and children who become homeless. This program is designed to meet the immediate needs of those who become homeless and allows for regular counseling with a case manager to develop a plan for

Protect Your Profile Congratulations! You’ve found the home of your dreams! You were properly pre-approved, successfully negotiated a contract of sale, and have applied for your mortgage. And it’s the holiday season, so why not take advantage of all the fabulous sales out there? That new family room is going to need to be furnished. And the washer and dryer are a little old, so grabbing one of those “no payments until 2013” deals seems like a great idea, right? Wrong. Until you walk away from the settlement table with the keys in your hand, you need to protect your profile. Protect what? Your borrowing profile consists of several things, but primarily your income, employment, outstanding debts, and credit score. When you apply for a mortgage, the lender expects that the profile you present will be intact at the time of settlement. At closing you’ll sign final application documents stating that the information is still accurate. Misrepresenting any portion of your profile could be considered loan fraud and that is not ok. To be safe, you should do the following. 1. Avoid quitting or changing jobs during the home buying process. Sometimes a change in job is unavoidable. In the case of a job transfer, it could actually be the reason you’re buying a new home. If a job change is pending, be sure to provide your loan officer with all of that information up front so the new job and income can be correctly verified. 2. Maintain similar balances in your bank accounts. Your funds to close will be verified based on the statements you provide. If updated statements are requested and the money is no longer there, complications will ensue. Of course, payments made as part of the home buying process (deposit on contract, home inspection, mortgage application, etc.) are expected and will be taken into account. 3. Don’t charge up your credit cards or take out new credit. Charging up your credit cards could increase your monthly payments and affect your qualifying ratios. And opening new credit accounts, in addition to adding a new payment that must be included, may negatively impact your credit score because of the inquiry required to open the account. Even if you’re not borderline from a qualification standpoint, any change in your profile may require reevaluation, which could delay settlement if it’s discovered late in the process. Be aware and be honest. Communicate with your loan officer any changes that will differ from the information presented at application. Protecting your borrowing profile will help ensure a smooth transaction and can avoid last-minute hiccups in the approval process.
