OBSERVATIONS AND CONVERSATIONS Yes, retailers are closing stores and yes, there’s a lot of vacant space that still needs to be absorbed, but the retail apocalypse is about as certain as a zombie invasion. Ann O’Neal

Welcome to the Dealmakers special edition for the ICSC Carolinas Idea Exchange. With the amount of activity from supermarket chains in the Carolinas, you would think that the region was severely understored. Kroger recently acquired Harris Teeter, one of the larger regional chains in the Carolinas, with Food Lion, Lowe’s Foods and Ingles competing to maintain their market share. An avalanche of competition is coming to the grocery store arena throughout the Carolinas, with the rapid growth of Walmart Neighborhood Market, Whole Foods, Publix and The Fresh Market. According to a study by Duke University, there are 171 trade areas in North Carolina that would be classified as lacking access to fresh foods. I can understand the rural markets being understored, but the competition looks pretty stiff to me in the more densely-populated areas. It’s going to be extremely difficult to operate profitably with so many newcomers invading the market and I’m not sure who will win the fight. The area has a history as a hotbed for growing supermarket chains and it’s also no stranger to seeing mass closures of grocery chains, such as WinnDixie and A&P. Delhaize pulled back its Bottom Dollar discount chain, while in turn, Sav-A-Lot continues to grow in the Carolinas. Considering the list of new players growing throughout the region, shopping centers that aren’t anchored by a dominant grocery store have a high risk of getting clobbered. In my experience, it’s always difficult to find a replacement tenant for a vacant supermarket even if the real estate is great. Usually, the domino effect quickly takes its toll as small shops start to close because there’s no traffic in the center. I had a situation where I was leasing a vacant supermarket that sat across from the newest and hottest grocery store chain in the trade-area and after beating my head against a wall, I finally filled the space with a Tractor Supply Co. Because the landlord was fixated on releasing the space to another a grocery store, it took me longer to convince the landlord that the odds of finding a supermarket replacement were nil than it did to negotiate the deal with the new tenant. It will be interesting to see how the supermarket turf war plays out in the Carolinas. A number of chains are looking to enter the Carolinas; Silverspot Theater plans to enter the market with a location in Chapel Hill and Eddie Merlot’s is also exploring locations in North Carolina. Dress Code is looking to enter South Carolina. I’m hearing of quite a few new shopping center developments in North Carolina and the REITs are actively buying centers in the region. Kimco recently acquired a 670,000 square foot center in Cary, North Carolina for $91 million with Best Buy, Dick’s Sporting Goods, Toys “R” Us, Old Navy and Marshalls serving as anchors. Childress-Klein is preleasing the expansion of a Super Targetanchored center in Charlotte with Pier 1 Imports, Gander Mountain, HomeGoods and Michaels anchoring the second phase. Overall, the Carolinas appear to be active, and retailers are enthusiastic about opening new stores.

amongst retailers including Office Max and Office Depot, Men’s Wearhouse and Jos. A Bank, in addition to Safeway and Albertsons, will also create more vacancies. To throw a little more shade on these store closing announcements, a study by Urban Land Institute stated the U.S. has approximately one BILLION square feet of vacant retail space. Recently, a blogger married those ULI statistics and the recent onslaught of store closing announcements and now claims “The Great U.S. Retail Apocalypse” is imminent. Yes, retailers are closing stores and yes, there’s a lot of vacant space that still needs to be absorbed, but the retail apocalypse is about as certain as a zombie invasion. Take a look at the chains that are announcing massive closings, most of them were crappy operators ten years ago and that’s the reason they are closing stores, not because of internet sales or a failing economy.

Although the economy and consumer confidence continues to improve, there are still quite a few chains that have store closings on the front burner, i.e. Radio Shack, Staples, JCPenney, Sears and Barnes & Noble. Sony is closing most of its stateside stores. While Ashley Stewart, Abercrombie & Fitch and The Children’s Place are closing some stores, Dots threw in the towel recently closing all 359 locations and liquidating the company. It’s highly irritating when a blogger/analyst claims the last nail in the coffin for traditional retailing, especially when the claims are based on a faulty premise. In today’s economy, for every retailer that’s closing stores, I can find two that are aggressively opening new locations. Online shopping will never generate instant satisfaction as long as you can’t feel the fabric, try on the shoes or squeeze the produce. The only way to meet those tactile needs is with brick and mortar stores. I recently made an online purchase from a national chain that I could have driven 15 minutes to shop at their bricks and mortar store, but because of being snowbound, I relented and bought online. I’ll never do it again. The merchandise came in varying shipments, and the final item showed up three weeks after my purchase, plus almost a third of the items that I originally purchased were out of stock. The purchase entailed getting a phone call from the retailer to verify the shipping address as a security measure, about 15 emails explaining delivery delays or out of stock merchandise and two follow up calls over three weeks. I think my frustration with online shopping is a pretty common sentiment and there are basic human characteristics when shopping for food and clothing that haven’t changed in hundreds of years and most likely won’t be changing drastically in my lifetime. Perhaps we’ll see 3-D printers in every home and holograms producing food instead of stoves and ovens, although it’s as unlikely as the arrival of zombies and the retail apocalypse.
