A Clear Vision

Jamie Harrison and his team design bespoke marketing solutions for those prestige property asset owners seeking a whole lot more than a signboard, an online listing and a sold sticker.

When most real estate agents prepare to list a property for sale, the road to get there is fairly well trod. But what happens when your property isn’t a mainstream offering; if it presents as a unique product or falls into a complex category?

Kollosche lead agent Jamie Harrison and his team have carved a reputation for bespoke marketing strategies for prestige properties that sit outside of the regular real estate box.

The Strategies

Bespoke strategies start with the buyer in mind, are based on real-time data analysis, and provide the vendor with a clear roadmap that outlines the approach each step of the way.

“Rather than rely on hope as a strategy, our team identifies the buyer profile from the outset and designs a strategy to draw those buyers to the property,” says Jamie.

“As an agent, you can sit back and wait for buyers to come along hoping for a great result, however, we prefer to actively seek out qualified buyers by implementing marketing strategies that align to the target audience of the property.”

This year’s record-breaking sale of The Lakehouse in Benowa Waters is an excellent example.

Jamie and his team were engaged to market the one-of-a-kind designer new build in a suburb where the average house price is $1,450,000. A strategic approach secured an offer of $6,335,000 just two weeks into a four-week auction campaign. “The risk for our client in taking a cookiecutter approach was to only attract buyers who were searching in Benowa Waters at a much lower price point,” says Jamie.

“We designed a strategy that made sure this property was highly visible to $5,000,000-plus buyers to achieve a suburb record that exceeded even our client’s expectations.”

Team Harrison includes Business Manager Stacey Harfield, who was recently named Client Service Manager of the Year at the Kollosche Annual Awards. Stacey keeps the vendor informed at every step and manages all aspects of marketing, administration and compliance. “We proactively review the data which allows us to pivot during a campaign as needed without losing any time or traction. As the market restabilises, the cost to the seller if marketed incorrectly could be as high as 20-30% of the sale price. We simply don’t take that chance.”

Jamie received a slew of accolades at the

Kollosche Annual Awards in August for his advertising presence on REA, Domain and the Kollosche Cove Magazine, as well as being named one of the top investors with marketing arm K Media Group.

While marketing plays a significant role in Team Harrison’s success formula,

relationships and results are also key.

“I work with a lot of repeat clients, and those relationships are built on trust and credibility,” says Jamie. “I’m honest with my advice on the market and what is achievable.

“Our goal isn’t just to sell your house, the things we do differently get a property in front of those extra 20% of buyers to achieve the highest possible price in any market.
