Welcome to the 2009-2010
Retail Real Estate Brokers Guide. The Dealmakers’ annual Retail Brokers Guide lists the some of the top retail brokers in the nation. This year’s edition reflects the brokerage firms that have not only weathered a bad economy, but the ones that have the resilience and creativity to move forward. For the past year or so, it’s been challenging for everybody involved in retail real estate; if you’re still in the game, then you’re on the winning side of the table. My estimate is that probably 20% to 30% of the folks employed or living commission-to-commission with a broker’s license that worked exclusively on retail real estate have left the industry in the past year to pursue other ventures or they are unemployed. So the brokers that are still pounding the phones and figuring out creative ways to make business terms work are the ones left to reap the harvest when the economy improves. The only good news about this recent shake out is that most of the stupid and/or lazy people have left the industry. The reality is that deals have slowed down to a trickle. On the sales and acquisition side, only desperate sellers are selling, buyers can’t figure out how to price property and the banks aren’t too willing to make a loan. On the leasing side, finding a retailer that’s expanding is like searching for a needle in a haystack, and if you have a tenant that doesn’t need the landlord to provide any tenant improvements or require a termination or co-tenancy clause, then maybe you’ll have a glimmer of a chance at getting a lease signed. Obtaining a tenant improvement allowance has become next to impossible, because the developers can’t find financing unless they pay out the nose. I’m hearing some lenders are quoting interest rates as high as 9% to fund construction costs even with a credit-rated tenant guaranteeing the lease and forget about new development, it just ain’t happening. On the flipside, filling the vacancies that we currently have the
nationwide will keep us all busy for the next few years. While waiting out the bad times, I’m hearing of more brokers and developers taking on third-party property management assignments just to have some cash flow or reinventing themselves as “turnaround specialists” that can do anything from rent reductions and terminations to restructuring your mortgage. Of course, not a lot of these self-described “turnaround specialists” know what they are doing because these are unprecedented times, but hey, they’re collecting fees, so at least their goals are accomplished. Also, to keep their foot in real estate, many brokers and developers that at one time focused solely on retail have widened their scope to include industrial and office so they won’t have all their eggs in one basket. They think they’ll have a better chance of making a few deals and keeping the phone bill paid until things get better. These sentiments are echoed in our “State of the Industry” article included in this year’s edition of our Retail Brokers Guide. Be sure to check out the article, it will give you good insight to how your peers are coping and their expectations of a recovery. We will have an economic recovery of some sorts, but no one knows when we’ll start to see things improve and the extent of a rebound. If you’re patient, creative and have a few bucks tucked away to carry you through these lean times, however, then you’ll definitely have some huge opportunities in front of you once the money starts to flow again. This guide is designed to give you access to some of the best retail brokers in the country. I can’t vouch for all of them, but for the most part the brokers listed in our Retail Brokers Guide are reputable firms. The Dealmakers gathers the opinions of industry professionals annually in an attempt to ascertain where the industry is, where it has been and where it’s going. When we conducted the survey last year, a gallon of regular unleaded gasoline sold for nearly $4, a “tarp” was something you used to cover a compost heap and GM and Chrysler were in deep financial trouble. As of press time, gas is selling for less than $3 per gallon, the Troubled Asset Relief Program (TARP) was introduced, enacted and, depending on who you ask, is either a great success or a terrible failure and GM and Chrysler remain in deep financial trouble. The overall mood of last year’s survey was one of despair and doom and gloom, as there was an undercurrent of panic and insecurity. Retailers did not just stop expanding, but they began closing locations and several category-killers filed for bankruptcy and ultimately liquidated. No one knew where the bottom was, but everyone knew we were headed towards it faster than anyone expected. This year, with a full 12 months of hard times affecting everyone’s outlook, The Dealmakers saw many well-reasoned opinions critical of the various causes of the current economy, angry at continued roadblocks to recovery but laced with a tinge of cautious optimism for the next 24 months. Every respondent, from the director of real estate for a national apparel retailer to the owner of a single shopping center in a tertiary market, listed “availability of financing” as a primary concern for the coming year as well as the biggest obstacle in getting deals done. Ira Fierstein, of Seyfarth Shaw, LLP, writes, “While there has been a notable increase in the amount of properties for sale, there is little available financing to allow a deal to proceed.” Adam Boardman, leasing manager at B.C. Wood Properties, agrees, writing, “The biggest obstacle to closing deals is financing. Although it is available, it seems like there are more ‘hoops’ to jump through.” David C. Wilson, of Connected Page 4

Development Services, a subsidiary of The Retail Connection, writes, “There is currently a financing gap between the sale price and the debt and equity that can be put together for a purchase. The amount of debt that can be obtained makes the amount of equity needed much larger. This increased amount of equity also expects a higher yield so the numbers just won’t pencil.” In addition to hindering development, the continued lack of financing is causing pressure on property owners with expiring debt. Chuck Siegel, of Rohde Ottmers & Siegel Realty, predicts problems this year due to “maturing debt causing problems in financing for landlords.” Ben Snead, of Paragon Realty Group, LLC, notes that the lack of non-recourse financing continues to serve as an obstacle to closing deals, but also wrote that his biggest concern for the coming year was existing loans coming due that could not be refinanced. Anita McGaughey, of Tjene, Inc., had a 20-year note mature during December that could only be replaced with a shortterm loan at 20% LTV. Regardless of market conditions, the traditional friction between landlords and tenants and buyers and sellers remains a hot topic. Mark Briggs, director of leasing for Carpionato Properties, Inc., writes, “My biggest obstacle to getting deals done are sellers unwilling to take the haircut they deserve.” John Hudson, of Hudson Investment Co., writes, “I have been looking to buy another small strip center for the last five or six years but I’ve thought the prices were too high. Today, what I’ve found or been offered seems to be a seller’s last gasp for high market rather than what’s going on today.” Steven R. Mongeau, of Lucia Development, offers as a retort, “The only properties really up for sale are those that are distressed. Owners of property do not believe now is the time to sell properties for their true value and, in our experience, most of the appraisers concur.” Most respondents indicated a slight uptick in available properties, with

the majority of properties on the market being in distress or bank-owned. On the leasing front, all respondents noted more available space. The consensus is that landlords are more willing to negotiate than last year, but there is still a divide. Steven R. Mongeau notes the positive actions by landlords that he has witnessed, including “rental reductions, additional marketing and investing in tenant’s businesses,” writing “It’s very different than a few years ago when landlords only cared about collecting checks.” Becky Keglewitsch, vice president, leasing and development of Skilken, writes, “Percentage rent is rearing its head again in some of our deals, and it’s an attractive way for tenants and landlords to agree that times are tough right now.” Kamran Jahangard, of Nationwide Retail Group in association with Remax Commercial, writes “Asking rents are dropping due to an increase in incentives, for example, free rent or TI money.” A tenant rep specialist writes, “I’ve become very calloused. I have no qualms about making very aggressive offers on behalf of my clients.” A national apparel retailer with active expansion plans expanded on a problem with renting in malls, writing, “Mall rents and extras are out of control. Unless there is a significant, permanent reduction, most retailers will not be able to have stores in malls. In the current climate, retailers are requiring that leases make economic sense.” A mall operator out of the Northeast wrote in complaining of a one-way street, writing “When times are good, landlords typically don’t go to tenants mid-term and increase rents. When times are bad, tenants line up to ask for rent relief.” Last year, most respondents predicted flat to negative growth in secondary and tertiary markets, with primary and major markets experiencing minimal growth. As many respondents mentioned this year, flat is the new up and opinions on when recovery would begin varied from one

submission to another. Deborah Foehr, of Star Commercial Real Estate, LLC, writes, “I believe that early 2010 will see the stronger retailers who are not overstored begin to increase footholds in different regions.” A broker based in FL cautions, “There are slight signs the economy is improving, but some markets still haven’t hit bottom.” As more people within the industry adapt to the conditions presented by the new economy, honesty and authenticity have become sought-after traits in other brokers. Randee Stratton, of Grubb & Ellis|BRE Commercial, writes, “I have always admired the friendliness of the people in this industry, but these days, the back stabbing and stealing of clients is brutal.” Adam Boardman adds, “The biggest pet peeve I have is the amount of BS-ing people do. If you aren’t going to close a deal and you know it – don’t waste everyone’s time.” Ben Snead also complained of people “full of hot air.” Kamran Jahangard writes, “My biggest pet peeve is the managers at some of the brokerage companies who hire commercial agents with zero experience and/or knowledge. It is frustrating to have your time wasted returning calls to agents who do not know what they are doing.” Bob Canter, of CA Commercial Realty Partners, LLC, echoes that sentiment placing blame on the managers of brokerage firms, writing “My biggest pet peeve is the vast number of unprofessional agents involved in commercial brokerage who lack proper training, along with the feudal system employed by the large brokerage houses on how they bring along the new inexperienced agents.” Complimenting this sentiment is Dutch Harmeling, writing, “The supply of excellent candidates far exceeds the number of jobs, which are almost non-existent.” Marc Wiser, of Legend Properties, summed up the above sentiments nicely by writing, “You need to make sure you do deals with honest people and people you can trust who, in the end, will pay you your fee.” The sharpest tongue regarding the industry the
was that of Bob Canter, of CA Commercial Realty Partners, LLC, who took the industry to task not only for discourteous behavior but for that behavior’s role in the financial downturn. He writes, “The total lack of regard for what is the right thing to do, not the quick buck thing to do, got us into this mess. You had to know investors buying properties at the ridiculously low cap rates, with exotic financing or just greedy financing, with no exit strategy other than the greater fool theory, had to come back and bite us. Only a fool could believe the economy only runs in a straight line up.” Many respondents wrote of the emergence of mom-and-pop businesses as concepts looking for space. As one respondent stated, many people use hard times to get out from under a boss and try their hand at running their own business. David C. Wilson noted, “Entertainment providers are going to get a boost from the stay-athome vacation trend, and lots of new yogurt shops are coming up.” A broker from Indiana echoed Wilson’s comment, writing, “Family entertainment seems to be expanding.” Rick Ikeler, director of SRS Real Estate Partners, made mention of Knockouts Haircuts for Men, which looks to do for hair salons what Hooters did for casual dining restaurants, as an interesting new concept. Scott Dobbins, of Gulf Coast Commercial, LLC, writes about World of Beer, a recent franchise offering over 500 specialty beers, operating in FL. “They currently have 10 units in the pipeline with six set to open before year’s end,” he writes. Several respondents also noted the rise in sustainability-oriented concepts and retailers, as the green movement continues to gain prominence. When asked what they were doing differently in light of the economy and where their energy was focused, the answers ranged from the light-hearted “I can’t take that year off to sail around the world” from Joe Caccamo of Capital Pacific to the more serious budget and staff cuts reported by more than a few respondents. Like last year, the majority

of respondents indicated that the keys to future success are working the phones and getting their name out. Andy LaGrega, of The Wilder Cos., summed up the majority opinion, writing, “We plan to cut expenses and operate lean and mean, focus more on our existing portfolio and less on our future developments and be very aggressive in marketing our current properties in order to maintain sales and to remain a leader in our markets.” Now that the Las Vegas RECon has come and gone, some respondents contemplated its role in a recession economy. Some, like a mall owner and operator out of the Northeast, questioned its relevance from a purely deal-making standpoint while several respondents wrote of improved meetings due to the lighter crowd in Vegas, including Stacey V. Tsapatsaris, director of leasing and asset management of Center City Partners, LLC. She writes, “Due to the reduced level of attendance, it was a much more productive show than usual. We need to continue to engage with each other despite what the economy shows. All you need is one deal to make it well worth your trip.” James Rea, of GE Capital Franchise Finance, sums up the changes he witnessed in Vegas, writing, “The greed is gone; It is not as bad as everyone thinks; If you see something good, snatch it up quick because with the lack of development and poor inventory good deals are very hard to find and new deals will be rare, and the cry babies stayed home.” Compared to the opinions expressed last year, most respondents have done well to confront and adapt to the new economy. Those that were unable to adapt have, for the most part, been shaken out. We concluded last year’s survey with the summation of “There are some storm clouds, they’re pretty big and we really hope to see a rainbow soon.” As we have come to grips with the current economy and work to move forward, no one knows yet where the end is. While we are all cautiously optimistic that the worst is over, those storm clouds are still overhead. DM
