Who’s Opening and Where General Nutrition Centers, Inc. (412288-4600) will open a 1,796 sq.ft. GNC at Culpeper Colonnade Shopping Center, located along Business Route 29 in Madison, VA. The company plans to open the café sometime during June. Harris Teeter, Inc. Costco Wholesale Corp. (425-313-8000) plans to open a Costco at the intersection of Northeast Stephens Street and Kenneth Ford Drive in Roseburg, OR. The store will occupy 150,000 sq.ft. and the site will include a gas station. The store is scheduled to break ground next month and open during November. Dunkin’ Brands, Inc. (781-737-3000), through franchisee Travel Mart, Inc., plans to open eight Dunkin’ Donuts locations throughout Madison, WI and the surrounding areas. The franchisee plans to open two locations during 2011 and the remainder by 2014. The company currently operates 8,800 restaurants nationwide and internationally throughout 31 countries. Vitamin Shoppe, Inc. (201-868-5959) plans to open a Vitamin Shoppe in a former S&K site at Valley View Station, located along Valley View Boulevard in Roanoke, VA. The stores offer vitamins, herbal supplements, homeopathic remedies and sports nutrition products. Profile — A monthly column featuring retail real estate companies Dasher/Lawless, Inc. — Company Fills the Hole in the Doughnut by Nicholas Hamner California is a land of discovery and innovation, and it has been since it became a U.S. territory in the mid-19th century. A fashion staple was born in a young San Francisco when denim jeans were created to help miners cope with the state’s rough terrain. The modern motion picture evolved in the Hollywood hills outside of Los Angeles and the personal computer was invented by two college kids in a garage in Los Altos. Dasher/Lawless, Inc. continues the spirit of discovery and innovations with its urban redevelopment in California. The company was founded in Los Angeles during late 2001 by Christopher Alan, a general contractor with experience in large masterplanned developments in Florida and California. The company’s president originally developed single- and multi-family projects and slowly began hiring the team members that comprise the Dasher/ Lawless staff of development specialists. Michael O’Bryan, an architect with an international body of work, is the company’s vice president of design and development; Brent Makaus heads up the company’s financing using a career’s worth of knowledge on hedge funds and REITs; Joe Chilano serves as vice president of construction services; Justin Herd serves as accounting head and works with financial services, arranging all construction financing; Bridget Moss is the company’s in-house attorney handling all entitlement filings, and Zina Hyman and Nick Ritch handle the in-house leasing duties. Alan says having an all-encompassing in-house staff allows the company to take several steps that save time and money. “We do all entitlements in-house, meaning no land use attorneys, and we assemble all properties ourselves,” he says. “We do not use brokers to assemble our properties. We identify land with value-add potential, do all our own research and cut deals with the owners.” Knocking out land use attorneys and brokers allows for significant cost savings, as does having an in-house design department. “When a project bounces back and forth between the designers and the planners as the final design is being hammered out, all the trips and downtime cost time and waste money. By having an on-staff architect to work with at all stages of planning, we are able to save considerable amounts of time and money.” The company specializes in urban redevelopment which, in California, can be difficult. Alan says, “The development climate here can be daunting. You can have successful developers new to the state come in and spend millions of dollars and years in the entitlement process and get nowhere.” The pressure from community groups and the political maneuvering required to move a project forward can stall even the most experienced developers, but the Dasher/Lawless navigates through these obstacles with precision. He says, “We go into areas that the bigger developers do not, either because they do not wish to deal with the issues that arise from multiple property owners, there are restrictive

entitlements from the municipality or they anticipate pressure from community groups.” He says, “We are willing and able to handle the challenges these elements present. We analyze the property’s location and the market’s needs, and we try and fill the niche.”

The Glen | North Hollywood, CA

The company is currently working on two projects. The first, The Glen, is a phased redevelopment of an existing shopping center located in the San Fernando Valley at the intersection of Victory Boulevard and Coldwater Canyon Avenue in North Hollywood, CA. The development process for such a large project is progressive for the company, as various phases will begin as they come out of the entitlement process and construction documents are granted. The project will also be cyclical, with the first phase being the redevelopment of the existing retail center on the site, the subsequent phases being the construction of new buildings on the remainder of the property, and the final phase razing the existing retail center and rebuilding a new one in its place. Ultimately, The Glen will feature retail, office, residential, entertainment, hospitality and transit components.

Piazza Oliva | Burbank, CA

The second project, constituting an entire city block located across the street from the gates at Warner Brothers Studio in Burbank, CA, will be what Alan considers a “true” mixed-use building. “The project includes retail, office and high-end residential components in one building, making it truly mixed-use,” he says. He refers to the project as “a hole in a doughnut,” explaining that the property has remained undeveloped while everything around it has grown. Alan says, “We worked with everyone, from the previous landowners to the city to the fire department, to properly remediate the property. We worked with the city and the Media District to produce something they would like on the property.” Working closely with city officials and community groups is not something Dasher/Lawless shies away from. Alan says, “If you engage the community and

produce a product they want, you can get them involved and generate community support. You need community support to get political will, and once you have the political will in your favor, your project will happen eventually.” He says, “We try to go to every meeting we can to handle objections. If we need to, we will meet with individuals oneon-one to settle their objections.” In addition to handling problems within the community, the company is adept at solving problems presented by the urban sites themselves. Alan says, “Many municipalities are using estimates for water, sewage and groundwater impact that are based on formulas from the early 1900s. They don’t account for improvements in the technology and environmentally-friendly products used in the course of making a building LEED certified.” He notes that estimates based on the use of a fourgallon toilet do not hold true in the age of low-flow fixtures, and that the company is taking the time to educate the city leaders on the new products to help move projects through. Alan also notes the fundamental importance of parking for a project. He says, “It doesn’t matter if you have the approvals to build a 200unit project on a piece of land. If you can only provide parking for 50, you’re only building 50 units.” To increase the amount of available parking available to a project, he has begun implementing automated parking garage components, through his company Auto Parkit, in projects where parking space is limited. He says, “Given the same square footage, automated parking garages offer twice as many parking spaces than a traditional parking garage, while reducing the staffing and ventilation requirements. We have found that, of all the things that can be done for LEED credits, automated parking offers the fastest return on investment.” As the economy soured and the California housing market situation turned dire, Dasher/Lawless, who includes a residential component in every project, could have taken their lumps. Instead, Alan says, the company moved quickly to mitigate problems, converting residential units to rentals when possible. But he says that, in a way, the recession has helped urban development firms.
