observations and conversations Supermarket, soft goods and home-related chains are optimistic and back to opening stores. 2014 should be a very good year! Ann O’Neal Welcome to The Dealmakers Special Edition for the ICSC Mid-Atlantic Conference & Dealmaking. The energy at last year’s show wasn’t brimming with excitement. Based on my recent conversations with landlords and tenants in the Mid-Atlantic market, I expect this year won’t be much different. I actually think the players from the MidAtlantic get more action when they attend the ICSC’s Pennsylvania, New Jersey and Delaware Dealmaking in the fall. For the past two years, it’s been held in Atlantic City, New Jersey and that curtailed a lot of Mid-Atlantic people from attending because of the added commute. Now that it’s back to being held in Philadelphia, I expect it to draw more heavily from the Virginia, Maryland and DC markets. The move back to Philadelphia is a good one. Atlantic City, or better yet, Brigantine which is where most of the newer hotels are located, doesn’t have much appeal logistically nor is there anything to do outside the walls of a casino. Speaking of moves; everybody and their brother has called me to complain about the relocation of the New York Convention from Midtown to The Javits Center. Granted, I don’t want to learn the lay of the land on new turf and I’m sure that I’ll have trouble finding some companies’ booths. The unknown of the new location of your booth is also terrifying, because there’s got to be someone to take the not-so-desirable spots and everyone hopes it’s not them. Also, the unknown of cost to setup your booth in a new venue with new contractors and new procedures is disconcerting. I’m disappointed too that I won’t be able to run across the street to grab lunch at a favorite deli or hang out in the Hilton bar. Plus I’ll have to schlep across town for the cocktail parties. All of those consequences to moving the show are valid complaints, but there is no other alternative than to relocate to a bigger venue and Javits is the most logical choice. Some of you may remember way back, when this show started out in Rye, New York in a hotel ballroom and we outgrew the space. Then it moved to Secaucus, New Jersey for a larger convention space and because that site couldn’t handle the amount of vehicular traffic from the show, it was a total disaster. Then we all found a happy home at the Hilton occupying three floors and the show grew so large that some companies’ exhibit space would be best described as a wall hugger near the elevators. To keep up with the demand for more booth space, The Sheraton across the street became the sister convention location and the designated spot for everyone to pick up their box lunches. Now, the New York show has grown so much that exhibit space, both at the Hilton and the Sheraton, are bursting at the seams and there is no way to grow the convention if it stayed in Midtown. The attributes to moving are that we’ll all be under the same roof and on the same floor and most importantly, as the show grows so do our deal making opportunities. Change is always hard, but most of the time it’s for the better. My hunch is that once the convention relocates with more exhibitors, then attendance will increase as well. Finally, more companies will get a shot at having an exhibit rather than sitting on the waiting list for years. Let’s face it, the exhibit areas in the Hilton were so jammed packed with people that it was hard to hear and at times it was impossible to move through the aisles. Plus, the booths were so small that once you filled it with employees there was no place to have a sit down meeting and some booths were so tight that the staff could barely move. The Hilton bar is such a total zoo that you couldn’t even hear yourself breathe and it was “standing room only” by the end of the day. At least with the move, we finally have an opportunity to increase our booth size. No matter Page 4 | February 21, 2014

how much we justifiably complain about relocating or how ramped up our anxiety gets, it’s the only way the show can grow. As I’m listening to complaints and moaning about the move, I thought back on some of the most challenging conventions that I’ve been to over the past 30 years. One year all of my freight was lost. No booth. No nothing. But we managed and we made deals. When we were at the convention in New Orleans and the city was flooded, a convention in Houston that was flooded too and we all managed to meet the people that we needed to see and make some deals. I know firsthand that we all had a lot of fun despite the situations and we bonded over those experiences. My advice on the move to The Javits Center is make the best of it, bond with your business buddies on a new adventure and if you can swing it, hire a private car service so you don’t have to wait for a cab in the middle of winter, bring snacks and liquor! Before the calls about changes for the New York show started coming in, my phone was ringing about the schedule change for RECon. I’ve listened to a lot of people complain in the past few weeks. From my perspective, the schedule change makes for one less night that I have to pay for hotel rooms for my staff. In reality, the last day of the convention was treated like a half-day by most of the attendees. If traffic in the Leasing Mall is light on Sunday then most likely it will be equivalent to the traffic that we would usually see on the last day of a three-day show. A few of the people that called me really don’t want to work the show on Sunday. That was their designated day to lay by the pool and they are not happy. I also heard the cocktail parties that usually take place on Tuesday night have been cancelled. If that’s the case, I’ll miss letting off steam at the Hendon party. However, it will be nice to get back home a day earlier after a week in Las Vegas. We’re already ramping up for RECon. I think it’s going to be a really good show and people seem enthusiastic. Before I run out of space, I’m going to bore you with a few observations that I’ve made from a recent research project. In the past two weeks 500 retail chains answered my questions about where and if they are expanding and new store projections. The companies ranged from operating 10,000 stores to 10 locations. Only 9% have no plans to open locations this year and another 1% said that growth would be very limited. The respondents represented every state and every traditional retail use. Of the 90% that expect to open locations this year, 20% of those are anchor tenants. Supermarket chains represented 27% of the expanding anchors. I found it interesting that about 5% of the grocery store chains are using less than 25,000 square feet as their prototype. Restaurants and food concepts made up 25% of the chains with plans to open more locations this year. Soft goods represented about 20% of the expanding chains, with housewares, home furnishings and improvements trailing close behind. Shoe store chains projected the highest number of openings this year of all 42 uses represented in the survey, with the exception of food tenants. Supermarket, soft goods and home-related chains are optimistic and back to opening stores. 2014 should be a very good year! At the time of sale, the property was 79% occupied. Isla Del Sol Shoppers Village, LLC acquired the property for $3.95 million from EBK Properties, Inc. The company also negotiated the sale of Bellair Plaza, a 346,249 sq.ft. shopping center located along North Atlantic Avenue in Daytona Beach, FL.
