NEW MATERIALS ARE HELPING TO GIVE THESE DESIGN GOALS EQUAL FOOTING

WASTE NOT, WANT NOT

Earthy and natural, wood and stone are among the most sought-after materials for biophilic design projects. But nowadays, it’s not enough to consider dwindling natural resources. It’s also imperative to consider waste and damage generated in obtaining and manufacturing these materials into finished usable products. Porcelain-tile manufacturers are generating far less waste, and many are employing recycled content and reusing water to produce massive slabs with strikingly convincing marble visuals and sheens. To boot, some of the Woodgrains style feature aligned embossed-in register textures matching up with the natural swirls of the grain visuals to recreate the look and feel of timber in a realistic fashion.

While designers have known about the benefits of biophilia for decades, it took a pandemic to raise more public awareness of how connecting the built environment to nature can enhance one’s well-being, productivity, and overall mood— especially when one is stuck indoors. And now that the world has a taste for it, biophilic design is permeating just about every client conversation: Clients want to know how best to incorporate it at different budgets for all types of projects, whether it’s a medical facility, workplace, transportation hub, hotel, or retail shop. But for all the positivity and good feelings associated with biophilic design, there’s a flip side to it that many people ignore or just don’t realize: Not all biophilic undertakings are green—or healthy.

In a time where sustainability and safety are both paramount and expected in projects, this doesn’t bode well unless you know exactly what the pitfalls are and how to avoid them: Mostly, the downside of biophilic design arises from the specification of materials and components without knowing and weighing all the facts of how they can affect the project, the occupants making use of the space, and the world’s natural resources. Arming clients with this knowledge and educating them on alternatives can be a game-changer.

STOP THE ENERGY DRAIN

Views of the outdoors and access to natural light are so prized in biophilic design, resulting in abundant glazing in new construction and renovation projects across the board. But beware of the temptation to overdo things, lest good intentions go bad. For instance, a new double height atrium could offer stunning views of Joshua trees in the American Southwest and flood the space with natural daylight, but if not balanced with window shades, canopies, or overhangs when facing certain directions, or glazed with insulated and low-e glass, it could amass an uncomfortable solar heat gain. This, in turn, can drive a project’s energy usage through theroof. In addition to proper glazing and shading systems, don’t forget about operable openings and Energy Star-rated fans.

DESIGN FOR LONGEVITY

One of the least talked about facets of sustainable design is longevity, perhaps because longevity is so intertwined with maintenance and durability and, unfortunately, many high-performing materials tend to be less eco-friendly, such as vinyl and concrete. But that’s not always the case, as demonstrated by the aforementioned engineered alternatives. For instance, porcelain tile is considered harder, denser, and more highly resistant to scratches and stains when compared with their stone counterparts.

The eco-friendly alternatives suitable for biophilic design have another benefit: wild creative possibilities that go beyond what’s possible with real wood and stone. Think designs that you can only achieve using exotic materials that are near impossible to source whether due to pricing or crisis of conscience because they’re rare. While you’ll probably always need or want to pack certain things (like your iPad or your daily medications), you’ll also have the option of keeping a second set of personal and family belongings on site. This can include everything from clothes, shoes and toothpaste to bicycles, baby gear and non-perishable food and beverages.

VACATION FEELS LESS FINANCIALLY BURDENSOME

“Some families need to save thousands of dollars and wait several months just to finally escape,” says Justyna Malota of LaVueSXM, a vacation resort community in Sint Maarten. “But (if you own your own vacation home) you won’t necessarily need to. Invest in a property located in a place you LOVE. That last minute long weekend (when you property is vacant) can turn into the perfect opportunity to check in on your investment and steal some well-deserved sun.”

VACATION HOMES CAN BE A SOURCE OF INCOME

In its 2022 Vacation Rental Buyer Report, Vacasa (a vacation home management company) reports that 55% of vacation home buyers do so because they want to generate income. Another 41% buy so they can sell it later at profit. Even though these reasons are about money rather than personal R&R, they definitely—with the popularity of services like Airbnb and VRBO, you have the option to rent out your vacation home to other travelers as often as you wish, for rates that will cover your mortgage and then some.

If a movie were made about Chastain, it would open with scenes of golf carts darting around the perimeter of Chastain Memorial Park, children scurrying into swim lessons, tennis and pickleball matches, happy horses prancing around a ring, parents cheering on Northside Youth Organization (NYO) teams, and a friendly tablescape battle commencing pre-concert at the amphitheater. HISTORY

The 268-acre park was built in the 1940s to provide recreational opportunities for the city and spur residential growth in an area previously home to two almshouses. Fulton County had owned the broader 1,000-acre area since 1900, and then-commissioner Troy Chastain wisely advised that a park makes a great community amenity. He also proposed spending $300,000 to build an outdoor concert theater, which was considered shocking at the time. By 1945, “North Fulton Park” had its now iconic amphitheater, a golf course (the first of its kind), clubhouse, Olympic-size swimming pool, tennis courts, horse stables, and polo fields. A year later, to honor the commissioner, the park was renamed Chastain Memorial Park.
