OBSERVATIONS AND CONVERSATIONS “Wow! If I hung my real estate license with him, I would be looking for a way to buy the company or for another gig, because as a non-principal broker you need all the marketing support you can get.” Ann O’Neal It’s official; the ICSC is changing the RECon schedule back to a Monday opening. Even with the mid-Sunday opening, our booth was busy 90% of the time, but we did a whole lot of pre-show marketing along with giveaways to attract walk-ins. Approximately 4,000 people dropped off their business cards at our booth during the twoand-half-day show. It was hectic, but extremely productive. After a few weeks of mulling over several of my conversations from the convention, it’s become crystal clear that a lot of us in the shopping center industry are really out of touch. I felt like serenading a few of them with the Hall and Oates lyric, “You’re out of touch, and I’m out of time.” I met with leasing agents for a development company at the show, and I know most of their portfolio like the back of my hand. We were talking about the effect of the internet on future retailing. They were concerned that finding tenants will become more difficult, because so many retailers are shifting to an online presence. In my opinion, they don’t have that much to worry about, since their centers cater to a lower middle to lower-income bracket. I told them yes, certain uses are defunct such as book and video stores because of the internet, but their customer most likely doesn’t have an Amazon prime account. That comment didn’t register with them, and they continued to bellyache about the worst case scenarios. I further explained that the moms and dads that shop at their centers will still need to buy clothing, shoes, sports equipment and food for their kids no matter how much more retail sales convert to an online platform, because 1) they have no available credit and 2) you can’t fit a kid with shoes or a baseball glove without trying them on. Their rebuttal was, “Why don’t the parents just order three baseball gloves online and ship the two that don’t fit back for a return?” Again I explained, “Your customers don’t have a Master Card, Visa or even a black Amex, and if they do have a debit card from their bank, they still can’t afford to tie up cash while they wait for the returned merchandise to be credited towards their bank account in two weeks or even two days.” I’m still not sure if what I said landed, but one piece of advice I got years ago was, “Don’t try to create a tenant mix where you would shop; it has to be stores that your trade-area population will shop.” One of the leasing agents brought up that Costco would do well at one of their sites, and I disagreed. Granted, the location has a good traffic count and population density, but it’s my contention that the household income levels are too low in the 10-mile ring and severely too low in a three-mile radius. Someone piped up and said, “Everyone shops at Costco.” I had to explain that no, not everyone shops Costco; people with an average household income of $37,000 living your trade-area don’t shop at Costco on a regular basis, if ever. They are more likely to shop at Walmart, Aldi or Dollar General. Only people with enough disposable cash to buy in bulk shop at Costco. I know many of us in this industry wouldn’t think twice about buying three items with the intent to return two of the three, much less a worry about having enough money to buy next week’s groceries. I get why we are so out of touch, but the lack of understanding from younger leasing agents on the basics of how and why people shop was mind blowing. My hunch is that these leasing agents spend way too much time calling retailers that would never locate in their centers. It’s impossible to successfully lease a middle-market shopping center if you can’t grasp how middle and lower-income customers shop. Another meeting I had at the show was with a the principal of a regional brokerage company and he mentioned that if he didn’t have pre-arranged meetings for the convention then, it would have been a total bust because no one walked into his booth. As the chat progressed, I asked him, “What type of marketing did you do before the show to generate traffic to the booth?” I knew he didn’t Page 6 | August 1, 2014

advertise in The Dealmakers, so I was curious, and the response was, “I don’t like to do a lot of selfpromotion; it’s just not my thing. I like to fly under the radar. It took 12 years for us to make a name in the industry.” I asked him how his brokers felt about his unwillingness to make any media or marketing efforts for the brand that they represent. Maybe I’m stupid, but most landlords and tenants usually don’t want to give an exclusive to a brokerage company that no one has ever heard of, and why would you take over a decade to accomplish what thousands of companies have achieved in a matter of years by employing advertising and marketing campaigns? He justified his positioning for not marketing because he and his partner aren’t interested in growing the company. Wow! If I hung my real estate license with him, I would be looking for a way to buy the company or for another gig, because as a non-principal broker you need all the marketing support you can get. Plus, you really need the principals of the brokerage company to be growth-oriented in order to be constantly generating new exclusives so there is an endless supply of potential commissions. People are really interesting when they can’t get out of the way of themselves to see another or better way of doing things. I also met with an owner that bought a vacant mall for $3 psf (not a typo), and he was proud that he was able to buy it so cheap. The site has nontraditional anchors that he doesn’t own, nor control as far as use and cross easements. It’s a leasing disaster and bleeding by $100,000 a month. His partners are getting restless. After a year of trying to lease it as traditional retail, the general operating partner opened a store as an anchor on his own dime and yes, you guessed it, he has zero experience in retail both on the operations side and the landlord side. The only leasing activity has been from startups and weak mom-and-pop stores. The few stores operating carry schlock merchandise, the mall has some extreme security issues after dark and the immediate trade-area is made up of a lower-income ethnic population. I pitched him a consulting fee, and he balked at the number, which I don’t take personally. As we continued to talk, I was happy that he didn’t hire me. My gut is that the site has a higher and better use being non-retail. I explained that my approach would be to focus on niche retailers catering to an ethnic market, but from a cash flow perspective, I don’t foresee a dramatic improvement for at least a year, maybe two, if ever. It will take a lot of free rent and percentage-only deals to get retailers to take such a huge risk of opening a store in an anchorless enclosed mall. I gave him some ideas to lower operating costs and part of my consulting gig would be to knock on the doors of non-retail large space users that could buy the property turning a small profit for the owners or possibly a master ground lease with a developer to build a hotel, a hospital or multi-family, etc. He didn’t want to hear that the site might be better suited as non-retail, because he was so far down the money pit that he couldn’t see any other possibility. Obviously, he has more money than common sense or he wouldn’t have bought a minefield. Enough of the ranting; I have to wrap it up. Stop by and see us at the Boston show.
