Whether you live in a climate prone to heavy rainfall or just want to preserve the structural integrity of your home’s outdoor space, it’s important to consider how moisture can affect a deck. Because they are exposed to the elements, decks and their supporting substructures are highly susceptible to water penetration. Without proper protection, rain, dew and snow melt can seep into screw holes and sit on boards, joists and beams, causing them to rot, decay and deteriorate over time, posing serious safety issues. CONTRIBUTED Here are three easy ways to protect your deck from moisture Those on Kaua‘i with decks, lanai or other outdoor living spaces know how the rainy season can damage: affect those surfaces. Seal the substructure but can be fully sealed with a wider precipitation. High-performance while creating dry space beneath One of the easiest things you can do to prevent premature deterioration of a deck’s substructure is applying protective tape, such as Trex Protect, to the joists and beams of the foundation. Designed specifically for use on decks, this butyl-based, peel-andstick tape is applied as a “cap” to the tops of wood joinery to create a moisture barrier. It also helps to hold deck screws in place longer and stronger, while creating a waterproof seal around fasteners. And don’t forget the ledger board. This key connection point where the deck attaches to a house is especially vulnerable to moisture

Divert water with a deck drainage system Made from a blend of plastic and wood fibers, composite decking For an elevated deck, consider won’t absorb water like treated adding a deck drainage system. lumber. Average long-term US mortgage rates edge down, still over 5%
H
ASSOCIATED PRESS WASHINGTON — Average longterm U.S. mortgage rates edged down slightly this week, though interest rates on the key 30-year home loan remain elevated. Mortgage buyer Freddie Mac reported Thursday that the 30-year rate ticked down to 5.09% from 5.1% last week. By contrast, the average rate stood at 2.99% a year ago. Until about six weeks ago, rates hadn’t breached 5% in more than a decade. The average rate on 15-year, fixed-rate mortgages, popular among those refinancing their homes, edged up to 4.32% from 4.31% last week. Last month, the Federal Reserve intensified its fight against the worst inflation in 40 years by raising its benchmark interest rate by a half-percentage point and signaling more big rate hikes to come. The Fed’s move, its most aggressive since 2000, means higher costs for mortgages as well as credit cards, auto loans and other borrowing for individuals and businesses. Higher borrowing rates appear to be slowing the housing market, a crucial sector of the economy. In April, sales of both existing homes and new homes showed signs of faltering, worsened by sharply higher home prices and a shrunken supply of available properties. Homeownership has become an increasingly difficult aspiration, especially for first-time buyers. Besides staggering inflation, rising mortgage rates and soaring home prices, the supply of homes for sale continues to be scarce. The U.S. remains stuck in the painful grip of high inflation, which has caused particularly severe hardships for lower-income households, many of them people of color.
