As the Spring selling season kicks off, Kollosche Managing Director and Selling Principal Michael Kollosche offers a big-picture perspective on the key factors impacting the market.

Coming into Spring this year, there is a raft of factors at play that make it an interesting time for those who are considering bringing their property to market.
Rising interest rates and inflation have been grabbing media headlines for months, fuelling some fear among those who have not lived through these cycles in the past.
But interest rates are only one factor in a much bigger picture when it comes to assessing the health of the property market, now and in the long term.
The number one indicator of mortgage stress is whether you have a job that enables you to pay your home loan.
Unemployment in Australia is at its lowest in almost 50 years, wages are rising and a skills shortage is driving pay increases across many industries.
Right now, anyone who wants a job has a job, which means few people are going to stop paying their mortgages.

One of the upsides of the Covid pandemic for many Australians has been two years of enforced savings due to the lack of opportunity to spend money.
Households have saved an average of 17.2% of income since the pandemic started, according to the national accounts released in December, which amounts to a whopping $260 billion in savings. As the Treasurer at the time Josh Frydenberg summed it up, that’s “a damn lot of money” – and people are now spending it.
Kollosche is working with high-net-worth individuals at the top end of town who have a lot of capital to deploy and they’re looking for opportunities to acquire new assets.
The other factor set to impact Gold Coast property sales in Spring is the relationship between supply and demand.
The supply of prestige property remains low on the Gold Coast and the demand is there for good quality stock in key locations.
All that being said, both sellers and buyers need to act with realistic expectations and a willingness to negotiate to reach a deal in this evolving market.
Key August Results
New Zealand buyers visiting Melbourne on business flew to the Gold Coast specifically to inspect 2216 Arnold Palmer Drive, Sanctuary Cove, and liked what they saw. An unconditional offer of $5,760,000 was made within an hour of inspecting the Joe Adsett design with marketing agent William Sarti.

A six-bedroom house fronting Clear Island Lake at 46 Clear Water Bay Avenue, Clear Island Waters, sold at auction for $3,383,000 with Sam Guo and Julia Kuo.
Claire Dai and Gloria Wang secured a $4,600,000 contract on 33 Sir Bruce Small Boulevard, Benowa Waters, which went unconditional on 3 August.

Attention to Detail
It’s not often you find a house that has it all, but The Beverley in Broadbeach Waters boasts position, style, form and function – and an epic central courtyard bar.

Grand plans to build a home that is a cut above are realised with this doublestorey waterfront property occupying a prime position in Broadbeach Waters.
The industrial-style facade and pristinely set-out tropical gardens of 6 Beverley Crescent are a simple prelude to the elevated level of luxury and attention to detail that can be found behind its oversized, fluted-glass-fronted door.
The newly built residence has come to market through Michael Kollosche and Jay Helprin and will be auctioned on 16 September.
Sitting on a near-point position canal-front block, which has been elevated and faces north to water in the prestigious ‘Golden Triangle’, the home’s location and aspect offer privacy and views of the city skyline along the canal. “The way the sun glistens on the water, it’s such a spectacular view,” says owner Guech Venville. “You could sit and watch it for hours.”
Securing such a well-positioned block in this popular coastal suburb is not easy, with prime lots fiercely contested.
“There are blocks that have position and those that have aspect but finding one that has both is the ultimate prize, but competition for them is fierce,” says Guech.
The Beverley was constructed by Live Build and designed by Michael Smekel of SMEK Design, with Guech, who has a background in fashion, lending a close creative eye.
Her expert use of layering and texture introduced through the furnishings bring depth and warmth to the home’s spacious bedrooms and living areas. Sleek fittings and fixtures such as the brass door handles and tapware, bespoke lighting, and hand-made chandeliers in the dressing room in the master bedroom, bring a luxury hotel-style feel to the home.
Guech says her passion for interiors means she is always on the hunt for statement pieces, and there are plenty of them in this property, such as the multi-tiered chandelier from Coco Republic that crowns the soaring 6m entryway.
Curved concrete walls and plenty of plants soften the main living spaces, while oak timber chevron flooring adds visual interest to the vast floor spaces. All four ensuite bedrooms feature fully tiled showers, again with curved walls.
The showstopper feature of this home, however, has to be the central courtyard flanked by double-height glass and louvred windows that allow light to pour into the property. Easily accommodating up to 150 people, it is an ideal entertaining space, with a concrete bar, which was poured onsite in “a marvel of engineering”, taking centre stage. “The width of the block allowed the
courtyard to be included in the design,” says Guech.
“It could have been another living space or bedroom, but the courtyard opens the house up and allows a clear line of sight through to the waterfront.” The outdoor areas of The Beverley are just as inviting as the indoor spaces, where a magnesium pool with a built-in daybed overlooking the water is the perfect place to cool off on a hot summer’s day. Water enthusiasts can moor their boat on the pontoon and there is also a secure boat shed with storage beneath the house.
“Having to spend more time at home since Covid, I really wanted a space that had the feel of a luxury holiday resort; a space where my family would be happy to be if we were plunged back into lockdown,” says Guech.
