Happy March,

We are back to a normal market with a boost of multiple offers when presented to the market correctly. It's finally here. But, I have to share that I've been meeting with many agents at all different companies, our agents, lenders, and other industry professionals. For the most part, everyone is crying.

The majority of people I have talked to or met haven't had many closings or any since October. This can be painful and even put you out of business if you don't have the right strategy of pulling yourself out of it and getting productive. The most wonderful thing about real estate is that it can turn on a dime. Just when you're seeing negative accounts, you can get highly productive and within 30 days see your bank accounts overflowing.

The key this year is to double your prospecting activities. So, be sure to download My 6 Figure Day app to keep you accountable to reaching your income goals. You probably have to make up for some months with zero income.

You'll find that when you start stacking listings in a market like this; especially with so many changes with buyer representation, that you will control the market. You will go from feeling helpless to feeling powerful and in control. So, as you double your prospecting efforts, focus on listings. Many of you will end the year being THE top agent in your markets and we can't wait to celebrate.

What makes us so blessed over other companies is that you most likely had the option of cashing in stock to pay your monthly bills. I've talked to many of you who did just that to cover your expenses when you didn't have sales. Truly an amazing benefit that eXp offers.

Gusty and I have had so much fun traveling to visit with you. We want to remain a valuable resource in your business and watch you Xcellerate! He's in South Africa right now on a field trip for his Master's in Real Estate Development degree with Auburn University. When he gets back, we will be scheduling more dates to head your way.

AL State Changes:

8. Advertising (Effective 10/1/24) Under existing law, there is no definition of “prominent” in relation to advertising the name or trade name of the qualifying broker or company. This bill would define “prominent” as use of a font size that is equal to or larger in size than any other text or logo in the advertisement and situated and sized for the purpose of gaining the attention of consumers viewing the advertisement. (p.57 line 1594.). This is for consumer protection and to make our laws clearer for our licensees.

TURBVILLE Barb

ICON agent and Red Camelia Team Leader

Meet ICON agent and Red Camelia team leader, Barb Turbville of Pell City, AL. Barb has been a single parent of four sons, Nathan, Blake, Colton, and Matthew, for over a decade. In addition to her fast paced real estate business, in June of last year, Barb began working for Southwest Airlines as a flight attendant for fun. She enjoys hanging out with her precious toy poodle, Todo, and entertaining her friends with impromptu dinner parties.

In 1993 Barb joined the Navy where she ran a branch medical clinic pharmacy. She was soon promoted to a supervisor out of training and received her own station within the first year. Always looking to improve and better herself, she ended up in Birmingham in 2007 and completed her Bachelor’s degree in Accounting. After working in Governmental Accounting for 5 years, she realized she wanted to go a different route. So, after what Barb describes as a “personal life reboot”, she got her real estate license in 2014, and Broker’s license in 2019.

Sadly, Barb’s good friend and real estate mentor unexpectedly passed away causing her to make a profound change opening her own office and building a team of her own. After the brokerage she was with at that time told her she could not have a public office, she decided a change was in order. Exp Realty was the answer. She already had a space identified and Gusty helped her get the ball rolling. She’s been operating in that location for 4 years.

Having a preference for working solo, with a passion for serving others, Barb structured her team in a non-traditional way. She says watching her team grow and implementing things she has taught them is her biggest reward and achievement. She also knows that even though it’s her responsibility to help her team grow, she is so thankful that they prop her up and help her everyday to achieve her personal goals.

When she stopped focusing on the sale and started focusing on serving her clients, Barb says her entire world changed. A few key factors that she implements daily that she feels have contributed to her long term success are: to always be available, to serve others, and to be knowledgeable and helpful to your external and internal clients. She also says that her biggest advice to new agents is to get moving and always answer your phone. Her favorite nurture tool is her phone. She loves to catch up with her people one on one instead of going the automated route; staying personal and staying authentic. But, her savvy negotiation skills also play a huge part in her success.

Because they are the most grateful clients, Barb loves working with first time home buyers. She also enjoys focusing on lake life living since she lives on Logan Martin herself. She gives credit to her original mentor, the late Nancy Locklar, who taught her so much about the lake market. Barb was such a wonderful student that she’s been featured on two HGTV episodes of Lake Front Bargain Hunt!

As a lover of numbers, she’s constantly watching the market and her personal sales towards capping and ICON, and how she’s delivering within the MLS. But, Barb says that success is truly measured by knowing you have helped change the lives of families for the good. And, that’s why she performs in the top of all area realtors.
