Observations & Conversations Business is getting better coast-to-coast, the stock market hit the 13,000 benchmark, joblessness is easing up and based on sales figures of a number of chains, it’s evident that shoppers are opening their wallets more often. Welcome to this special edition of The Dealmakers that will be distributed at the ICSC’s Monterey Idea Exchange. Monterey County is a one-of-a-kind jewel in the U.S. I have never leased a foot of space in California, but the Monterey Idea Exchange is one of my favorite ICSC events. The Monterey aquarium is among the best in the world. Dining in Pacific Grove is a foodie’s dream come true. The scenic drive along Pebble Beach is beautiful. Shopping in Carmel could satisfy any fashionista’s whims. If you want to spot a whale, eyeball a dolphin or watch the sea otters play, then hop on a boat at Monterey Bay and I can assure you that you’ll see something amazing. I’ve even braved hiking the Juniperio Serra Peak on several occasions, and there have been a few times that I thought I would die on a trail, but the views were breathtaking and worth the risk of losing life or limbs. Relaxing at the Ventana Inn in Big Sur is always fun and I’ve enjoyed one too many glasses of wine in Salinas. A diversity of things to do, restaurants to try and unique stores to shop are what makes Monterey County such a charming area to live in and visit. Although the cost of living in Monterey County is relatively low compared to many coastal cities in California, all that natural beauty comes with a big price tag. I’ve heard that it’s expensive to build and operate retail stores and restaurants in the area. A friend of mine is involved in residential development and he lives in Monterey County. He said it was so tough to get anything built there that in 2010 only two permits for single-family homes were issued in the entire county. The area is dealing with issues of upgrading its infrastructure to handle increased traffic and access to potable water. Monterey County has a reputation as a place that’s almost impossible to get approvals to build anything, and then throw in a few more monkey wrenches, and you quickly understand the barriers to any type of new development. However, it appears those tight laces are loosening up a bit. Recently, preliminary approvals were granted for a 100,000 square foot grocery-anchored shopping center to be built in Salinas. Just outside of Monterey, a vacant Borders in Sand City is almost filled with Ulta Beauty and Tilly’s, a chain of skate and surf shops, leasing the space. CVS is growing in the area and recently acquired a local chain of pharmacies in Salinas. Seaside City is moving forward with the approval process for a proposed 475-acre project to include retail, hotel and residential components, along with a horse racing facility. The upswing in Monterey County is being shared statewide. In this issue, we have a feature on the Grocery Outlet, a chain of discount supermarkets that’s actively growing not just in its home base of California and adjoining states, but also the company recently acquired Amelia’s, an east coastchain of supermarkets based in Pennsylvania. chain, also plans more growth in California and its adjoining states. Aerosoles is hot to trot on new store locations in southern California. Apparel chains, such as Forever 21, Zara’s and Destination XL are also opening more stores in California. Mor For Less Furniture and Tractor Supply Co. are opening additional stores in the state too. I’m hearing about dozens of proposed development projects throughout California that will most likely become a reality in a year or two. One of which is Regency Centers’ recent ground breaking of a 375,000 square foot shopping center in Petaluma. I’m also hearing from leasing agents and brokers throughout California that leasing existing space is getting a little easier. On the acquisition side, the word on the street is that institutional buyers are chomping at the bit for deals in the state. Cole Real Estate and Read Investments, LLC are more examples of companies that are looking for acquisition opportunities in California. Financing is also getting a bit easier to come by for the acquisition and construction of retail projects. An example is George Smith Partners recent arrangement of $25 million in permanent financing for a Lowe’s Home Improvement-anchored shopping center in Oxnard, California. These examples are extremely good indicators that growth is coming to Monterey County and to the state of California. New development is making a comeback and leasing activity on second-generation space has increased substantially in the past few months everywhere in the country. In the past six months, I’ve seen more real buyers, not tire kickers and vultures, coming to the table and closing deals. Business is getting better coast-to-coast, the stock market hit the 13,000 benchmark, joblessness is easing up and based on sales figures of a number of chains, it’s evident that shoppers are opening their wallets more often. It’s about time we had good news. More good news is that all of the ICSC shows that we’ve exhibited at this year were well attended and the mood has been extremely upbeat. My hunch is that the same will hold true for the Monterey Idea Exchange. Stop by our booth if you’re at the show. Next month, we’ll be at the Retailer One-On-One Conference in Orlando and then it’s Vegas!! I would place a big bet that this year’s RECon will be the busiest show that we’ve seen since 2007. Here at The Dealmakers, we’re manic mode preparing for Las Vegas. After 30 years, we are redoing our booth and it’s the end of our infamous lemonade stand. Don’t fret because the iconic landmark is disappearing from our booth; we have a few things up our sleeves that will be even more entertaining than standing in line for a glass of lemonade. Who’s Opening and Where Wal-Mart Stores, Inc. (479-273-4000) plans to open a 76,000 sq.ft. Walmart store at Marketplace @ Factoria, located in Bellevue, WA. The store is slated to open during the first half of 2013. The company also plans to open a 64,000 sq.ft. store at Kelsey Creek Center in the city later this year. The company also plans to open a Walmart Supercenter at the intersection of Rinconada Boulevard and Northrise Drive off U.S. Highway 70 in Las Cruces, NM. The store will anchor Rinconada Town Center, a 900,000 sq.ft. mixed-use project planned for the site. Construction on the store is slated to begin during the spring, with an opening projected for 2013. The company also plans to open a 182,944 sq.ft. Walmart on 21.3 acres at the intersection of College Drive and Campstool Road in Cheyenne, WY. The store, which will offer general merchandise as well as groceries, and will also feature a pharmacy and an auto service center, will be the company’s second in the city and is slated to open during midto-late 2013. The company currently operates more than 9,000 locations nationwide and internationally throughout 15 countries, including 3,016 Walmart Supercenter locations and 160 Walmart Market stores.
Whole Foods Market, Inc. (512-477-4455) plans to open a 36,000 sq.ft. Whole Foods Market at the intersection of Northdale Boulevard and North Dale Mabry Highway in Northdale, FL, as part of a plan to open as many as 28 locations this year. The store is slated to open late this year. The company will also open stores throughout NC, including sites in Greensboro, Charlotte and Wilmington, NC. The company also plans to open a 35,614 sq.ft. store at a strip center under redevelopment along Biscayne Boulevard in Miami, FL. The store is slated to open late this year or during the first half of next year. The company also plans to open a 38,000 sq.ft. store at the site of a former car dealership at the intersection of Hennepin Avenue and Washington Avenue in Minneapolis, MN. The supermarket, which will contain a separate liquor store, will be the company’s fourth in the Twin Cities area of MN and is slated to open during 2013. The company also plans to open as many as 32 locations next year, and currently operates 316 specialty supermarkets throughout 38 states nationwide and in Washington, DC, as well as throughout Canada and the United Kingdom.
QuikTrip Corp. (918-615-7700) will open a QuikTrip convenience store at Pruitt Shopping Center, located along North Main Street in Anderson, SC. The store is slated to open during late September or early October. The company also plans to open a QuikTrip at the intersection of Pearman Dairy Road and Whitehall Road in the city during early June, as well as a location at the intersection of Liberty Highway and Interstate 85 in the city early next month. The company currently operates 582 locations throughout 10 states nationwide.
Hennes & Mauritz AB (212-564-9922) plans to open a 20,000 sq.ft. H&M apparel store in a space formerly tenanted by BCBG, bebe and Pants Towne at WestShore Plaza, located in Tampa, FL, as part of a plan to open 275 locations nationwide and internationally this year. The store will be the company’s second in the city and will join JCPenney and Saks Fifth Avenue at the center. The company currently operates 2,500 locations, offering apparel for men, women and children, nationwide and internationally throughout 43 countries.
Michaels Stores, Inc. (469-759-5599) plans to open a 21,000 sq.ft. Michaels store at The Forum at Grandview, a project being developed in phases along Grandview Boulevard near Interstate 55 in Madison, MS. The store, which will be the company’s third in the Madison area, is slated to open during the summer and will join Ulta, HomeGoods and Petco at the site.
Hibbett Sports, Inc. (205-942-4292) plans to open a Hibbett Sports store in a former Blockbuster Video along Vaughn Road in Wood River, IL. The store is slated to open during the summer. The company also plans to open a 4,000 sq.ft. store at Tebo Center, a project under development in Craig, CO. The company currently operates more than 830 sporting goods stores throughout 26 states nationwide, including 19 throughout IL and five in CO.
J. C. Penney Co., Inc. (972-431-1000) plans to open an 85,775 sq.ft. JCPenney department store at Boulevard at Box Hill, a mixed-use project under development off Interstate 95 in Bel Air, MD. The store will anchor the center and is slated to open during early fall, joining Wegmans, Joe’s Crab Shack, Panera Bread and PNC Bank at the center. The company currently operates more than 1,100 locations nationwide.
Menard, Inc. (715-876-5911) plans to open a Menards home improvement store along Middlebelt Road in Livonia, MI. The store would be the company’s first in the Detroit, MI metropolitan area and would open during 2013. The store is slated to open during the fall. The company also plans to open a 24,000 sq.ft. store in a former Borders at the intersection of 81st Street and Yale Avenue in Tulsa, OK. The company currently operates 111 locations throughout 21 states in the southeastern, midwestern, mid-Atlantic and northeastern regions of the U.S. Aldi, Inc. (630-879-8100) will open an Aldi supermarket at New Garden Square, located along New Garden Road in Greensboro, NC. The store is slated to open next year and will be the company’s fourth in Guilford County, NC. The company currently operates more than 1,000 locations throughout 31 states nationwide from Kansas to the East Coast, and more than 9,500 stores internationally. Potbelly Sandwich Works, LLC (312-9510600) plans to open a 2,100 sq.ft. Potbelly Sandwich Works restaurant at The Shops at Maryland Executive Park, a 200,000 sq.ft. mixed-use center located near the intersection of Joppa Road and LaSalle Road in Baltimore County, MD. The restaurant is slated to open during the summer. The company currently operates locations throughout 11 states nationwide. Trader Joe’s Co. (626-599-3700) plans to open a 14,700 sq.ft. Trader Joe’s grocery store at The Crossings at Fox Run, located along Gosling Road in Newington, NH. The store is slated to open later this year. The company also plans to open a store in Nashua, NH later this year. The company currently operates more than 365 locations throughout 31 states nationwide. Ross Stores, Inc. (925-965-4400) will open a 23,000 sq.ft. Ross Dress for Less store in a former Circuit City in Oswego, IL. The store will be the company’s 13th in the Chicago, IL area. The company currently operates more than 1,000 locations throughout 27 states nationwide. Delhaize Group (704-633-8250) plans to open 14 Bottom Dollar Food stores from western PA to eastern OH this year. The openings include locations in Penn Hills, Carnegie, Bridgeville, McKeesport, Aliquippa and Pittsburgh that opened during January. The company currently operates more than 2,500 locations across several trade names nationwide and internationally.

Adam Taliercio Grocery Outlet Inc. is a discount grocery concept with a focus on offering name-brand merchandise at reduced prices. The company currently operates more than 170 stores throughout Arizona, California, Idaho, Nevada, Oregon, Pennsylvania and Washington. At each of the company’s independently-owned and operated stores, customers are able to shop for most of their daily grocery needs – including dairy products, frozen foods, produce, dry groceries, deli items and even beer and wine, while enjoying a savings of between 40% and 70% off prices found at traditional supermarkets. The company’s ability to offer low prices on recognizable brands – a product of obtaining its merchandise from manufacturers with overstocks, cancelled orders or discontinued packaging – readily sets it apart from other grocery chains, explained Marc Drasin, vice president of real estate. “These are brands that we’re all familiar with: Heinz, Pepperidge Farm, Minute Maid, Land O’ Lakes…and we offer a 100% satisfaction guarantee.” While the typical Grocery Outlet may not offer the same product variety to be found at a traditional, larger supermarket, Drasin said that customers often shop at a Grocery Outlet location to pick up as many items as they can at reduced costs, then visit a traditional supermarket to purchase any groceries they couldn’t find. Allowing individual locations to be independently operated is a system that benefits both store owners and the corporate entity, Drasin explained. “Each owner-operator is in charge of how he merchandises his store, how he advertises, and the product that he orders from Grocery Outlet Inc., so he can tailor his product offerings very specifically to the clientele and neighborhood in which he is located,” he said. “The company benefits because the day-to-day operations, at store level, are handled by and are the responsibility of the owner-operators. We provide limited merchandising advice, but it’s up to the owner-operator to implement it as they see fit, or not.” In this way, Grocery Outlet Inc. serves as something of a distribution company: It acquires products direct, under contract, from manufacturers, and individual stores order merchandise from the parent company as they see fit for their locations. Groceries in general are fairly recession-proof, but customers have increasingly searched for ways to stretch their food dollars while shopping, and Grocery Outlet provides that opportunity without requiring shoppers to give up their preferred brands, Drasin said. As such, the company in particular has benefited somewhat from the economic downturn, as even families earning upper-level incomes increasingly turn to more value-based shopping habits. “We have been gaining many new customers,” he said, adding that the company has also expanded its marketing and advertising efforts in recent years. Last year in particular proved a banner year for Grocery Outlet, with sales exceeding $1 billion, and 2012 already appears to be continuing the trend, as the company is currently showing substantially increased comp store sales figures, Drasin explained. He attributed the company’s increased sales to an improved product line and a larger number of items available in stores, as well as the recent influx of deal-hungry customers. However, Drasin added, the company has been continuously profitable since its inception in 1946. “In these past 66 years, we’ve never had an unprofitable quarter,” he said. “So we are good in recessionary times, in good times…in any times!” This consistent profitability also serves to make Grocery Outlet an attractive tenant when negotiating for sites, along page 6

with its high credit rating and minimal lack of debt. “While we are frugal and careful with our deals, we do pay market rents, and with our track record, we offer landlords a compelling and attractive choice,” Drasin said. The company expects to continue its growth into the foreseeable future, and projects more than 15 openings annually within its existing markets along the West Coast during the coming several years for its Grocery Outlet concept. The chain is seeking spaces of 15,000 sq.ft. to 20,000 sq.ft. in freestanding locations and specialty, strip and value centers. Their typical leases run five to 10 years, and a basic shell is required, as well as a land area of two acres for freestanding or build-to-suit locations. The company also prefers sites featuring a population of 10,000 within three miles and $50,000 as the average household income. Cotenancy is a significant factor for Grocery Outlet, Drasin explained, but not necessarily a dealbreaker, with the company preferring to locate near female-oriented retailers and other supermarkets. “We look to position ourselves within the dominant retail node, with uninterrupted site lines to the street and superior signage,” he added. The company’s expansion out of the West has been a fairly recent undertaking, following its January acquisition of Amelia’s Grocery Outlet, a 13-unit chain based in southeastern Pennsylvania. The Amelia’s locations will continue to carry their current trade name and, much like Grocery Outlet’s other stores, will be able to operate relatively independently. “Amelia’s is a well-established and very well-recognized name in its current operating area, and there’s no need to change the name of something that was already successful before we came,” Drasin said. “We acquired them to expand, not to fix them, and we think the synergies of the two companies will strengthen both of us.” The acquisition serves to allow Amelia’s stores access to Grocery Outlet’s products, and also brings the company’s business to a new area with substantial growth potential – Drasin said. The company sees room for as many as 110 additional locations, all under the Amelia’s name, throughout a 100-mile radius into Delaware, Maryland and New Jersey, with an eventual expansion into adjoining states. The company may increase its selection of available brands in the future, but only if it can do so while still maintaining its price point, Drasin said. Grocery Outlet is in a unique position among other grocery stores, as they operate within a niche market without any direct competitors. “Retail food stores have bifurcated into higher-end, whole-paycheck types, and the more value-conscious, bargain-oriented [stores]. The middle tier is getting squeezed, as is the middle-income customer.
