Wallpaper is contributing to an expansion of bold color and pattern being used in the home. In light of homeowners embracing bright color, wild wallpaper and layered looks, many pros are seeing a maximalist decor style take hold, specifically a perked-up traditional look that combines vintage pieces with a lot of upbeat pattern and wall coverings.

In recent years some people have been inching toward hits of dark contrasting colors. Navy blue vanities and accent tile have gained popularity, and some homeowners are taking a step further to the dark side with jet-black vanities and other black details set against crisp white backdrops. The white finishes keep homes light and airy, while the black creates a touch of drama.

White and gray are by far the most popular colors used in kitchens. But, when homeowners stray from that palette, they often choose blue. Some homeowners are choosing to go with an island color that contrasts with the surrounding cabinets, in fact, more than a quarter select blue.

Natural materials are always in style, but lately they seem to have hit a high point in popularity. In particular, homeowners are installing quartzite and other natural stone countertops, as well as marble tile and wood cabinets and vanities, especially white oak. Some designers say the surge of interest in natural materials is a result of some homeowners rethinking man-made materials like engineered quartz that have dominated homes in recent years and instead gravitating to natural materials that add character and authenticity to a space.

Strawberry Shortcake

This classic strawberry cake is surprisingly easy to make with just a few simple steps. You can whip up the biscuits in under 15 minutes and slice and macerate the strawberries while they bake. Plus, you can make the components ahead of time for even quicker assembly. • • • • • • • • • •

Flour Sugar Baking Powder + Baking Soda Unsalted Butter Buttermilk Vanilla Heavy Cream Coarse Sugar Strawberries Whipped Cream

1.

Make the dough. In a large mixing bowl, add flour, sugar, baking powder, salt, and baking soda. Whisk to combine. Then, use a box grater to shred the butter, then toss it into the dry ingredients to combine.

2.

Add wet ingredients. Place the buttermilk into a liquid measuring cup or small mixing bowl. Stir the vanilla into the buttermilk, then slowly drizzle the mixture into the mixing bowl of combined ingredients, while simultaneously tossing with a fork to combine.

3.

Form dough. After all the buttermilk has been added, use your hands to knead the dough a few times inside the bowl until a shaggy, but-holding-together dough forms.

4.

Roll and pat dough. Turn the dough out onto a floured work surface and roll and pat into a long rectangle, about 1-inch thick. Fold the dough into thirds, then roll and pat out again to be about 1-inch thick.

5.

Cut out shortcakes. Cut the shortcakes out using a 3-inch round cookie cutter and transfer the shortcakes onto a large baking sheet lined with parchment paper. Place the baking sheet into the fridge for 30 minutes.

6.

Bake. Remove the shortcakes from the fridge. Brush the tops with heavy cream and sprinkle with coarse sugar. Place into the oven and bake in a 400F preheated oven for about 20-22 minutes.

7.

Prepare strawberry filling. In a large mixing bowl, add strawberries and sugar, and toss well to coat. Allow the strawberries to macerate in the fridge for 30 minutes.

8.

Prepare whipped cream layer. In another large mixing bowl, prepare the whipped cream by adding the heavy cream, confectioners sugar, and vanilla. Beat with a whisk until mediumpeaks are achieved. Keep cold in the refrigerator.

9.

Assemble the strawberry shortcake. While the shortcakes are still warm, split them apart at their centers.

10. Layer in the strawberries and whipped cream. You can scoop up some of the sauce that forms at the bottom of the bowl of macerated strawberries and pour on top. Serve immediately. THE BUCKHEAD OFFICE INTRIGUE | 9

Persian Love Cake

Persian Love Cake is exactly as romantic as it sounds. It’s rich, moist, and nutty, with distinct floral tones from rose water and a hint of citrus from lemon zest. The moist almond cake batter comes together quickly in one bowl and is delicious served on its own. But make it even better with a simple lemon glaze drizzled on top with crushed pistachios and rose petals sprinkled throughout. This Persian Love Cake is truly a showstopper. • • • • • • • • • • •

Make the batter. In a large mixing bowl, use a hand mixer (or stand mixer) to beat the butter and sugar together until light and fluffy, about 2 minutes. Add eggs, one at a time, and beat until each is incorporated. Add yogurt, rose water, and lemon zest and beat until incorporated. Turn the mixer to low speed and add the flour, almond meal, cardamom, and salt. Beat until just combined.

Bake. Spray an 8-inch cake pan with cooking spray or line it with parchment paper. Transfer the batter into the lined cake pan and spread it smooth with a spatula. Bake for 50 to 60 minutes, or until the top of the cake is golden brown and a toothpick inserted into the center comes out clean.

Cool. Allow the cake to chill in the pan for 15 minutes, then carefully transfer it to a wire cooling wrap to cool completely before icing.

Butter Granulated Sugar Eggs Plain Yogurt - Or Substitute With Sour Cream. Rose Water Lemon Zest All-Purpose Flour Almond Meal Ground Cardamom Salt For The Glaze - confectioners’ sugar, lemon juice, water, pistachios (or substitute with your favorite nuts like almonds or walnuts), and dried rose petals.

HOW TO GLAZE A PERSIAN LOVE CAKE: In a medium mixing bowl, combine confectioners’ sugar, lemon juice, and water. The icing should be thin enough to pour but thick enough to coat the back of a spoon. If the icing is too thin, add in a little more sugar. If it is too thick, add in a little more milk. Use a spoon to slowly drizzle the glaze over the cooled love cake and sprinkle chopped pistachios and dried rose petals on top.

Lemon Drop Cookies

Italian Lemon Drop Cookies (also known as Anginetti) are light, cake-like, classic Italian cookies that have bursts of citrus flavor throughout. They are topped with an easy lemon glaze for added flavor and sweetness. These lemon cookies are quick and easy to make in 30 minutes, and requires no chilling. Like most Italian cookies, they’re not overly sweet and make the perfect after-dinner treat when you’re not ready to dive into a whole slice of pie. Add it to your holiday baking list today! • • • • • • • • •

All-Purpose Flour Baking Powder Salt Butter Granulated Sugar Lemon Juice Lemon Zest Lemon Glaze Topping - we topped the glaze with lemon zest, but you can leave it out, or top it with sprinkles instead.

1.

Combine wet ingredients. Cream butter and sugar together using a stand mixer fitted with the paddle attachment (or in a large mixing bowl with a hand mixer) on medium speed until light and fluffy, about 2 minutes. Add eggs and lemon juice and beat until incorporated.

2.

Add dry ingredients. In a medium mixing bowl, whisk together the flour, baking powder, and salt. Gradually add the dry ingredients and beat on low speed until combined (The dough will be sticky).

3.

Scoop cookies. Line a large cookie sheet with parchment paper or a silicone baking mat. Use a small cookie scoop to scoop out 1 tablespoon of cookie dough. Drop on the prepared cookie sheet, spaced 2 inches apart.

4.

Bake. Bake in a 350F preheated oven for 12-15 minutes, until lightly brown and firm. Allow cookies to cool on the cookie sheet for 5 minutes before carefully transferring to a wire cooling rack to cool completely.

HOW TO MAKE GLAZE FOR LEMON DROP COOKIES: Combine ingredients. In a medium mixing bowl, beat the confectioners’ sugar and lemon juice together. If the icing is too thick, add water, 1 tablespoon at a time, to thin it out.

Dip cookies. Dip the tops of the cooled cookies into the glaze. Flip them back over and return to the wire cooling rack.

Add topping. Immediately top with a sprinkle of lemon zest. Allow the icing to set before storing.

Ice Cream With Strawberry Jam Smooth and creamy no churn vanilla ice cream with strawberry jam and toasted peanuts is easy to make with no ice cream maker required! You will get a perfect, creamy scoop every single time. Serve with extra jam and peanuts on top. It’s such a satisfying treat. • • • • • •

Heavy Whipping Cream Sweetened Condensed Milk Vanilla Extract Salt Strawberry Jam Roasted Peanuts

1.

Combine the ingredients. In a large bowl, add heavy cream, condensed milk, vanilla extract, and salt. Mix with a hand mixer on medium speed for about 7-8 minutes until stiff peaks form. (Note that for the first several minutes, the cream will be very frothy and bubbly. It will later turn into soft peaks and then stiff peaks).

2.

Pour into a loaf pan. Pour the mixture into a medium loaf pan or freezer-safe bowl. Dollop the strawberry jam on the ice cream and swirl it with a butter knife. Sprinkle chopped peanuts on top (optional).

3.

Freeze. Cover with parchment paper or plastic wrap to prevent ice crystals from forming on the top of the ice cream. Place it in the freezer for 6 hours or more. If you like softer texture, freeze for 2-3 hours.

4.

Serve. Scoop out the ice cream and serve with an extra drizzle of strawberry jam on top and crushed peanuts.

Heart Sugar Cookies

Valentine’s Day heart sugar cookies with royal icing are the perfect festive treat to make this year. They are golden brown and crisp on the outside, but soft and tender on the inside, and decorated with cute love messages using a meringue-based royal icing. They are seriously the best gourmet holiday cookies to gift to your loved ones. • • • • • • • • •

Unsalted Butte Granulated Sugar Egg Vanilla Extract Baking Powder Salt All-Purpose Flour Royal Icing - easy to make with confectioners’ sugar, meringue powder, water, vanilla extract. Gel Food Colouring

1.

Make the dough: In a large mixing bowl, cream butter and sugar together using a hand mixer (or stand mixer) on medium speed until light and fluffy, about 2 minutes. Add egg and vanilla and beat until combined. Turn the mixer to low speed and add baking powder and salt. Gradually add flour and mix until combined. Form the dough into a ball and wrap it tightly in plastic cling wrap. Freeze for at least 1 hour.

Cut out the cookies: Remove the dough from refrigerator and let it sit at room temperature for 5-10 minutes. On a lightly floured surface, use a rolling pin to roll the dough out until it is ¼-inch thick. Use 3-inch heart-shaped cookie cutters to cut out heart cookie shapes. Transfer the cookies onto a half sheet baking pan lined with parchment paper or a silicone baking mat, placing them an inch apart. Re-roll any scraps and repeat to cut out more cookies.

Bake: Bake the cookies at 350 F preheated oven for 8-10 minutes, until the edges start to turn golden brown. Let the cookies cool for a couple minutes on the baking sheet, then transfer them to a wire cooling rack to cool completely.

HOW TO MAKE EASY ROYAL ICING: Combine ingredients: In a medium mixing bowl, combine confectioners’ sugar with meringue powder. Add water and vanilla extract and beat with a hand mixer on medium-high speed, until smooth. Add colour: To colour the icing, add gel food colouring. You can also use liquid food colouring, but this will have a slight effect on the consistency of the icing. You may need to add a little more sugar to get the consistency right. HOW TO DECORATE SUGAR COOKIES WITH ROYAL ICING: Use a no. 5 piping tip to outline the base colour on the sugar cookie, leaving about ⅛-inch from the edge, and fill in the inside. To get the icing completely to the edges, use the back of a spoon to spread the icing to the edge.

Allow the base to dry enough so that when you add icing on top, it won’t smudge or blend into it. It doesn’t have to be fully set, but set enough, about 20-30 minutes.

Use a thin no. 1 round tip to write cute Valentine’s Day messages on the cookies. Assemble the strawberry shortcake. While the shortcakes are still warm, split them apart at their centers.

Inspired by art and travel, the designer tailors each space to a client's needs and character, devising spaces that are timeless yet impactful.

HABACHY DESIGNS Founded by principal Michael Habachy and drawing on his decades of interior and furniture design experience, Habacy Designs creates unique and highly customized spaces featuring bespoke furnishings for residential and commercial clients. The award-winning firm has been featured in multiple showhouses in the Atlanta area and operated a spectacular showroom at the Atlanta Decorative Arts Center (ADAC), featuring Habachy's own designs as well as other exclusive collections. BRADLEY ODOM A home's natural surroundings are at the heart of Atlanta designer Bradley Odom's sophisticated spaces. The firm works on projects from renovations to ground-up construction, bringing a focus on innovation and craft to every room.

he Sun Belt is poised for the strongest residential real estate growth in the United States, according to the 2024 Emerging Trends in Real Estate report, released jointly by PwC and the Urban Land Institute every year.

than has been the case.” In fact, the theme of this year’s report is “The Great Reset,” reflecting how the industry can no longer rely on past benchmarks to determine the future of the market.

Based on thousands of surveys and hundreds of personal interviews, the annual report provides an in-depth real estate outlook for the U.S. and Canada. And this year, several cities stuck out as hotbeds for development.

One such example is hybrid work, which the report says is here to stay. John Burns Research & Consulting estimates that the suburbs captured 87% of net growth between 2015 to 2022, 5% more than 2015 to 2019, as remote and hybrid workers shift out of big cities and forgo the typical office. Since 2021, U.S. home prices have risen by doubledigit percentages in some of the most popular suburbs of Tampa, Phoenix and Atlanta.

Citing their demonstrated interest in urban growth, the report named 10 top markets to watch as we enter 2024: 1. Nashville 2. Phoenix 3. Dallas/Fort Worth 4. Atlanta 5. Austin 6. San Diego 7. Boston 8. San Antonio 9. Raleigh/Durham 10. Seattle “It’s clear that the real estate industry is entering a new era of thinking, building and operating. The emergence of hybrid-work models, the strength of the retail sector and the growth of Sun Belt markets underscore the new reality on the ground, specifically in our top cities — Nashville, Phoenix, Dallas/Fort Worth, Atlanta and Austin,” Anita Kramer, senior vice president of ULI’s Center for Real Estate Economics and Capital Markets, said in a press release accompanying the report. However, Kramer noted that this year’s data shows slightly lower ratings across the board when it comes to development and investment prospects, which reflects “a certain degree of caution.” She also noted that ratings among top cities are tighter, “indicating a sense that there is less difference among market prospects

Meanwhile, some fully remote workers are making even bigger moves — often to warmer environments. “COVID migrants have added even more fuel to the interregional migration to the Sun Belt that started well before,” the report says, solidifying overall interest in those Southern states. This is especially notable when you consider that, prior to the pandemic, remote workers were actually less likely to move than other workers because they had less incentive. Their work arrangements were already in place. But newly remote workers suddenly found themselves with more f reedom and new options. And the composition of those moving workers also changed. In general, the movers are more affluent, according to census data, and skew younger. A Fannie Mae survey found that 15% of remote workers between ages 18 to 34 are “willing to relocate to a new metropolitan or regional area.” By contrast, just 8% of remote workers aged 35 to 44 are willing to move regions.
