Observations & Conversations The good news is that I’m hearing about lots of retailers looking to open more stores. Hello, Monterey! This issue is being distributed at the ICSC Dealmaking, and my hunch is that this will be a decent show in spite of major budget busting in California’s public sector. I read several articles about how redevelopment agencies throughout the state are being walloped big-time, and I heard about a few that will most likely be disbanded because of budget cuts. However, the good news is that I’m also hearing about lots of retailers looking to open more stores in the market, and better yet, several chains with expectations of entering the state in the next year or so. The chains that I hear are looking to do more deals in California run the gamut from grocery stores to “docs in a box.” Some of the notable chains looking to continue expansion in the state include Big 5 Sporting Goods, Family Dollar, Safeway, Half Price Books, Habit Burger Grill, Sprouts Farmers Market and Doctors Express. Big 5 Sporting Goods has historically been methodical about growth, so they probably won’t be opening a slew of new stores, but any new growth is good. Family Dollar, well, they might get mired in fighting a takeover war, so I’m not so sure what will actually happen with their immediate growth plans. However, in recent months the discounter has been pretty aggressive in California. Half Price Books recently opened its fourth store in the state, and my gut is that with Borders biting the dust their future growth will be substantial there. The Habit Burger Grill is also opening locations; the chain now operates about 40 quick-serve casual burger joints throughout the state. Sprouts is hot and heavy for expansion opportunities in the northern part of California, and they’ll probably be butting heads with Safeway in their quest for new sites. Doctors Express has about 35 franchised units offering urgent medical care in a retail setting, and the concept is expected to grow by another 40 units this year, with California targeted for expansion. The Maryland-based franchise recently opened several locations in southern California. New concepts coming to the state include Original BUBBA Burger Grill and Freebirds World Burrito. BUBBA Burgers, if you haven’t tried them, are among the best-quality frozen burgers from the grocery aisle that I’ve ever tasted, and the company is transitioning from a wholesaler to a retailer with four corporate-owned locations slated to open this year in Florida, followed by a national rollout and expectations of operating a 100-unit chain within three years. Freebirds World Burrito, although the chain started in California, has been primarily based in Texas, but now the casual Mexican concept is growing in Ventura County and has plans for five units in California. Not only are retailers putting up capital for new stores in the state, I’m also hearing of a number of developers that are upgrading and remodeling their shopping centers in California. Even though the cost of real estate is sky-high compared to the rest of the country, I’m also hearing that centers are getting sold, and not with distressed pricing. It’s not all wine and roses, though: Borders has 35 stores closing in page 4

the state, and yes, I have heard of several centers in California going into foreclosure, but that’s the case coast-to-coast now, and it doesn’t necessary reflect a weakness in the region – more likely a weak retailer finally throwing in the towel or a lender-to-borrower showdown. So, although the state has some budget and unemployment issues, there are positive signs in the retail real estate sector. California seems to be pushing through to a recovery. Unfortunately, I won’t be able to make the Monterey show this year; instead of seeing old friends and making new ones, I’ll be sitting in court. I’m POed about not being able to make the show, but liars and thieves have to be dealt with on the East Coast. In my almost 50 years of existence and 30 years in business I’ve never been involved in a lawsuit, and hopefully this will be the last time, because it’s not fun and it’s not even over a lot of money. The only consolation is that I don’t have to pay the legal fee or the forensic accounting, but everything else about it sucks royally. I know some folks in our business who are constantly in litigation; it seems like almost every transaction they do involves a lawsuit. Man, I wouldn’t operate like that on a routine basis to save my life. Mishegas is not my destination of choice. I try to distance myself from gossipmongers, liars and thieves; life is too short for BS, but when a lowlife crosses the line there’s no choice but to call them out. Luckily, I’m very discriminating about my friends and clients, so I don’t get disappointed or blindsided often. As in life, our industry has bad guys and good guys, idiots and icons, wannabes and winners. I’m aiming for the latter on all of the above. Enough venting; I’m sure you’ve encountered the same nonsense, too. Here’s a bad transition – the mid-Atlantic show in Baltimore a few weeks ago was good! It was described as “much better than the past few years” in the way of mood, deal potential and attendance. My hunch is that this will be the trend for most of the upcoming ICSC shows, and that this year’s convention in Vegas will be better than the past few. I’ve noticed a huge surge of developers and brokerage firms hiring in their acquisition, development and leasing departments within the past few months. We’re going to see new company names on the badges at this year’s convention, which will be energizing, and maybe we’ll really start to feel like business is getting better.
