observations and conversations Things are definitely on the road to recovery in Florida. It may be a slow resurrection, but nonetheless it keeps moving in the right direction. Ann O’Neal

Retail sales are increasing; last month The Limited saw a whopping 12% bump, Gap saw a 10% rise, T.J. Maxx was up by seven percent and Macy’s by four percent. Even if you attribute the increase in apparel sales to summer discounts, apparel comp store sales from this year to last are up by nine percent. That’s an impressive upswing so far and back-to-school sales figures are projected to increase this year too. Leasing activity is picking up nationwide as well. Developers are again marketing proposed centers and redevelopment projects that had been shelved for the past few years. Traditional lenders are no longer shying away from shopping centers, and private equity is salivating for deals. Not only are we seeing job growth as a nation; the recent number of new hires and promotions within the brokerage and development sectors of our industry is surging. Florida is doing better too, with its unemployment declining, while tourism is up and it appears the avalanche of foreclosures in the state has subsided. This issue of The Dealmakers is being distributed at the ICSC Florida Conference and in doing our research, it was like somebody turned the lights on in Florida. I’m hearing about major investments in the works to generate tourism dollars from bringing in more cruise ships, a high speed commuter rail making it a three-hour ride from Miami to Orlando, in addition to restoring the coastal passenger train from Jacksonville to New Orleans, space-themed tourist destinations, and retailers are back on board with growing in the sunshine state. In this issue, we have some great leads on chains growing in Florida and our research indicates that retailers are aggressively expanding throughout the entire state. Supermarket chains have stepped up growth and a wide range of concepts from upscale specialty supermarkets to deep discount grocery stores are open to expansion opportunities. Trader Joe’s, Save-A-Lot, Aldi and Autry Greer & Sons are actively looking for sites in Florida. The Fresh Market is opening a location next year within a mixed-use center in Orlando and has more store openings in the pipeline. Walmart is opening its Neighborhood Market concept throughout northern Florida and it’s expected to absorb several former Food Lion locations. An interesting company that I recently heard about, Agro-Trade, is rolling out Okey Dokey, a U.S. start-up by former top executives of Russia’s largest discount supermarket and discount soft goods chains. The U.S. chain’s initial rollout will be in Miami, North Miami, Sunrise and other markets in the southern region of Florida. According to its Web site, the stores are in the 4,200 sq.ft. to 7,500 sq.ft. range and offer groceries at deeply discounted prices. 7-Eleven and Wawa continue to turn up the heat with their expansion in Florida. On the soft goods side, Steve Madden is looking for additional store locations in the state and Sheik Shoes has designs to enter the Florida market as it ventures outside of its western states territory. Discount general merchandisers are also hot on the trail for expansion opportunities. Family Dollar, Dollar General and Big Lots are all growing in Florida. Franchisees are surfacing in Florida too. A new franchised concept, CUPS Frozen Yogurt - That’s Hot, is rolling out locations in Florida. The beachthemed, self-serve frozen yogurt shops pump club dance music and offer a lounging area with couches and ottomans with an edgy clublike feel. The franchised concept is also entering the Maryland and page 6

New York markets. Hwy 55 Burgers, Shakes and Fries, BurgerFi, Jimmy Johns Gourmet Sandwiches, Papa Murphy’s and Chipotle Mexican Grill are also making deals in the Florida market. This is a far cry from the situation it was in a few years ago, when Florida had the second highest foreclosures of any state in the country and a 12% unemployment rate. Last year, there were glimmers of a recovery and now, things are definitely on the road to recovery in Florida. It may be a slow resurrection, but nonetheless it keeps moving in the right direction. On the sales and acquisition side, there have been quite a few sales of shopping centers throughout Florida in the past few months. Some of the buyers include Kite Realty, Blackstone, and H&R, a Canadian REIT. As for new development, I’m not hearing much about ground up projects, but I have heard about a number of expansions of existing centers and the redevelopment of empty big boxes in Florida. It will take some time for new retail development to catch up with Florida’s rebound; however vacancy factors are declining in the more densely populated markets throughout the state. Overall, the retailers, brokers, landlords and investors that I spoke with in the past few weeks regarding their take on Florida are confident that it’s now back on the table as a viable state to open more stores, acquire centers and, possibly within the next few years, it will once again have a pent up demand for more retail development.
