Adam Taliercio Weingarten Realty Investors was incorporated in 1948 to develop supermarket buildings for J. Weingarten, Inc. a fast-growing supermarket chain founded by the Weingarten family. When the family sold the supermarket chain in 1980, the company branched out to form relationships with other retailers, and restructured into a REIT four years later. Today, the company owns, manages and develops a portfolio of 70 million sq.ft. across 23 states nationwide, including over 300 neighborhood and community shopping centers. Weingarten Realty is aggressively seeking acquisitions throughout the southeastern, southwestern and western U.S., as well as planning its entry into the Washington, DC and greater Baltimore, MD metropolitan areas. The company looks for well-positioned grocery- and value-anchored shopping centers and power centers in major metropolitan areas with strong population growth and high barriers to entry. “We’re very disciplined, in that we want to buy centers where we have market knowledge – boots on the ground – and where we can manage and lease well,” explained Patricia Bender, Executive Vice President, Leasing. “If somebody brought us an interesting center in Wyoming, we’d probably pass due to lack of experience and presence in that market.” The Patricia Bender Executive Vice President, company operates 10 offices nationwide, all Leasing located in easily-accessible travel hub areas, allowing the company to effectively manage properties throughout their area of coverage. “We have been very dedicated about ramping up our growth,” Bender added. “We’re divided into four geographic regions: central, eastern, mountain and western, all headed up by vice presidents who know that geography really well.” Weingarten has $125 million in cash on hand for acquisitions, as well as an additional $500 million credit facility, allowing them to act quickly and efficiently when they find the right property. At the moment, Bender said, product on the market remains somewhat limited as a result of emerging out of the 2009 economic downturn, but of late there have been some signs of improvement. “We’re starting to see a few opportunities surface, which is very exciting,” she said. “We’re cautiously optimistic that we’ll be able to acquire properties in 2010. All the REITs have the same question: ‘will it ramp up by the end of 2010, or do we wait until 2011?’ We’re not sure; but we do see it ramping up in the next six to 12 months.” The company has several new development projects that are moving toward the completion stage. Ridgeway Trace is a Target-anchored center in Memphis, TN; the center is also anchored by The Sports Authority, Best Buy and PetSmart. Target and Weingarten worked as a team to locate and layout the site in order to achieve a deal that worked for both parties. “Working closely with a development anchor and understanding their needs is the key first step,” Bender said. “Once we land the development anchor, we can begin to merchandise to maximize the site.” This method of working with anchor tenants is exemplified by shopping centers the company has recently developed, including Raintree, a community shopping center located in Chandler, AZ; and Palm Coast Landing, located in Palm Coast, FL. Raintree, a 95%-leased center that opened in 2007, is anchored by a Whole Foods Market. Weingarten worked closely with the company in order to find the right site for them, as well as to establish the remainder of the center’s tenancy. “We decided jointly on a piece of land that made sense, and we were able to merchandise around the Whole Foods,” Bender said. “We brought in what we thought was the appropriate number of junior anchors, but not so many that the project became a power center.” At Palm Coast Landing, which opened last year, the largest anchor was a SuperTarget. “We have executives who really understand development and why a piece of property is or isn’t going to work, and they worked closely with Target on landing and merchandising this site,” explained Bender. page 4

The company is also redeveloping the former Buckingham Square Mall, located in Aurora, CO, into The Gardens on Havana, a 506,340 sq.ft. upscale power center, through Miller Weingarten, a joint venture group. The center is one of the largest the company has developed. As part of this project, new tenants were added to the center, including Kohl’s, Dick’s Sporting Goods, Sprouts Farmers Market and Petco, as well as the repositioning and remodeling of an existing Target. “Aurora’s Havana corridor is a strong retail node,” Bender said, “and we are pleased that this high-quality and well-anchored power center is leasing up so well.” In today’s harsh leasing environment, Weingarten still maintains a 92%-leased retail portfolio, and in fact has historically averaged above-90% occupancy rates for their shopping centers over the past 13 years, although the change in the industry’s climate has required an adjustment of how Weingarten’s leasing staff does business, Bender said. A more aggressive approach has become key over the past three or four years, and the company markets across multiple media to ensure awareness of the company and their properties. “I think the two key words are ‘relationships’ and ‘pro-activity’,” Bender said. “We reach out; we don’t wait for the phones to ring. We expect our agents to cold-call, both on the phone and on the ground, knocking on doors. We also have very frequent broker networking parties and marketing programs, so that brokers are always aware of what’s out there in the Weingarten vacancy arena.” Depending on the month, she added, as much as 40% to 50% of the company’s business comes from brokers, making broker relationships particularly vital. Direct mail has also served Weingarten well, due to their targeted approach. “We had a 12,000 sq.ft. restaurant space come available, and we mailed out only 50 direct mail pieces to very targeted users,” Bender said. “From that, we had 12 space showings, and the space is now leased! I think it’s a really good example of smart, pro-active marketing.” The company also maintains strong relationships with their key retailers, holding regular global meetings with major anchors – as many as 50 to 100 throughout the U.S. “We keep our opportunities in front of them on a regular basis, with very frequent followup,” Bender said. “What we’ve learned is just because you present something in January and someone says no doesn’t mean they’re going to say no in April. As a result, we’re constantly marketing our opportunities.” The company also operates a successful disposition program, and has averaged between 20 and 25 dispositions annually over the past several years. “We believe in buying and selling; the recycling of product as the timing is appropriate,” Bender said. “It allows us to recycle capital by selling out of noncore markets and placing our money into higher growth opportunities.” The company will often use outside brokers in order to dispose of properties, she added, because of the brokers’ expertise in seeking out appropriate and active acquisition candidates. “It’s all about timing. Our job is to recycle our product so that we have an appropriate mix, and to keep growing,” Bender said. Weingarten’s latest undertaking is a foray into social media, with the company’s Virtual Partner Network (VPN) offering vacancy listings; company news, events and information, and other items of interest in real-time through Twitter, Facebook and LinkedIn. The project went live earlier this year, and Bender said it continues to grow each day. “One of our main reasons for rolling it out was so that we could push information to our followers; our customers, retailers, brokers, and now analysts are beginning to follow us. The key message is: ‘let’s push information to you, so you don’t have to go through Web sites and other sources, using your valuable time to pull information.’” For example, she explained, a broker can receive updates via Twitter regarding the company’s available space, and will be able to contact the company immediately when he sees an availability of potential use for a client. Margaritaville restaurant, bar and music venue in a former Planet Hollywood and Global Café site located at the intersection of 4th Avenue and Broadway in Nashville, TN. The company will utilize the building’s main floor for its restaurant, bar and three live music stages and will install a concert venue in the second floor. Groundbreaking on the building’s renovation commenced last month and the company plans to open the restaurant before year’s end. Tulepan Management LLC has started construction of Phase 1 of Coral Square Shoppes, a 182,000sf retail center situated on 17 acres on S. US 1 and Edwards Road in Fort Pierce. Phase 1 will be anchored by a 17,000sf SAVE-A-LOT Food Store and 25,000sf of retail space in two buildings, which is scheduled to be completed and open in June. When completed, the project will consist of retail, restaurant, entertainment and office components. Financing for Phase 1 of the project is being provided by the City of Fort Pierce, in conjunction with the Federal Government’s HUD 108 Loan Program. The project was the first of its kind in the City of Fort Pierce to receive official “Brownfield” designation and was subsequently awarded a Grant from the U.S. Department of Housing and Urban Development’s Brownfield Economic Development Initiative, which is co-sponsored by the U.S. Environmental Protection Agency.
