Welcome to The Dealmakers’ special edition for the ICSC New England Idea Exchange in Boston. The show is expected to have a thousand or so attendees; it’s a one day event and I think the combination of just coming off the heels of RECon, a few weeks after the July 4th holiday and the fact that lots of people are taking a vacation midsummer makes it impossible for many of them to attend. I spoke to developers and brokers that work in the New England market and their only complaints were that getting new developments started is taking too long and there aren’t enough centers for sale, plus the asking prices are increasing in the stronger markets. I also heard that rents are stabilized throughout New England and actually increasing in Boston. The market definitely has the attention of buyers, I know of at least half a dozen companies that have bought a shopping center in New England in the past 90 days. This issue has some great leads for chains expanding in the New England market. Supermarket chains that are eyeing the market for new sites include Wegman’s Food Markets, which is continuing its growth in MA, Associated Wholesalers also has plans to open more supermarkets in CT and Price Chopper is expanding throughout the entire region. Food concepts are also hot for New England with Pinkberry projecting up to 10 openings in the market, along with Five Guys Famous Burgers and Fries looking for sites in MA, ME, NH and RI and Omaha Steaks growing in CT, MA, NH and RI. We also have profiles on New England Retail Properties and Royal Properties, both of which will give you more insight on what’s happening in the region. In our Buyers and Sellers section, you’ll want to check out Katz Properties acquisition criteria since the company also just recently acquired a Stop & Shop-anchored shopping center in Longmeadow, MA. With this level of activity in New England and since most people felt that this year’s RECon was the best convention in the past five years; the Boston show should have a good vibe. Speaking of good vibes, the Vegas convention was stellar in my opinion and my hunch is that business will continue to get better. Retailers are taking calls about new stores again and actually responding to site submittals. I’m also hearing of lots of spin offs from office supply chains, sporting goods chains and home furnishing retailers. Most of the new concepts are operating in a small inline footprint, rather than in anchor or junior anchor positions. For the first time in a long time during RECon, I met novice shopping center owners with only one or two projects in their portfolio and they were looking to acquire more centers, mainly because they would rather invest in real estate than the stock market. That’s a strong indication that the retail real estate industry is on its way back to being a highly profitable business. On the topic of the stock market, I’m noticing more retailers dabbling with the idea of an IPO. Most retailers are showing better profit levels in the past year than in the last five years and offering shares is often the quickest way to fund growth or pay down debt that hinders growth. Noodles & Company, a 350-unit chain of fast-casual restaurants serving pastas, sandwiches, salads and soups, was wildly well received with its stock price doubling on its first day of trading. One chain that may also have good luck on Wall Street is Neiman Marcus. I read that its sales for the last year hit $4.6 billion and chain wide showed a profit of $140 million. only has profitability improved, but also the rollout of its Cusp concept appears to be successful. The new concept caters to a younger clientele offering contemporary designer fashions at lower price points. They have six stores operating and I heard through the grapevine that they are opening more of the Cusp concept and expanding the Last Call chain. Burlington Coat is also jumping on the IPO band wagon and we’ll see if Wall Street is sweet on discount stores. The success of recent IPOs of retail chains is another major indicator that there’s confidence in the future. Also, with their status of being publicallytraded, chains will be mandated to open more stores in order to keep stockholders happy, which is always good news to the shopping center industry. I also spoke to several mortgage brokers and direct lenders during RECon and they were happy troopers. Although they did have concerns about future interest rates, they were grateful that lenders are again open to making loans for retail real estate. Now that traditional lenders are back in play and since their funding is usually cheaper than giving up equity, the private equity folks are starting to redirect their capital to acquiring and developing centers. REITs are also hot and heavy for shopping center acquisitions, but I’m hearing that it’s challenging finding centers for sale that meet their criteria and they are paying top dollar for prime real estate. Most privately-held companies can’t compete with the REITs when it comes to acquiring shopping centers. Not only because REITs expect a different level of return, but also they often offer the seller tax advantages that other buyers typically can’t provide. When I look at the big picture of retailers with successful IPOs, chains rolling out new concepts and spin offs, active lenders and an increased demand for shopping center acquisitions, I’m finally starting to believe that we may actually have great times coming our way. Walmart Supercenter on a 24-acre land parcel at the intersection of Peachtree Parkway and Mathis Airport Parkway in Forsyth County, GA during 2014. The company will join Target and Home Depot at the site and will be the company’s third location in the area. The company is also slated to open a 114,244 sq.ft. Walmart Supercenter along Broadway/Route 1 North in Saugus, MA during summer 2014. The company trades as Walmart, Walmart Supercenter and Walmart Neighborhood Market and currently operates more than 9,000 locations nationwide and internationally. Trader Joe’s Co. (626-599-3700) is planning to open a 12,500 sq.ft. Trader Joe’s supermarket at East City Center, a 29,000 sq.ft. mixed-use center located along South Federal Highway in Boca Raton, FL during 2014. It will be the company’s second location in Palm Beach County, FL. The specialty grocer currently operates nearly 400 locations throughout 35 states nationwide.

Birks & Mayors, Inc. (800-758-2511) is planning to rollout its new concept Birks & Mayors in Brossard, Quebec and in the Mapleview Mall in Burlington, Ontario, Canada. The company currently operates 56 luxury jewelry stores throughout the U.S. and Canada, including 30 stores under the Birks brand and 23 locations under the Mayors trade-name throughout FL and GA, as well as two Brinkhaus stores in Calgary and Vancouver, Canada and a Rolex store in Orlando, FL. Tony C’s (512-255-9463) is opening an 8,400 sq.ft. restaurant at Northwest Park, a 4.6 million sq.ft. mixed-use development located along 3rd Avenue in Burlington, MA. The past year has been an extremely successful one for Royal Properties. He added, “Leasing in Connecticut is picking up, however Royal Properties understands that timing is everything and finding or leasing space that meets a retailer’s criteria when they want it is essential and the tenant’s credit often drives the deal.” One of Royal Properties’ most recent notable deals was with Heartland Brewery at The Port Chester Train Station, located along Broad Street in Port Chester, New York. The Heartland Brewery deal was a “win win” for all parties involved, explained Kintzer, “because the MTA had a very tedious RFP process that really vetted out the unambitious.” Kintzer further explained that Jon Bloostein, the founder and president of Heartland Brewery, was the ideal tenant for this project because The MTA station buildings take some imagination and he really came forward with a lot of vision and creativity. In addition to leasing the 5,630 square foot building, Bloostein is developing a 3,600 square foot outdoor seating area that will be useable nine months out of the year. Heartland Brewery will be spending $1.2 million on renovating the 19th century train station building and is expected to open this November.
