During the current complicated times, however, an unprecedented challenge presented itself as Buildcom began work on a new Complete Office Supplies warehouse in Wangara: the project management team were unable to meet personally with the client due to COVID-19 restrictions.
As they noted later, “It isn’t often you will build something of this size and not meet the client at least once. We have now handed over the building and are still yet to meet. Hopefully sometime soon when they visit Perth we can.”
Fortunately, as long-standing specialists in delivering offices and warehousing for the commercial and industrial sector, Buildcom was still able to maintain alternative
communication channels throughout the project’s duration and ensure the construction process proceeded well, with no major issues occurring.
In addition to COVID-19, Perth’s highly unusual severe storms provided other challenges, “but we are proud to say we were able to complete the building within the set time frame”.
With the warehouse land backing on to a bushfire-prone area in Wangara, another major challenge was being able to complete the build in accordance with all the client’s operational needs while ensuring full compliance with FESA requirements.
To that end, the design required a specialised fire engineer’s input so that Buildcom could not only cater for delivery truck needs but also make sure fire trucks had enough turning circle to enter and exit with ease. Again, the final result was to the complete satisfaction of all parties involved.

Innovative Design… and Luxury Touches for Staff The project is built on a 20,000 square metre plot of land and comprises 12,000 square metres of warehouse and canopy, 8,000 square metres of concrete hardstand and 500 square metres of office space over two floors.
Its innovative features are highlighted by a $500,000 conveyor system to help with order processing, and the clients also designed an internal office to provide a few luxuries for the staff members. These include a gym area and relaxation room as well as three different kitchen areas, on the ground floor (office), on the top floor and in the warehouse/transport area.
Another significant achievement was incorporating a canopy area within the design. This allows for complete, private and secure undercover loading and off-loading of all goods, and the area complies with all FESA requirements without hindering the client’s operational needs. The entire canopy area is fitted with a specialised ventilation system to allow for quality air flow.
The main materials used were concrete tilt panels and concrete hardstand. The company’s builds generally consist of these materials due to the durable nature of concrete and its lifespan – up to 100 years or more when looked after well. Buildcom’s tilt panels were manufactured onsite, a method that allows the project team to control time frames and ensure quality works are completed.
Buildcom is impeccably committed to sustainability. “On all our projects we look to reduce waste where we can and recycle materials where possible. We engage highly qualified professionals to produce energy-efficient reporting and ensure we build to those guidelines.”
As the company notes, the use of tilt panel concrete in commercial warehousing provides advantages with thermal mass, and helps control indoor temperature and can reduce overheating in buildings. As a flood-resistant material, concrete also provides for a highly sustainable option, and this was especially timely taking into account Perth’s adverse weather conditions during the construction period.
