Making 2012 a banner year

Stephanie Weaver U.S. Properties Group has a mission to create value and realize profit through the “UpCycling” of centers by implementing groundbreaking applications in the acquisition, development, renovation and management of retail properties. “Upcycling” is a term the company employs to recognize their use of green methodology in recycling of building materials and saving the local community money by reducing the need for landfills. These applications add value and bring tenants to properties that meet the needs and desires of the community. According to owner Gordon Wiebe, U.S. Properties Group makes a point of taking every piece of the demolished or re-configured space and not have it end up in a landfill. “I know we’ve gone up to a 98% usage of discarded materials into a recycled product in some cases and our tenant conversions also utilize recycled building materials,” said Wiebe. The company also works together with the local community to ensure that its shopping centers meet the wishes of the residents. U.S. Properties Group has also proven its ability to attract tenants that aren’t already in the trade-area. “The end result is a much better product for the community than originally envisioned and therefore an “upcycling” of the center,” stated Wiebe. U.S. Properties Group brings an extensive list of services to the table that sets it apart from other firms. It currently has a national retail portfolio encompassing four million square feet. The company has kept its focus on the value enhancement of troubled retail projects since the acquisition of a portfolio consisting of 23 shopping centers from Glimcher during 2002. U.S. Properties Group earned a reputation as a nimble firm with its experience of leasing in excess of 2.5 million square feet of retail vacancies. According to Wiebe, the company knowingly acquired a portfolio that had a 50% vacancy rate with the majority of the dark space being due to Walmart relocating to new sites. U.S. Properties Group was able to release the vacancy with higher rental rates and add value to the portfolio. Wiebe explained the company has the financial, management and leasing resources to ensure a timely and worry-free occupancy for its new tenants and has established solid relationships with tenants of power and large community centers throughout the Midwest and Southeast. Although the southeastern region of the U.S. was heavily affected by the recession, U.S. Properties Group was well positioned for the economic downturn. The average amount of debt on its portfolio was less than 50% throughout the entire financial crisis, and today, that debt ratio has dropped to 35%. The company also set about to re-lease space to solid tenants to further ensure the success of its portfolio. Many of the company’s tenants have also done very well in the face of the recession. “We are very scrupulous during the good times to ensure proper credit review of potential tenants,” commented Wiebe. U.S. Properties Group is diligent when leasing to mom-and-pop stores. The company understands that these particular tenants may need more flexibility because they cannot get the credit they were able to attain during pre-recession times. U.S. Properties Group has always worked hard to attract and maintain a tenant mix of smaller chains and discount concepts. Wiebe further explained page 4

that “Some of our competitors ended up with bankrupt tenants which we avoided through that strict review of tenant credit. Definitely the value retailers have really come into their own during the recession and those tenants who have allowed shoppers to buy brand names at discount prices. These tenants have upgraded their stores and concepts to become mainstream retail. Dollar stores, Goodwill and discounters are respected tenants in any community center retail line up.” The company learned to approach deals differently due to the economic slump. The largest challenges for U.S. Properties Group during the recession were construction issues, however, the company has funded over $40 million for construction projects in the past three years. With this knowledge and experience, U.S. Properties Group revamped its acquisition criteria and no longer acquires empty buildings. “Now, we are able to attain the existing cash flow with value-add proposition buildings,” stated Wiebe, “We’re not going to buy any empty buildings. It’s just not in the cards. We are looking to ensure that we’ve got some credit tenants in the existing buildings that we buy because it makes it much more comfortable for our lenders.” U.S. Properties Group is open to acquire retail sites and shopping center portfolios nationwide. Suitable properties include shopping centers that have vacant anchor or junior anchor space with the potential to be turned-around. The company looks for sites with a population density of 60,000 within a five-mile radius. Ideal acquisitions are shopping centers with a GLA of 75,000 square feet or greater with a vacancy rate of 20% or more. U.S. Properties Group has enjoyed a banner year in 2011 and expects the positive momentum to continue in the year to come. During December, the company acquired Southlake Pavilion from DDR/Creff. The 535,000 square foot shopping center, located along Interstate 75 in Morrow, GA, offers an array of national chains including Sears Express, Staples, LA Fitness, T.G.I.Fridays, David’s Bridal, hhgregg, Old Navy and Ashley’s Furniture. The center also has 100,000 square feet of space available for lease. According to Wiebe, the acquisition was a great success because the company was able to close within 35 days of putting the center under contract to meet the seller’s conditions. U.S. Properties Group also recently completed the redevelopment of Village Plaza, located at the intersection of Bobby Jones Expressway and Interstate 20 in Augusta, GA. The company expects to finalize deals on 300,000 square feet of space in the upcoming 18 months. U.S. Properties Group also anticipates selling $25 million of properties and acquiring $50 million or more of shopping centers within the next year. Looks like U.S. Properties Group is well on its way to making 2012 a banner year as well. Who’s Opening and Where Cabela’s, Inc. (308-254-5505) will open an 88,000 sq.ft. Cabela’s store at a 380,000 sq.ft. center currently under development on 43 acres in Grandville, MI. Construction on the store is slated to begin during the summer with an opening projected for spring of next year. The location will be the company’s second in the state. The company also plans to open an 88,000 sq.ft. store at Old Brownsboro Crossing, a project situated on 100 acres at the intersection of KY Route 22 and Interstate 265 in Louisville, KY.
