Observations & Conversations Until we get a glowing health report on retailing from coast to coast, banks will remain reluctant to lend and retailers will continue to expect deals delivered on silver platters. Welcome to our New Englandfocused issue, to be distributed at the ICSC show in Boston. I love everything about New England… except for driving in Boston. I gave that up a few years ago; now it’s either taking a cab or hoofing it; since a GPS is useless when most of the streets are under constant construction. Boston and Providence are fun cities and the universities help give them an energetic vibe, but Boston is its own little world, and then there’s the rest of New England. I always thought I talked with a funny twang – until I spent some time in South Boston. Oh my word, I didn’t understand what the hell they were talking about. (But it’s all wicked good!) On the retail scale, the New England region is healthy. I worked on leasing a few shopping centers in Connecticut and Massachusetts in my younger days, and the same drug and grocery anchors are still prominent regional players decades later. New England is rarely a stomping ground for new retail concepts, but it’s traditionally been a stable market for necessity shopping. The good news for fashion and sporting goods chains is that, because of the region’s drastic seasonal weather, there’s a need for a larger wardrobe – perhaps not a highfashion one, but a functional one, nonetheless. Restaurant concepts typically do well, especially the ones with a liquor license, because what else are you going to do when the snow is up to your eyeballs for months on end? Home décor chains also typically do well in the New England market. In this issue, we have a write-up on Mitchell Gold + Bob Williams, a high-end furniture manufacturer and retail chain that’s expanding in Boston, among other major metros nationwide. Currently, their only retail presence in New England is in Greenwich and Boston, but the company sees the potential to open new stores in the Boston area. New Englanders spend a lot of time redecorating their homes, and Sherwin-Williams is another home décor retailer included in this issue that’s looking for new store locations in the New England market. In the sporting goods retail arena, Modells is on the lookout for potential sites in Boston. They have a store in Cambridge, while the rest of their Massachusetts locations are in the suburbs. DSW is also looking for sites in the region, with a focus on Connecticut. Building #19 is back on track with its expansion in Massachusetts, New Hampshire and Rhode Island. We also have an in-depth interview with the CEO of Sport Clips in this issue about their expansion push in the northeastern states. Retailers are alive and well in this market. They may not be shouting from the rooftops that business is great, but they’re holding their own.
are mind-blowing in this area of the country. When I hear of a new retail project being proposed in Connecticut or Massachusetts, nine times out of ten, it’ll be mixed-use. As an example, Consigli Cos. is developing a 188-acre site in North Stonington, CT that will include 200,000 sq.ft. of retail and 500 residential units, in addition to hotel, office and medical components. Although the New England market is healthy, it still has its fair share of vacant second-generation space to digest before we’ll see a notable number of new centers being built. The acquisition side is starting to heat up in New England. Urstadt Biddle recently acquired a T.J. Maxx-anchored center in New Milford, CT. Eastern Retail Properties has some product on the market in Massachusetts, and CBRE/The Boulos Co. also has retail properties for sale in Maine, while Federal Realty has zeroed in on Fairfield County, CT for acquisition opportunities. Not a bad scenario for a healthy retail climate. My hunch is this year’s show in Boston will be better than the past few and we’ll hear about a few more proposed projects, but for the most part people will be pitching the same centers they were trying to lease up last year. Our next ICSC event is the Florida Dealmaking, and I think the Florida show will far surpass the attendance records of the last two years. Most of the developers that were on their balls have either bailed on the market or grown a new set and are ready to get back to business. I’m also hearing retailers talk about Florida in their plans for future growth. It will be interesting to get a read on the mood at that Florida show. The Retailer One on One conference is a good gauge for the tempo of leasing in Florida, and their event in April was well-attended. They also added a venue for franchisors, which I heard was big hit. If the franchisors are back and looking to grow in Florida, that’s a good indication that the entire state is no longer being declared Death Valley by retailers. After the ICSC’s Florida convention, The Dealmakers is taking its dog and pony show to San Diego for the ICSC’s Western States Conference. We’ll get a firsthand barometer on Florida and the West Coast, the two hardest-hit and slowest to revive parts of the country, and if it’s a good read, then I’ll believe that our industry really has stabilized. We had a good show at RECon, which was the shot in the arm that most us needed to get the momentum going. But, until we get a glowing health report on retailing from coast to coast, banks will remain reluctant to lend and retailers will continue to expect deals delivered on silver platters. I’m out of space, but stop by and see us in Boston. Here’s to making some wicked good deals!

Bringing haircuts and havens to men in the Northeast
Adam Taliercio Looking to cater to an underserved demographic within its field, national haircutter chain Sport Clips aims to provide an upscale, relaxing experience for men and boys, within a reasonable price point. The concept is known for its comfortable, height-adjustable, massaging/heated shampoo chairs; its MVP Signature Service, which includes a massaging shampoo and hot towel treatment as well as a neck and shoulder massage in addition to a haircut; and a generally “man-friendly” environment – most notably the large TVs positioned throughout each location, always tuned to sports channels. Haircut prices typically range between $18 and $22, depending on the location (with a little extra for the Signature Service option), and the stores also offer a limited selection of take-home products.

Preferred co-tenants include grocery stores and big box retailers such as Target and Walmart, as well as concepts that draw a similar demographic, such as GameStop, Best Buy, GNC, Home Depot, Lowe’s Home Improvement and The Sports Authority. Typical leases run five years with options, and because the company often moves into existing spaces, they are generally flexible in terms of working with what an individual space has to offer. “Our negotiations and build-out requirements are very similar to other national tenants our size,” Logan said. “We don’t ask for anything out of the ordinary that would complicate a deal, and we have the ability to pay market rents as long as the size of the space is ideal.” The company also coexists well with other concepts in the same industry, such as fullservice hair salons, because they are not in direct competition. “There are many haircutters out there, but not many focus on men and boys,” Logan said. “If another haircutter is in a center and there is an opportunity for us, we don’t mind going into that same center.” Landlords have readily embraced the concept, he added, because of a strong track record for success, an attractive store, and its tendency to increase male traffic within shopping centers.
“It’s just a relaxing experience that’s a nice break from the hectic days we all spend at work or running errands,” said CEO and founder Gordon Logan. “We like to think of it as a 30-minute vacation for guys.” He added, however, that Sport Clips is also family-friendly, and has proven to appeal to men and boys of all ages: “It’s a place where moms can feel comfortable bringing their kids; we work hard to maintain a wholesome experience. And kids love us, too; it’s amazing the variety of [people] who are attracted to Sport Clips.” Logan opened the first Sport Clips during 1993 in Austin, TX, and operated that location for two years in order to perfect the concept before launching the franchise during November of 1995. There are now 22 company-owned stores operating throughout Austin, TX and Las Vegas, NV, along with more than 750 franchised locations nationwide. The company is on track to open 120 new locations this year with a geographical focus on the northeastern region of U.S., although Sport Clips also continues to expand in almost every other state. Projections call for the franchised concept to operate 1,000 locations nationwide within the coming two years. “I’ve been in the industry for 32 years,” Logan said, “and for most of that time I was operating full-service salons, looking for a niche in the industry that wasn’t being served by other chains or franchises. The more we looked into it, the more obvious it became that men and boys were being ignored; we felt that if we created something where they felt comfortable and that was tailored to their needs, it would work out for us.” He attributed this hole in the market to a steady decline in the number of barbers and barber shops that has been taking place over the past several decades: Less and less young barbers are entering into the business, and as older barbers retire, there are fewer coming in to replace them. “Most men who get into this industry tend to gravitate toward the full-service end of the business, the more creative end,” Logan said. “If you go into any barber shop, you’ll likely find a barber in his 60’s or 70’s; you don’t see many young ones.” Capitalizing on this trend by offering an alternative to the hair salon, Sport Clips has seen success within a wide range of economic demographics, from middle-class suburbs to high-income areas. Logan attributed the concept’s appeal to the friendly atmosphere, the quality of the service, and also its level of convenience over the typical salon, where the prices are usually higher and appointments need to be made far in advance. “People have come to discover that they get a service equal to – or better than – a salon where they pay $50 for a haircut,” Logan said. The ideal Sport Clips location is between 1,200 sq.ft. and 1,400 sq.ft. and features eight haircutting stations, although the company will work with smaller or larger spaces in some cases. Their main focus is on power and grocery-anchored shopping centers, but the concept is well-suited to a variety page 6

Sport Clips’ northeastern expansion has started off strong this year, with recent openings in Connecticut, New Jersey, New York and eastern Pennsylvania. Future stores are planned throughout the remaining New England states, which is the last area of the country where the concept has yet to establish a significant presence, but an area that Logan said he expects to be one of the strongest for the concept within the next few years. The company takes a slower, more deliberate approach to expansion, in order to make sure it has the infrastructure and people in place to support it before making a strong push. “It’s a matter of timing,” Logan said. “We don’t really have a policy where we just try to sign up stores everywhere; we’re just now starting to make our move out there and put a lot of resources behind making sure it works.” Also, he added, the poor economy has created attractive vacancies that didn’t exist years ago. Able to take advantage of high-quality vacant spaces after struggling tenants have closed, Sport Clips is one of the rare retailers to actually benefit from the recession. Same-store sales for Sport Clips increased by 6% in 2009 and by 9% in 2010, and look to increase another 9% this year. The company has also noticed an increase in clients electing for the Signature Service package, Logan said. This “recession-proof” status can be attributed to the spending habits of its clientele with regard to hair care. “Women will typically stretch their appointments out, come in every eight weeks instead of six, or defer more expensive services,” Logan said. “We don’t see that in men. They come in every four weeks on average to get their hair cut, and $20 is not a budgetbuster for anybody. It’s not something guys really cut back on.” One effect the recession has had on the company is that more than 90% of their openings are in existing centers, whereas several years ago there was a greater focus on new construction.
