Ann O’Neal Welcome to The Dealmakers special edition for the ICSC’s New England Idea Exchange. I expect the Boston show will have a decent turnout. Of the 30 or so shows that we attend annually, this is usually one of the smaller events and most of the attendees are low key compared to the mania that you see at the Las Vegas or New York ICSC shows. However, the New England Idea Exchange does attract the major players in the New England market, so it’s definitely a worthwhile event.

Riding the heels of an extremely well attended and highly successful convention in Las Vegas a few months ago, even stoic New Englanders should be enthusiastic about the future of retail real estate. I was chatting in Las Vegas with a number of brokers, developers and retailers that are based in New England. One of them was complaining that he didn’t have any leasing activity going on and after I grilled him about why, it came out that he didn’t have much inventory since most of his centers are fully leased. In my book, if your centers are almost fully leased, you shouldn’t be complaining about lack of activity. The developers that I spoke to weren’t planning to break ground in the next year on any new projects, but they did seem content that their existing portfolios are holding up well in the post-recession. A few of the developers that I spoke to also hope to reposition some of their weaker centers, now that retailers are coming back into expansion mode. When I asked several owners of older centers if they had any plans to raze any of their existing sites for redevelopment, they looked at me like I was from Mars and then they explained how difficult it is to put a shovel in the ground in most New England states, so the unanimous response to redeveloping was “no.” On the acquisition side, it’s pretty quiet in New England, with the exception being that I have heard of some sales of outparcels and a few 1031 exchanges. Most of the retail chains that I spoke to about the New England market already had stores there and they said comp store sales are acceptable and that they expect some infill locations to open in the next year. Granted New England is a difficult market to develop new centers and land costs aren’t cheap by anyone’s definition, but in turn the good news is that the vacancies in existing “A” and “B” centers, for the most part, are within an acceptable range, especially considering that we are still in the recovery stage of one of the worst recessions that we’ve seen in decades.

As a testament to things getting better, we have some good leads on chains expanding throughout the New England states in this issue. rue21 is looking for new store locations in Connecticut. 7-Eleven is hot to trot for new sites throughout New England. Midway, a chain of convenience stores, plans to enter the Massachusetts and New Hampshire markets. Sally Beauty Supply is also looking for expansion opportunities in Connecticut, western Massachusetts and Vermont.

Family Dollar is eyeing Massachusetts for growth opportunities as well.

Also, P.C. Richards & Son plans to open more locations in Connecticut.

Ocean State Job Lot continues to grow in the region and Ulta recently signed a lease in New Hampshire. Pinkberry and T.G.I. Friday’s are also growing in the New England region. When national chains and credit tenants are expanding in a multi-state region, that’s the best sign of a healthy economy and New England appears to be on the radar screen of a lot of chains that are looking to grow.

To jump back to RECon in Las Vegas, I was pleasantly amazed at how much of a rebound our industry has seen in less than a year. I met with companies from coast to coast that are hiring to staff up in expectation page 4

of tremendous growth in the next few years and they were optimistic about the future. One of the more interesting trends that I heard about at the convention is that most regional brokerage companies that I spoke to are expanding their companies with the intent to go national.

They are attempting to bring on the top brokers in each state with specialists in tenant rep, leasing and sales with the hopes of becoming a national brokerage house. I suspect in the next year or two, we will see a lot of mergers and acquisitions of smaller brokerage companies as well. I’ve been an active broker for at least twenty years and to give you an idea, I’ve had the distinct pleasure of having ten brokers under my roof (yes, that’s sarcasm) to flying solo. I’ve done property and asset management, in addition to being a tenant rep and as a landlord’s leasing agent for everything from dirt, malls, strip and power centers to urban storefronts, plus I’ve sold centers and a few of them were deals in the $30 million range. I can speak with some wisdom and firsthand knowledge about what makes a good brokerage company.

In my opinion, a leasing agent can’t always be a good tenant rep, and in most of my experiences a broker specializing in leasing is either landlord-oriented or tenant-oriented, but rarely can one straddle both fences. It takes a different mindset to find a tenant than it does to find a location. Just as it’s different leasing raw dirt with only renderings and a pipe dream than it is to lease second generation space or to lease small shop space compared to doing anchor deals. I also know that most brokers making their living by sales and acquisitions, more than likely couldn’t lease a shopping center or handle finding sites for a tenant.

Moreover, just because someone is a good property manager or asset manager, that doesn’t equate that they will be equally successful in the dealmaking arena. Big doesn’t necessarily mean better and national doesn’t mean a brokerage company is strong in every state. Yes, access to research is a major plus for a national firm, but a brokerage company is only as good as its top talent. Top talents are usually specialists, therefore to be a dominant national brokerage company, it would require several top tier dealmakers in every state with a track record in leasing, development and sales; putting together and maintaining a team with that level of expertise is hard to do. So as a landlord or a tenant, my decision making process wouldn’t be hinged on how many offices a brokerage firm operated. I would just want to see the deal sheet of the broker or brokers that would be in charge of getting the deals done on my behalf and that would tell me everything I need to know. It will be interesting to watch the consolidation of some of the regional firms, and my hunch is the backlash will be a lot of top tier talent, that doesn’t play well within a large corporation mentality, will go solo or start their own boutique brokerage companies and the landlords and tenants that they’ve been repping will try to follow the broker with a history of bringing them deals, no matter what name is on their business card. To sum it up, I don’t think it makes a difference whether your broker is from a huge firm or a solo practitioner, as long as they deliver the deals; that’s all that counts.

I have to wrap it up, stop by and see us in Boston. We’ll also be in Florida next month, and then in September, it’s on to Atlantic City for the Pennsylvania/New Jersey/Delaware Idea Exchane as well as Richmond and San Diego. I’m hearing from lots of folks that they will be attending the ICSC’s Florida Dealmaking and it’s expected to be busier than we’ve seen that show in years. The good news just keeps on coming!

Hobby Lobby Stores, Inc. (405-745-1100) plans to open a 59,000 sq.ft. Hobby Lobby store in a portion of a former Kmart in Duluth, MN. The store is slated to open during January 2013. The company is also planning to open 29 stores this year and 40 locations in 2013. The company currently operates 503 locations.

Petco Animal Supplies, Inc. (858-453-7845) plans to open a Petco store at the expansion of Village Aurora in New Orleans, LA, which will be called Algiers Plaza, during the beginning of 2013. The store will be joining Ross Dress for Less and Burke’s at the center.

Quaker Steak & Lube (724-981-3123) plans to open four restaurants throughout TX, including one location in Waco and three in the Dallas-Ft. Worth area by 2013. The company currently operates 50 locations throughout 15 states nationwide, as well as in Canada.

Ross Stores, Inc. (925-965-4400) plans to open a 35,000 sq.ft. Ross Dress for Less in a former Circuit City at St. Louis Mills in Hazelwood, MO during spring 2013. The company currently operates more than 1,000 locations throughout 29 states nationwide.

Apple, Inc. (408-996-1010) plans to open an Apple store at South Loop in Chicago, IL. The store is slated to open next year and will be the company’s third location in Chicago.

Bass Pro Shops, Inc. (417-873-5000) plans to open a Bass Pro Shop at Gateway Town Center in Little Rock, AR. The store is slated to open during winter 2013.
