GIVE BACK TO THE COMMUNITY 3 Reasons Why
GIVING TO CHARITY MAKES US FEEL GOOD
Donating to charity is a major moodbooster. The knowledge that you’re helping others is hugely empowering and, in turn, can make you feel happier and more fulfilled. Research has identified a link between making a donation to charity and increased activity in the area of the brain that registers pleasure - proving that as the old adage goes, it really is far better to give than to receive.
CHARITY HARNESSES THE POWER OF COMMUNITY
When people come together, they can make a big impact. Charities depend on individuals who commit to giving small amounts. While donations from big groups are great, a community that cares about a charity and who they serve is essential. It’s those small donations that add up. The power of community proves that when people care and come together, change is more than possible. This inspires others around the world and encourages more participation in charities.
CHARITY TEACHES THE NEXT GENERATION ABOUT GENEROSITY
Giving to charity is a selfless act. There’s no financial return. Generosity for its own sake creates a more compassionate, community-focused world. Modeling the value of generosity and selflessness to children makes it more likely they will continue to give as adults. This creates lasting change and a legacy of kindness.

FALL TRENDS 2022
BY CHIANA DICKSON Article adapted from Homes & GardensWhile trends are not something that many people like to follow for their ephemerality, timeless fall trends are offering a new way to style your home for the cooler seasons.
As interior design trends emerge to meet the demands we are making of our homes, fall decor ideas and design trends in 2022 look towards creating a cozy, warm home for friends and family to gather and relax together after a difficult few years.
Here, designers have offered their insight into the top fall trends for 2022.
USE WARM TONED COLORS
COLOR S
While room color ideas are difficult to change with trends, we are seeing more timeless shades emerging through fall color scheme trends that will stand the test of time.
W hile c hange t imeless colo r o f t ime.
“Saddle Stitch is a gorgeous, warm tan. It belongs to the neutral color family, but it is neutral with plenty of character. It’s very bold and saturated with lots of caramel undertones, but without being too bright or overpowering and it could be a real fashion statement for your walls,” explains Justyna Korczynska, senior designer at Crown.

It’s perfect to be used on its own throughout the room creating a cozy cocooning space. When used with warm off-whites and gentle light neutrals it can become a real statement shade and bring warmth to the room. In this combination, it would be perfect for sunny, south-facing rooms. It also performs very well in darker spaces where it would look best paired with even deeper, darker shades from a neutral color family. It pairs beautifully with all natural materials like wood, stone, clay, and natural fabrics like linen or jute. Saddle Stitch looks the best with soft warm lighting and is perfect for creating a relaxing ambient atmosphere in your home.
Decorating with brown, or using color does not have to be just about painting, however, as Jodie Fried, co-founder of Armadillo reminds us. ‘This fall we are opting to hunker down with color. As the temperature cools and the indoors beckons, a charming palette of deep, rich hues will create the perfect ambiance for relaxation. Deep ruby reds and earthy crimsons make a bold statement by enveloping the room with instant warmth and comfort. Tactile rugs in forest green hues are our new neutral. Visually calming and soothing to touch, mix and match with earthy finishes. Forego trends and choose colors that resonate personally.’
‘If this trend isn’t for you, we are also seeing something very different coming through – sage green,’ adds Kelly Collins, interior designer and head of creative at Swyft. ‘We have seen this color already this summer but it will carry on towards the end of this year and running into next. Pair this with darker greens and warmer/cozier textures to make a space feel cocooning. This color offers a sense of calm and tranquillity.’ Decorating with green is a timeless way to bring the outside into your home, and using it in numerous shades for a relaxing tonal scheme can make a room feel happy.
INCORPORATE VINTAGE FINDS
“This year has been all about midcentury modern, you can’t open an interiors magazine or search for furniture without this trend being on show,” says Kelly. “H owever, towards the end of this year, we are going to see this Retro style move on and evolve into a more 70s feel. Think bold earthy tones still with strong pops of bright colors. Bold patterns are also back which obviously lends itself to this particular era.’”
Decorating with vintage pieces is a great way to evoke an autumnal mood, with darker woods and distressed finishes playing into the more rugged look fall is associated with. When it comes to how to start decorating for fall, adding reclaimed pieces brings warmth and character to the space instantly making any house feel homey.
CONSIDER NATURAL FINISHES
Natural finishes have seen a rise in the last year, especially with looks such as the Organic Modern trend. “Embrace and combine a variety of natural materials to create a refreshing and inspirational space. From tremendously tactile natural grasses to wonderful woven fabrics, seek creative inspiration from your scheme.” Suzanne Duin, founder of Maison Maison.
“Rich walnuts and soothing oaks are a wonderful way of bringing a touch of the outside and
creating a warming, cozy feel in a kitchen that is perfect for the fall months,” explains Bo Hellberg, CMO at String Furniture. “Earthy tones are perfect for enriching a space and bringing in a calming feel to a home.”
“We are inspired by interior design, architecture, and on occasion even landscape design,” continues Niki Wright, co-founder of lights&lamps. “A creative use of materials and form: perforated brickwork or satisfying topiary shapes. Lighting effects and colors found in architecture and nature: from buildings and materials we see in our favorite cities, stone colors, natural contrasts, and everyday shadows and shapes.”
CREATE A COZY HOME
One of the biggest fall trends is the desire to make a house look cozy with things such as fall bedding trends. Cozy room ideas have become a necessity in many people’s homes as the weather cools down and we look to relax with friends and family over the winter period.
“This relaxing and restorative look is all about creating a calming home retreat where you can kick back and recharge. Combining organic materials, natural textures, and a soft neutral palette across beautifully crafted furniture and accessories, each space has been designed to channel a mood
that’s laid-back and liveable,” recommends the head of creative at Barker and Stonehouse, Claire Hornby. From cozy living room ideas to cozy corner ideas, the cozy trend is perfect for making a sung home to find sanctuary from the hectic outside world.
ADD POPS OF BOLD COLOR
If redecorating your home in fall colors is too much for you, consider adding pops of festive color or colors to make a living room look cozy into your home for a warming, welcoming effect. There are a few ways that you could add color to space to warm it up for an autumnal appeal – consider changing out your soft furnishings or artwork to pieces grounded in earthy tones, or think about adding plants for fall color to your home and garden ideas.
“Applying a color accent with a window dressing is a great way to include this trend, as the color appears bolder as light shines through the window, drawing attention to the window, which is often one of the most important features in the room.” suggests Sally Denyer, digital marketing manager at Shutterly Fabulous.
ARRANGE FALL FLORALS
Swapping summer blooms for fall-inspired florals is an easy fall trend idea that can be used to spruce up any part of the house for the fall season. “Keep it consistent,” advises Audrey Scheck, from Audrey Scheck Design, an Austin, Texas-based interior designer. ‘Use the same stem in each vessel instead of mixing various branches together. This keeps the arrangement looking timeless and cohesive while allowing the eye to seamlessly flow to other elements in the space.
‘Dried stems are perfect for fall because they tend to have a more muted color palette which coordinates nicely with any seasonal decor. Try swapping your floral stems with dried eucalyptus for some greenery and texture.’
Use arranged stems on fall table decor ideas for the perfect autumnal tablescaping, or add a warming touch to your fall mantel ideas. ‘Choosing saturated florals in deep reds, greens, and oranges will instantly make your space feel like Fall. Layer them alongside pumpkins and gourds to make it extra festive!’ Audrey continues.
As well as arranging fall florals, consider making your own fall wreath ideas to decorate your walls for fall or enhance your fall porch ideas.

NATURE INSPIRED PATTERNS
In theme with the emphasis on natural materials, patterns inspired by nature are once again becoming increasingly popular.
‘While wooden floors have been center stage in many homes in the recent past, we have seen a dramatic rise in sales in the last few years, and in particular sales of patterned carpets.
Fitted carpets are back, and back with gusto,’ says Lisa Conway, marketing manager at Brintons, ‘We’ve seen an increase in a desire for nature-inspired shapes. Town or country, period or modern, natural inspired patterns look striking in any room and can be used to bring a color scheme or theme together.’
‘The most beautiful textures found in nature are also showcased to striking effect on the wall. From woven grasses to braided leaves and even leather: in the form of wallpaper, they shine brighter than ever,’ says managing director, Philippe Desart of Arte about their Textura wallpaper collection. They are complemented by the textures of rough or very finely woven linen and brilliant silk. The color palette of this vinyl collection ranges from timeless, soft hues to striking color tones.
TECH-FORWARD CO-OWNERSHIP MODEL takes service to the luxury level
Owning a luxury second home in a beautiful destination truly enhances the vacation lifestyle. But a second home also comes with the hassle and stress of maintenance. Or at least it used to.
Co-ownership, one of the fastest growing trends in the real estate market, is becoming the smartest way to vacation. It is the ultimate way to simply show up and relax in the comfort of your own home.
“Co-ownership opens up fantastic opportunities for homeowners and agents alike,” said Chris Bond, a Realtor with Keller Williams Real Estate. “It’s a win-win model for everyone. This is a trend that we can all expect to grow.”
It is no surprise that data shows 27 percent of luxury homebuyers seeking a second or vacation
home are interested in coownership. Additionally, this is significantly higher for luxury buyers than non-luxury buyers.
Defi
ning co-ownership
This new and emerging model is taking the promise of service to the luxury level. Although some might have heard the term ‘co-ownership’ before, it is completely new or unfamiliar to many others.
In a co-ownership model, companies select and purchase the ideal home and then allow co-owners to purchase shares at a fraction of the whole home price. Companies servicing the luxury market such as Ember, a vacation home experience company, provide high-end, professionally designed vacation homes in destination locations.
Homes frequently come with private amenities such as pools, hot tubs and entertainment spaces, plus value-added benefits such as dedicated owner storage and high-end appliances and finishes.
“Co-owned homes allow you to enjoy the convenience of nightly rentals with the economic benefits of true ownership,” said James Sukhan, cofounder of Ember.
“Our model provides completely turnkey residences that are professionally designed and furnished at a fraction of the home’s total cost,” he said.
“With an Ember home, we take care of everything and make the choice of when to spend time in your home a breeze, too.”
Mr. Sukhan added that Ember provides a thoughtfully-designed
app so owners can log in, view the calendar and schedule a stay up to 24 months in advance — the epitome of convenience for many busy professionals.
Modern, maintenance-free vacation living
Luxury co-ownership streamlines vacation home ownership by stripping away the burdens of a second home and instead providing white-glove property management. With a luxury service, each home includes a designated property concierge.
The home’s co-owners can forget about lawn care, pool maintenance and cleaning. The property concierge manages every detail of the property and is available around the clock.
Each state-of-the-art vacation home is ready the moment a party arrives. The professionally designed interiors are fully furnished. The custom landscaping is picture-perfect. Owners enjoy a complete audiovisual setup, fresh linens and a stocked kitchen with all the dishes and cookware needed to host Thanksgiving dinner.
Throughout the stay, the concierge is on call and ready to fix leaky faucets, Wi-Fi outages or appliance issues should they be needed.
And after the visit, the home receives a professional cleaning top to bottom. The pool and lawn are maintained. The gutters are cleaned. And any needed repairs are completed.
End-to-end concierge services and top-notch amenities are not just about simplifying logistics and providing an immaculate stay. Homeowners who choose to invest in a vacation home with all of the bells and whistles are instead choosing to focus on the real investment — spending quality time with their family and friends. Now that is what a vacation should be.
Luxury meets logic
Co-owners can typically purchase between one and four shares in their dream vacation home, which grants them exclusive access from 45 to 180 nights per year — all while enjoying the benefits of real homeownership. This model
perfectly aligns the availability of the buyer and the desired ownership share.
In fact, the average vacation home is occupied for just five to six weeks per year. Many experienced buyers do not like the idea of their prized vacation home being empty and collecting dust for more than 80 percent of the year.
Now, families can purchase oneeighth of a home, spend oneeighth of their time there and only pay for one-eighth of the home’s value and ongoing costs.
This co-ownership opportunity may not be for everyone. But the affluent second home or vacation home buyer may be open to this exciting new intersection between luxury living and the common-sense logic of co-ownership.

LIGHTING, SHADING, SOUND, SECURITY:
KEY ELEMENTS OF WELLNESS IN THE MODERN HOME
Before the concept came home, the idea of a building’s ability to create wellness — in quantifiable, measurable terms — first began to take hold in commercial spaces several decades ago with an initial focus on lighting.
Numerous studies found that the right light could actually boost worker productivity — blue light that mimicked daytime sun yielded positive results. The notion made sense — after all, modern humans spend 90 percent of their time indoors, a radical and relatively recent departure from the manner in which our ancestors lived.
LIGHT THE WAY
Bio-centric lighting that aligns with human circadian rhythms has proven beneficial in other ways, too.
“Circadian rhythms are 24-hour cycles that are part of the body’s internal clock, running in the background to carry out essential functions and processes,” according to the nonprofit, Sleep Foundation. The ramping up of energy as the sun rises, followed by a period of maximum wakefulness
and then a transition into a restful evening is baked into our DNA.
As our understanding of light’s impact grew, the fixtures that provided that light evolved as well, eventually yielding LED technology that was “tunable.” Those types of fixtures had been gradually making their way into residential applications prior to the arrival of the pandemic. But after COVID-19 struck and more people focused their attention on their homes, demand began to increase sharply.
Tunable LED lighting options, such as those you will find in the Crestron Home ecosystem, give the occupant of any building full control of those fixtures and bulbs. They can also be automated — even matching aspects of actual daylight in parallel with the sun with devices such as Crestron’s SolarSync.
Of course, these advancements all work best when there is some kind of actual daylight in a home.
Victor Menendez, residential products manager at Crestron, speaks to technology installers and homeowners on the subject regularly.
“I very much talk about the importance of the connectivity to the outside,” he said. “I sit next to a window all day, and I'm very connected to it. I feel the sunlight — it’s incredibly important.”
When Mr. Menendez is talking about holistic building solutions, he begins with allowing as much daylight into the structure as is possible — and that is an area where automated shading solutions can come into play.
NATURAL STIMULI
The connection to the outdoors does not stop with light alone — views of nature and its attendant sounds are part of the wellness package. There are all manners of stimuli that enrich the feeling of “home as refuge,” and sound — whether it is the trickle of a stream or the right environmental music — can transform, say, a luxurious bathroom into a truly spa-like space.
But proper placement and calibration of the speakers and amplifiers delivering that audio are vital to that experience, since many contemporary homes are full of hard, reflective surfaces that can create a harsh audio experience.
“The first rule of thumb is to provide as much absorption as possible,” said Crestron’s audio guru, Ekin Binal. “These unwanted reflections can lead to distorted audio and the optimum way to counter this is to limit reflections — and the best way to do that is to absorb as much of that first reflection, the initial reverberation, as possible.”
Upholstered furniture, drapery and even paintings on canvas can absorb audio waves.
“Diffusion is another option — using surfaces to capture and break up the audio waves,” Mr. Binal said. “Finally, DSP (digital signal processing, found in Crestron’s whole-home audio systems) is always available to tweak the audio output for a given environment.”
Beyond sound, lighting and shading, a host of other technology applications can contribute to the creation of a home that offers the chance to rest, recharge or even work in a more healthful manner.
“I was asked by a trade magazine what would surprise people most to find in my book and I responded, 'smart home technology,’” said Jamie Gold (CKD, CAPS, MCCWC), author of Wellness by Design: A Room-by-Room Guide to Optimizing Your Home for Health, Fitness and Happiness.
“Technology, like leak detection and air and water quality monitoring and management, can certainly contribute to peace of mind.”
Preserving that peace extends to security, too, and not just physical elements such as locks and surveillance.
“Wellness also means protecting your privacy and data when your home is connected to the Internet,” Ms. Gold said.

TOP REASONS HOMEOWNERS ARE SELLING THEIR HOUSES RIGHT NOW
Some people believe there’s a group of homeowners who may be reluctant to sell their houses because they don’t want to lose the historically low mortgage rate they have on their current home. You may even have the same hesitation if you’re thinking about selling your house.
Data shows 51% of homeowners have a mortgage rate under 4% as of April this year. And while it’s true mortgage rates are higher than that right now, there are other non-financial factors to consider when it comes to making a move. In other words, your mortgage rate is important, but you may have other things going on in your life that make a move essential, regardless of where rates are today. As Jessica Lautz, Vice President of Demographics and Behavioral Insights at the National Association of Realtors (NAR), explains “Home sellers have historically moved
when something in their lives changed – a new baby, a marriage, a divorce or a new job. . . .”
So, if you’re thinking about selling your house, it may help to explore the other reasons homeowners are choosing to make a move today. The 2022 Summer Sellers Survey by realtor.com asked recent home sellers why they decided to sell.
An appetite for different features or the fact that their current home could no longer meet their needs topped the list for recent sellers. Additionally, remote work and whether or not they need a home office or are tied to a specific physical office location also factored in, as did the desire to live close to their loved ones.
The realtor.com survey summarizes the findings like this: “The primary reason homeowners decided to sell in the last year was the realization that, after so much time spent at home, they wanted different features and amenities, such as walkability, outdoor space, pool, etc. . . . ” If you, like the homeowners they surveyed, find yourself wanting features, space, or amenities your current home just can’t provide, it may be time to consider listing your house for sale.
Even with today’s mortgage rates, your lifestyle needs may be enough to motivate you to make a change. The best way to find out what’s right for you is to partner with a trusted real estate professional who can provide expert guidance and advice throughout the process. They can help
walk you through your options, so you can make a confident decision based on what matters most to you and your loved ones.
BOTTOM LINE
While the financial reasons for moving are important, there’s often far more to consider. Non-financial reasons can also be a significant motivating factor.
“Home sellers have historically moved when something in their lives changed – a new baby, a marriage, a divorce or a new job. . . .”
