Observations & Conversations When you’re sitting with a huge empty space those indoor miniature golf courses, gymnastic schools and churches start to look good, but there is hope and there are traditional tenants still opening stores. Not only are retailers filing bankruptcy, so are their landlords. McGill Property Group, a Floridabased shopping center development company filed Chapter 11 recently and its founder was hit with personal guarantees for bank loans on shopping center developments in seven states with about $140 million in debt. Crescent Resources is a joint venture of Duke Energy and Morgan Stanley Real Estate Funds with retail projects in FL, NC and SC. The real estate development company and 120 of its subsidiaries, with more than $1 billion in liabilities, also filed Chapter 11. Opus South, went into bankruptcy and is closing shop this year. Adding to their troubles, Opus Southwest had a shopping center in Texas foreclosed and 10 banks contend that Opus West owes them $160 million. GGP’s Chapter 11 filing was just the beginning. I expect that more developers will default on their loans and seek bankruptcy protection. Tenants can smell the blood, too. I heard about a lawsuit where the tenant is so concerned about its landlord’s financial stability that it’s asking the court to take their disputed rent checks rather than to send them directly to the landlord, since the landlord hasn’t reimbursed them for tenant improvements. Retail bankruptcies continue to hit the fan; Eddie Bauer just filed, Anchor Blue filed too and is closing or selling a substantial block of its stores, Oilily is closing stores and also went bankrupt along with Berean Christian Stores and EJ’s Shoes. This on the heels of bankruptcies of Filene’s Basement, Fortunoff, Circuit City, Gottschalks, Bruno’s, S&K Menswear, Ritz Camera, BI-LO, Z Gallerie, Ultra Stores and Sportsman’s Warehouse. Throw in a few of the Steve & Barry’s, Goody’s and Linens ‘N Things that are still vacant and you have an avalanche of empty stores. But, landlords are starting to say “uncle” and take a haircut not only on rent, but also on the use. Which is probably wise, because all indications point to even more retailer bankruptcy filings on the horizon with loans coming due and a lack of cash or credit to buy inventory. I’ve heard of a former Steve & Barry’s that’s about to tenanted by a community college in MO; at a site in WI, the landlord is working on filling his empty Steve & Barry’s with a convention center; at a vacant Steve & Barry’s in KS, Mattress Hub took 18,000 sq.ft. and at a former Steve & Barry’s in IL, Glowgolf took over the space. As far as temporary tenants taking former Steve & Barry’s, I’ve heard of a local newspaper sponsoring a 200-booth indoor garage sale in WA and Kidzturn’s ran a threeday Christian-themed extravaganza with live productions, games, prizes, music, puppets and visual effects in MA. Landlords of former Goody’s sites are also starting to fill their empty space. Peebles Family Clothing is taking over a former Goody’s in TN while Famous Labels is also taking former Goody’s spaces in AL and TN. Some former Goody’s landlords are getting creative to keep cash flow going with one leasing the site to a local VFW that opened a large electronic bingo hall in Birmingham, AL. One landlord leased their former Goody’s space in WV temporarily to Kids Sale, a consignment event that was held for five days. Former Linens ‘n Things sites are filling up too. Nordstrom Rack is taking over a former Linen’s ‘ N Things in MA; Big Lots took over one of their stores in Columbus, OH; hhgregg leased a former Linen’s ‘N Things in GA; Ollie’s Bargain Outlet took page 4

over a store in NC; Goodwill will occupy a former store in WA, and The Flooring Supercenter re-tenanted a space in WI. When you’re sitting with a huge empty space those indoor miniature golf courses, gymnastic schools and churches start to look good, but there is hope and there are traditional tenants still opening stores. Aeropostale recently launched its P.S. Aeropostale, a new concept catering to 7 to 12 year olds, and is rolling it out in NY. Sears opened a new concept, MyGofer, with a revamping of a Kmart store in Joliet, IL. Personally, I think the MyGofer concept is ill conceived. It looks like Service Merchandise reinvented with Internet access and the product lines are pretty narrow. You can buy Tide detergent for probably 5% less than the supermarket or Craftsman tools, but instead of aisles stocked with merchandise, the customers walk into cubes outfitted with a computer so they can order and pick up at the store or use the drive-thru. I don’t expect this concept to be duplicated anytime soon. Bijoux Terner, a franchised concept selling jewelry, accessories and handbags at $10 price points with a 500 to 3,000 sq.ft. footprint, is leasing space in traditional shopping centers, which deviates from its norm of locating in tourist and transportation hubs, and taking advantage of opportunistic real estate deals in major metro areas. Not the most community-blessed concept, but Sara’s Secret is expanding in TX. The 12-unit chain originally was launched as Condoms To Go, but after receiving a lot of flack that hindered their expansion, the company is rolling out more stores using the Sara’s Secret trade name. Bodega Latina operates 15 supermarkets catering to a Hispanic clientele trading as El Super in CA and AZ, with plans to expand further in its existing markets and enter NV. Uwajimaya recently opened its fourth Asian-focused store offering groceries, gifts and prepared foods, in addition to the traditional American supermarket fare, using 30,000 sq.ft. in WA. The chain of Asian supermarkets is expected to open future stores in WA and northern CA. Leases are getting done; it’s just requiring a reality check from the landlord’s perspective. I have to wrap it up, but I wanted to give you a synopsis of how the ICSC Convention in Vegas went… It was much better than expected, since I had braced myself for the equivalent of spending a few days at the morgue. Attendance was down, almost by 50%, but the players that showed up, actually were there to try and make some deals, rather than kick tires and waste time. Overall, the mood was cautious optimism and that we will see a recovery, most likely a soft one, by the end of 2010. This issue will be distributed at the ICSC’s New England States Dealmaking and I suspect that attendance will be down for this show too, but it’s just a sign of the times. Also, this issue includes our annual Retail Brokers Guide and a State of the Industry review. The Brokers Guide is a great resource to find brokers that specialize in retail real estate and it’s broken down by the geographic region that the broker focuses on and the article on the “State of the Industry” is a must read; it will give you insight on how your peers are coping with the current economic upheavals. Profile — A monthly column featuring retail real estate companies 10 Spot/Madrag — Fashion-now clothing, growth-oriented retailer by Nicholas Hamner The U.S. economy officially entered a recession during December 2007, according to a report from the National Bureau of Economic Research. Since that time, families across the world have shored-up their budgets and reined in their spending. In response, retailers have endured falling profits and been forced to shutter underperforming stores and, in some cases, shut down altogether. 10 Spot/Madrag, which has grown smartly over the past 35 years, is performing well and looks to use the opportunities presented by the downturn to continue its growth into the future. The company began as Persuasion, a single apparel store opened by Howie Hoffman in Newark, NJ during the mid-1970s. By the 1990s, apparel for under $10 had become a prominent industry trend and Hoffman began operating stores under the 10 Spot brand. The early 10 Spot stores followed the apparel industry in offering fashionable apparel at prices below $10. Though the company was unable to continue to offer quality and fashionable apparel at prices under $10 as the years passed, explains Nathan Hoffman, the 10 Spot name had enough goodwill behind it that the name stayed. The company expanded into New England during 2005 as it acquired 12-unit retailer J Silver Clothing and rebranded all stores to the company’s Madrag brand. Its latest acquisition, six units of Urban Brand, Inc.’s Marianne chain located in FL, which the company converted to Madrag stores, gave the company brand exposure outside the Northeast for the first time. Howie Hoffman continues to serve as the company’s president and owner and Nathan Hoffman serves as the company’s vice president. Working together, the father and son have seen the company grow to 36 units, with 18 stores trading as Madrag and 18 stores trading as 10 Spot throughout seven states.

Both 10 Spot and Madrag appeal to an ethnically-diverse demographic of females ages 16 to 24, and both concepts occupy spaces of 4,000 sq.ft. to 5,000 sq.ft. with a minimum frontage of 50 ft. 10 Spot stores occupy streetfronts and regional shopping centers and Madrag stores locate in enclosed malls. Both concepts present stores that are well-lit, staffed by fashion-conscious sales associates and feature a product mix of juniors and plus-size apparel, lingerie and accessories. Speaking on the site requirements, Nathan Hoffman says, “With the current economy providing a surplus of prime retail sites, we are looking at only the home run locations and we remain very site selective.” The company’s site selection criteria requires a metropolitan, urban or suburban location featuring a minimum tradearea population of 75,000 earning a median household income between $45,000 and $65,000. He says, “We do not waiver on our site requirements.” As many retailers halt expansion, shutter stores and retool to appeal to budget-conscious customers, Hoffman notes that 10 Spot has not had to change its business practices. He says, “We have always offered our customers fashionable items at prices they couldn’t find elsewhere, so we have not had to change much.” Concerning growth, the company plans to add 15 stores during the next three years. “Our ultimate goal is to create a national chain offering fashion-right apparel at the best prices,” he says, noting that all new stores will open in states where the company has an existing presence. In addition to enhancing its presence in existing markets, 10 Spot/Madrag is looking to become a national chain. Hoffman says, “We use acquisitions to both expand in existing areas and enter new markets,” noting that the current economy is providing numerous opportunities. He says, “We are aggressively looking to acquire existing sites, whether they are sites from a struggling chain that is going out of business or they are excess properties from a larger chain looking to exit a market.” Expansion through acquisition is a means the company considers right along with opening

new stores, but as he notes, the timing of both is different. “For new stores, we plan out how many we want to open that year and move from there,” he says, “but you can never plan when someone will present you with a suitable acquisition opportunity. We stay nimble, and are always able to take advantage of a good acquisition opportunity.” Once the company has signed a lease, it is ready to open its doors to new customers within eight to 10 weeks. The turnaround is much quicker on an acquired site, as Hoffman notes the

company can acquire an existing retailer, restock, rebrand and reopen within a three week period. The company’s ability to provide fashion-now apparel at affordable prices is due, in large part, to its operation of its own wholesale operation. Hoffman says, “My two brothers operate a wholesale apparel company that provides all the clothing to 10 Spot and Madrag stores.” He notes that their wholesale operation sells to the industry but the company keeps the Madrag brand exclusive to the 10 Spot and Madrag stores. With struggling retailers shedding stores nationwide and families around the world tightening their belts and their purse strings, 10 Spot/Madrag stands poised to continue its planned growth and take advantage of any opportunities that come its way.
