This year we opened another three offices, bringing the total within the group to 36! To put that in perspective – in 2013 we had just 15. The steady and continued expansion of The Acorn Group will come as no surprise to those who have followed our progress over many years, but the increased rate of growth has surprised many property industry pundits who had forecast the extinction of the high street agent as a casualty of the online-agent. In reality, the term ‘online-agent’ is a bit of a misnomer – I can’t think of a single ‘traditional’ estate agent that hasn’t been online longer than any of these 'online-only' agents. Acorn, for example, have been online for two decades! The most fundamental difference, at least on the face of it, seems to be the fee structure. Online agents charge a smaller fee, paid upfront, rather than a percentage of the sale price paid only when the property sells. It definitely makes for a good story – the small market disruptor with a revolutionary business model, putting the old-guard out of business. It’s like Netflix vs Blockbuster all over again! Except it’s not. There’s a reason why estate agency evolved into a 'no sale, no fee' business model: no one likes paying for something they don’t receive. When you pay up-front, what

is the motivation for an agent to try and sell your property for the best price, or even at all? There’s a lot more to selling property than just putting it on the portals, despite what they lead you to believe. Sure, everyone has a friend of a friend who sold without problems, but could they have achieved a higher price for their property? And what happens if the road gets a little bumpy? Stuart Challis BRANCH DIRECTOR

Stuart Challis, Branch Director of Acorn London Bridge, tells us about his award winning story of a troubled frog, dressing up as a knight, and the exact moment he knew he wanted to work for Acorn. My early memories of growing up in East London during the heady mid 70s are, I’m sure, rose tinted to say the least. Jumpers for goal posts – playing football in the road on a balmy summers' evening and a real sense of community. One of my fondest memories looking back is the day of the Golden Jubilee in 1977. The whole street was busy painting the kerbs red, white, and blue, with trestle tables as far as the eye could see, all overflowing with food and drink. The streets were buzzing with celebration, as was I for finishing 3rd in the fancy dress competition — a natty little knight of the round table with a feature feather duster crowning the silver cardboard helmet. I moved away from the area into Cambridgeshire at the age of 11, however, the legacy of this time lives on in the form of West Ham United, the team I support and the bane of my life! School was fun. I have always enjoyed studying and have a rather bizarre fondness for exams — Geography and English being my favoured subjects. At age 14, my proudest achievement was winning a national short story competition held by Greenpeace with a story about a troubled frog. I can’t imagine why but it never made it into publication! Following A-levels, a flirtation with Kingston University, and a failed attempt to make it in the music business, I found myself working within the retail sector. Always drawn to people and a busy environment, retail was a great fit. I spent many years going to work in board shorts and flip flops as a manager, and then area manager, for the surf/ski lifestyle brand Fat Face. Opening and recruiting for stores in Cambridge, Norwich, Aldborough, and Bluewater had its challenges, and certainly taught me skills that still come in handy to this day.

My first introduction to estate agency (and Acorn) was when my girlfriend (now my wife) asked me to arrange several valuations on her apartment in Honor Oak Park. I may have got slightly carried away and booked a full day of appointments. Out of the seven agents I met that day there was a stand-out candidate that not only understood the property and the local market, but most importantly my needs. I was sold on the idea of Acorn marketing the apartment but also on the company and its ethos for delivering the very best advice with passion and honesty. I handed in my CV to Acorn the very next day. Within a year, I was a branch manager of the Dulwich office, and soon thereafter, on to London Bridge and the delights of SE1. I have been part of the local community now for fifteen years, and strongly believe our office opposite the park on Bermondsey Street really is perfectly placed — whether we're helping people buy and sell locally, or helping them migrate out into the wider South-East London and Kent corridor. For me, the best thing about SE1 is the broad mix of people living within the area — a genuine community spirit exists that I believe is unique in Central London. The area has changed a great deal during my time here, and it has been a real pleasure to watch local independent shops, restaurants, and art galleries flourish alongside the established businesses of old. Watching The Shard develop on a daily basis was also a real privilege, a story I’m sure I’ll bore my children with as they grow up. With the ongoing development around London Bridge Station, Neo Bankside, Elephant & Castle, Old Kent Road and Bermondsey, it is certainly an exciting time! It’s also little wonder we are seeing so many new buyers and tenants looking to move into the area. Perhaps the reason I love the area so much is that it reminds me of the community I was part of growing up.

Translations National Theatre

Following a sold-out run in 2018, Ian Rickson’s exquisite production of Translations by Brian Friel returns. Culture Under Attack Imperial War Museum

Culture Under Attack is a free season of exhibitions, live music, performances and interventions that explore how war threatens not just people’s lives, but also the very things that help make lives worth living. The season spans architecture, photography, art and music, revealing why some people try to eradicate or exploit culture, while others risk everything to

protect, celebrate or rebuild that which defines us as human beings. Exhibitions within this season include; What Remains which explores why cultural heritage is attacked during war, Art in Exile which uncovers how cultural treasures were protected in Britain during WW2, and Rebel Sounds which explores how music is used to resist, rebel and speak out against war and oppression. Nam June Paik Tate Modern

Tate Modern present a major exhibition of the work of visionary Korean artist Nam June Paik. Renowned for his pioneering use of emerging technologies, Paik’s innovative yet playfully entertaining work remains an inspiration across the globe. Tate Modern will partially restage Paik’s pivotal first solo exhibition, Exposition of Music – Electronic Television. Prepared pianos and musical instruments will be shown with examples of the artist’s earliest manipulated televisions and interventions into live broadcast. The exhibition will culminate with the dazzling installation Sistine Chapel 1993, recreated for the first time since he was awarded the Golden Lion for the German pavilion at the Venice Biennale over 25 years ago. 17 October 2019 – 9 February 2020 tate.org.uk

The National Youth Theatre’s 2019 REP season will open with Neil Bartlett’s powerful adaptation of the much-loved Dickens’ classic Great Expectations, staged in London for the first time at Southwark Playhouse. A chance meeting with a convict on Christmas Eve, a

HAKATA brings everything that ramen-ya in Japan are famous for – quality ‘comfort food’, served in a warm, inviting atmosphere with friendly service. The second London Bridge, which was built in 1831, was later sold to an American entrepreneur in 1968. It was taken apart piece by piece and then shipped to Arizona where it was reconstructed.

Acorn Book Club A chance meeting in 2018 between Rob Sargent — CEO of The Acorn Group, and Jo Chandler — Chair of Governors at St Saviour’s School, sparked the beginning of a CSR project with a difference. Following a visit to St Saviour’s, the Acorn CSR team offered to refurbish their uninspiring (and underfunded) library facility. With the help and generosity of the staff, students and public, it was transformed into a colourful, engaging and vibrant space to learn. So successful (and popular) was this early project, that the scheme was registered as an official charity under the name Acorn Book Club in early 2019. The ABC now works closely with a variety of local communities, schools and hospices to ensure fantastic books get into the hands of children who need them the most.

I’m proud to say that this is now the 5th edition of our little SE1 specific magazine and looking back over past editions really magnifies just how much can change and unfortunately, how time flies. The hot topic of Brexit still hangs over us although it may or may not surprise you to hear that I rarely find myself embroiled in conversation on the subject these days, a genuine desire to ‘get on with life’ seems to be the overriding sentiment among buyers, sellers and landlords. Certainly it remains a buyers’ market and first time buyers are continuing to benefit from greater choice, an environment very much created and controlled by government changes to stamp duty on second homes rather than the tumbling market

that some would have us believe. Returning buyer and seller confidence is very much evident and has continued throughout 2019. The greater availability of good quality property is really benefiting those looking to up and downsize and has been supported by the steadying return of first time buyers. I’ve also noticed that increasing rental yields are starting to tempt back investors too. It’s been 15 years since I started my journey in SE1 and I’m struggling to recall a better, more balanced market to buy and sell. One constant remains: knowledge, sound advice, understanding and an abundance of enthusiasm continue to be the key to unlock any move.

What a fantastic time this year has been for the lettings market! Bermondsey has made the Sunday Times shortlist of the best places to live in London every year since 2014, and here we are now seeing the rental market boom and rents increasing. Over the last 8 months I have personally been focused on this trend and on average landlords are seeing an 8% rent return. We find our landlords return to us year-after-year knowing we are going to find them the right tenants and that we understand their needs. Now professionals, the students come back to me to find a place of their own. It is lovely to see how they have changed over the years. The lettings market has so much to offer to both landlords and tenants. It is a real treat for me to be able to visit such a variety of properties on a daily basis. From ultra high-spec modern apartments, to large spacious warehouse conversions, we have plenty to offer to new tenants. And let’s not forget the quirky converted and upgraded ex-local authority flats, minimising the stigma they once held.

2019 started with an abundance of activity aided by a strong appetite from first time buyers seeking to get onto the property ladder. In the last edition of the SE1 Review I commented on how the Build to Rent market was becoming predominately focused on customer service, and as I write this for the 5th edition of the Review, I am pleased to say that things haven’t changed! A strong focus on customer service is leading to many schemes now offering on-site managers, a step up from the standard concierge and the difference is having a positive outcome on tenant retention rates. There are a number of schemes still tied up in planning application issues in the Southwark Borough, due to this little has come to the market over the last 12 months within the SE1

postcode and we have, in fact, seen a rise in schemes that have changed tenure to BTR due to the slowdown in the sales market. That being said, there is still huge demand for high quality property with an exemplary management strategy and I hope to see schemes of this type get the green light without much further delay, after all, we are in a housing crisis so we keep being told! We are regularly asked about the appetite for residential development land along with investments and commercial property. Overall, the 2019 residential development market has been stagnant with no gathering of pace, much the same as 2018 and the back end of 2017. There is still a high demand for development sites with consent, however, the role of a specialist agent giving good advice – rather than telling a client what they would like to hear – is more vital than ever. Everyone wants to achieve as much as possible for their asset, which is understandable, but simply pushing a site or property around the market at more money than it is worth with no strategy is the wrong thing to do to maximise value. The value of residential development land has come off slightly since 2015 and 2016 but this is mainly a result of resale values.

Taxation changes have resulted in far fewer buy-to-let investors and foreign purchasers. Buyers and their funders are much more focused on the resale market and the rate of sale they can expect on their finished product in 12-18 months. We’re seeing a heavier reliance on finance, and more consistent downvaluing. Securing a planning consent is increasingly more difficult which helps to hold land values. Demand for all types of commercial property to rent or buy remains strong. Office rents are holding up although serious consideration should be given to rental levels and terms being sought. On the investment side, there's lots more interest from smaller or private investors now that, from a tax point of view, residential buy-to-let investments are less attractive. The Bank of England recently held the base rate at 0.75%, a level it has remained at since August 2018. As a result of uncertainty, caused by the dreaded B-word, we expect it to stay here for the foreseeable future. Manna From Heaven Nanette French, The Manna Society's founding member, returned from travelling Africa in 1982 to horrifying numbers of homeless people in London. Shocked by the reality of poverty in the area, she decided to open a soup kitchen in SE1. Thirty-seven years later, Manna are now an established charity and provide day shelter, medical care, mental health support, clothing, education, hot meals, showers and housing advice. On average, they find accommodation for 300 people every year. Acorn are all too aware of the demand for affordable residential

property in London, and our development team maintain close relationships with non-profit housing associations that provide low cost housing for those in need. Every year we collect food and much needed items for Manna through regular charity days, and several Acorn staff have volunteered their spare time to help cook and serve food to those in need. One of our volunteers, Emma Fox, said "Our day in the kitchens left us all completely exhausted, both physically and mentally. I honestly don't know how the wonderful people at Manna do this work day in, day out. We saw

first hand the difference that donations make. They are absolutely essential to keep this vital charity going. It's the difference between life and death for those unfortunate people on the streets, many of whom are there through no fault of their own."
