Observations & Conversations The mid-Atlantic market is starting to sizzle, with lots of activity and attention from national chains. Welcome to The Dealmakers’ special edition for the Mid-Atlantic states! This market is starting to see new developments move forward, retailers are back to looking for deals, and there are some very happy brokerage firms seeing the potential for lots of deals in the region. This issue of The Dealmakers has dozens of leads for the mid-Atlantic region and will also be distributed at the ICSC’s MidAtlantic Idea Exchange at the National Harbor in Maryland. I’m anticipating this show to be more active than in years past, because in the past few months alone, there has been a renewed energy to start developments and retailers have been pursuing growth opportunities more aggressively. I’m not only seeing a resurgence of business in the mid-Atlantic states; my research is also showing that the midwestern and southeastern regions are picking up steam as well. I’m also hearing of more transactions along the West Coast and in Texas. More positive feedback I’m hearing is that mom-and-pops are actually opening stores, and a number of franchisees are back in expansion mode. All good news! The mid-Atlantic market is starting to sizzle, with lots of activity and attention from national chains and new concepts. To name a few chains that are doing deals in the region: HomeGoods and The Fresh Market recently signed leases in Virginia. Sports Authority is also opening an S.A. Elite store, its new small store format with a 10,000 sq.ft. footprint, in Columbia, Maryland this year. Urban Outfitters is opening a three-level store in Norfolk, VA. Walmart has plans to open six units in Washington, DC. Costco is opening a location in Washington, DC and will cotenant a new development with Marshalls and Shoppers Food Warehouse. The Disney Store also plans to enter the Virginia market with its new concept. The Harris Teeter grocery chain plans to open a supermarket in Norfolk, Virginia during 2014. Nordstrom Rack is opening a two-level store in Tysons Corner, Virginia this year. The Big Screen Store is growing in Maryland, northern Virginia and Washington, DC. R/C Theaters is continuing its growth in Maryland. Mr. Payroll Corp. is expanding in Virginia. Suntrust Bank is looking throughout the region, as well. Dental Dreams is growing in Baltimore, Maryland and Washington, DC. Goodwill of Greater DC is also looking throughout the region. I feel that these positive indicators will prove out; usually when you see a good cross-section of uses and a wide variety of square footage needs coming into an area, it’s a safe bet that the market is healthy. Another indicator as to how a region is faring is how many food concepts are expanding in the market and whether there is a good cross-section of high- , low- and moderately-priced checks. With that in mind, Bobby’s Burger Palace is growing in the mid-Atlantic market. The concept is a 3,000 sq.ft. quick-service restaurant specializing in gourmet burgers inspired by famous chef Bobby Flay, with waitress page 4

service, as well as spirits and beer in some locations. Morton’s the Steakhouse is opening a location in a former Borders store in Tysons Corner, Virginia this year. Pudgie’s Pizza, Pasta & Subs plans to open more locations in Maryland. Moe’s Southwest Grill is also focused on finding more deals in the mid-Atlantic region. McDonald’s, Bang Bang Mongolian Grill and Buffalo Wild Wings are looking to expand in select markets throughout the mid-Atlantic area. Miller’s Ale House is also looking for future sites in Maryland and Washington, DC. Don Pablo’s is looking at future growth opportunities in Annapolis and Baltimore, Maryland. Saladworks recently opened its second location in Virginia. Primo Hoagies is continuing its growth in the Beltway area of Washington, DC. Cooper’s Hawk Winery & Restaurant is looking for growth in Virginia. Little Caesar’s is also growing in the mid-Atlantic states. Sweet Frog, a chain of frozen yogurt shops, is also growing in Maryland. That’s a lot of activity, and more signs of recovery for the region. On the acquisition side, I’m hearing of small deals getting done throughout the region. Most of the action is in the acquisition of small strip centers, parcels, dirt for future development and freestanding stores. On the development side, there are a number of projects that had been put on hold for the past few years that will actually break ground this year in the mid-Atlantic states. This issue has a feature on Renaud Consulting; they, too are bullish on the market, with over 250,000 sq.ft. of retail space in the preleasing stage with a groundbreaking scheduled for this year. Owners of centers in the mid-Atlantic market are gaining back their confidence, and quite a few are putting money into their existing centers for renovations and to redevelop older projects to better fit the needs of retailers today. Taking into account retailers’ activity, new developments and the releasing of existing space, the mid-Atlantic region is poised to see lots of growth in the next few years. A holistic approach to retail real estate

Adam Taliercio Renaud Consulting is a full-service commercial real estate firm offering leasing, property management, tenant and landlord representation, investment sales, financing and other services for retail clients throughout the mid-Atlantic region. However, as its name implies, the company serves more of a consulting role for its clients than the typical brokerage or property management firm, explained president Henry Renaud. “We’re not just another brokerage company looking to present deals to our clients and let them figure it out,” he said. “We develop custom-tailored strategies for clients, whether they be landlords or tenants, designed to meet their short- and long-term goals.” The company was founded during April 2008, at arguably one of the worst points of the recession. While some might think establishing a new business at the heart of an economic downturn would prove difficult, Renaud said that the reality was just the opposite. “With vacancies rising and landlords becoming frustrated with diminishing and unreliable cash flows from their properties, we found that there was – and still is – a strong demand for a company that can provide a new, fresh and different approach to leasing and sales. Not the cookie-cutter approach to marketing often implemented by big brokerage houses, but a customized, personal approach based on good, old-fashioned hard work.” The company practices what Renaud described as a “holistic” approach: Analyzing each individual component of a given property, from leasing to financing, management, expansion, disposition and even a legal standpoint, and then using the findings from each component to develop a comprehensive strategy that best serves the property as a whole. “When we are engaged by a landlord client to lease their property, we first meet with them and discuss all the aspects of their ownership,” he said. “What goals are they trying to achieve by owning this property? Realize capital appreciation with a sell strategy five years from now? Collect steady income to fund retirement? Purchase value-oriented properties and inflate the value through leasing and property management enhancements? We then develop a leasing and management plan that corresponds to the client’s priorities and dovetails with the milestones they expect to reach in both the short and long term. When we’re afforded the opportunity to take this comprehensive approach to serving our clients’ needs, the results are fantastic.” Within its four-year history, Renaud Consulting has already amassed a number of success stories, and Renaud named Crestview Square Shopping Center in Landover Hills, MD as one of its greatest. On behalf of Federal Capital Partners, the company took on leasing and management duties for the site at a time when vacancy rates were high, with spaces occupied by weaker tenants who were having difficulty paying their rents. Within less than two years, Renaud Consulting brought the center to 100% capacity, relocated and expanded junior-anchor tenant Colortyme and renewed a lease with anchor Value Village, while removing weaker retailers and replacing them with better-quality tenants. The company also improved security at the site and made a number of physical improvements, and ultimately facilitated the sale of the center to Broad Street Ventures late last year. “Further, since Broad Street Ventures heard that we did such a good job for FCP at Crestview Square, they engaged us to continue to provide leasing services for them,” Renaud added. The company prides itself on handling deals that other firms had been unable to complete, such as a recently-negotiated lease with 7-Eleven at Williamsburg Shopping Center in Arlington, VA, wherein the company was able to bring the chain back to the center in a new store after they had moved out a month earlier. “7-Eleven had literally been in this center for over 50 years,” Renaud said, “and they had gotten to the point where they were at odds while trying to renew their lease. They weren’t able to come to an agreement, so 7-Eleven packed up and moved out of the store. Shortly thereafter, we met with the owner and took over [leasing for the center], and couldn’t really understand why a deal couldn’t have been made. It was such a tragedy that they left, and such a good location for them; something should’ve been worked out.” Through its contacts at page 6

7-Eleven, the company worked out a deal and brought the convenience chain back to Williamsburg Shopping Center, allowing them to redo the space and return to a better store than the one they had left. “We’re known for being dealmakers,” Renaud said. “If other companies can’t seem to get a tough property leased, give it to us and we will get the job done. If the marketing of a property has stagnated and vacancies are lingering longer than they should, give it to us and we’ll kick-start the marketing effort with a new program [based on] high energy, high exposure and a work ethic that’s contagious and doesn’t accept failure. It takes more than putting [a property] on a Web site and putting up a sign, and just waiting and hoping. The key to being successful in the third-party brokerage business is out-hustling your competitors, making deals for your clients...and then listening to them brag about your results to other potential clients.” In addition to its work on existing centers, the company is also preleasing a number of development projects as a third party throughout northern VA, including The Crossroads at Leesburg, a regional mixed-use development on 53 acres at the intersection of Route 7, Route 15 and Route 267/Dulles Greenway in Leesburg. The center will feature a 190,000 sq.ft. retail component, a 120,000 sq.ft. office component and a 40-unit residential component. Other projects include a 57,600 sq.ft. center on 20 acres located along Hirst Road and a 20,507 sq.ft. mixed-use development located along East Main Street, both in Purcellville, VA.
