Observations & Conversations There is positive movement in Florida, and yes, there’s still a long way to go before you can say that it’s in an upswing, but it’s no longer a race to the bottom. Florida in August… there’s no better place to be than on a convention floor – as long as the air conditioning is working. My gut is telling me that this year’s ICSC Florida Dealmaking will be better than last year’s, and definitely better than the 2008 show by far. About 2,000 dealmakers trying to make some money and climb or claw their way out of this nasty recession will be in Florida at this year’s ICSC show. Unfortunately, I have a conflicting gig in Puerto Rico, so Alyson will have to bear the heat by herself at the show. Talk about how times change: not so long ago, Florida was a hotbed for deals. You could get approvals to build easily compared to the hoops you would jump through in the Northeast, and the tenants saw the sales potential and did a lot of deals. The state’s population growth was, at one time, staggering. Then Florida’s economy turned ice-cold – but it’s starting to thaw out and come back to life. The health of the Florida economy is still far from perfect. Floridians continue to watch home values drop in certain markets, plus some coastal areas had a double-whammy due to the recent oil spill in the Gulf. One of the larger landowners in the state, The St. Joe Co., filed a $1 billion lawsuit against Halliburton for damages due to the oil spill. (I hope they win triple damages.) Winn-Dixie is feeling the pain too, and plans to close approximately 20 stores in the state. It’s not sunshine all the time, but there are deals getting done in Florida. On the positive side, REITs are back in play in the state. Inland just acquired two Publix-anchored centers with a combined GLA of about 150,000 sq.ft. for $20 million, and this transaction was on the heels of another REIT, Equity One, acquiring a 45,000 sq.ft. center also anchored by Publix. I talked to several buyers, and they’re finding acquisition deals with Cap rates around 9% for supermarketanchored centers in Florida, but getting financing for acquisitions isn’t easy. Retailers are coming back into play in the state as well. La Paletera, a 27-unit chain that caters to a Hispanic clientele with a selection of fruit cups and frozen desserts at locations in Texas, Louisiana and New Mexico, plans to enter Florida with future franchisees. La Familia Pawn and Jewelry, a chain based in Puerto Rico, plans to open more locations in Florida and recently opened a store in Orlando at a former Blockbuster Video location. Mama Fu’s Asian House restaurant concept, averaging 3,000 sq.ft., may see future growth with franchisees in Florida, since the company recently signed its first franchise deal in Louisiana to help grow the 13-unit chain of company-owned casual restaurants. Crave, a four-unit chain of sushi restaurants, plans to open its second unit in the state early next year at a GGP center anchored by Neiman Marcus and Nordstrom in Coral Gables. in Boca Raton and plans to open early next year. Deals are getting done and there are healthy chains looking to open stores in the state. More good news: in Ross Stores’ most recent sales reports, it was noted that Florida is among the chain’s strongest markets, and the same goes for Midas. The car care centers also reported substantial increases in comp sales at their Florida locations in the last quarter. Walgreens is spending money on remodeling some of its Florida locations, which is a good sign that they are doing business. There is positive movement in Florida, and yes, there’s still a long way to go before you can say that it’s in an upswing, but it’s no longer a race to the bottom. Finding good news to write about has been a battle over the past few years no matter what part of the country you’re focused on, but I’m starting to see more light at the end of the tunnel. Talking doom and gloom week after week does something to the psyche, so I try to focus on who’s actually doing deals rather than who’s closing, going bankrupt or in foreclosure. It’s a lot easier to fill the page with bad news, but it’s a lot more fulfilling and fun to focus on where the next deal is coming from, both from a mental and financial perspective. Most of us in the shopping center business are deal junkies, and not only are we looking for the almighty buck, but we also need a fix for our insatiable desire to close. The Dealmakers’ sole mission is to help feed your addiction to doing deals by providing great leads – and, like you, we produce week after week even if it means we have to work three times harder. But at The Dealmakers, finding the lead is as big of a rush for us as it is for you to close it. Bringing social media to retail real estate
Adam Taliercio Since its founding in 1990, Crossman & Co. has become one of the largest third-party retail leasing and management firms in the southeastern U.S., offering asset and property management, development, leasing, receivership and marketing services throughout AL, FL, GA, SC and TN. The company specializes in landlord representation, and maintains a 16 million sq.ft. retail portfolio throughout the region. John Crossman, president of Crossman & Co., cited a 10-year lease with Planet Fitness for 19,000 sq.ft. at Orlando Fashion Square, a 1.1-million sq.ft. mall in central FL, as a recent noteworthy deal by the company. “In today’s world, the term of that lease and the size are significant in a general sense,” he said. “But specifically to that property, they’re taking up five to seven vacant spaces, and that’s a big deal.” Also, he added, a fitness center is an innovative addition to the mall, and an example of how centers need to evolve their tenant mix in response to the recession. “I think there are tenants that, four or five years ago, people would say they’d never want in their shopping centers, but now different uses – done right – can work,” he said. The company has also been redeveloping City Plaza at Tampa Palms, a 158,287 sq.ft. Publixanchored shopping center located along Tampa Palms Boulevard in Tampa, FL, over the past six months. The company recently reopened the Publix after tearing the original store down and building a larger one with John Crossman a more efficient layout. “We do a fair President amount of that, and we’re hoping to keep doing more redevelopment work,” Crossman said. “Now is a great time to look at redevelopments, because when you’re redeveloping, you need vacancy. You can’t figure out how to expand a Publix when the center’s full.” Other redevelopments in the company’s pipeline include Aloma Shopping Center, a 119,596 sq.ft. center located along Aloma Avenue in Winter Park, FL. Publix anchors the center, and space is available. Just as it has everywhere in the country, retail real estate in the Southeast has taken a hit over the past several years. Crossman said the impact was first felt around late 2008, as consumers continued to struggle financially and the effects carried over into the retail industry. Fortunately, he said, there have been signs of improvement this year after a difficult 2009. Crossman cited this year’s RECon as an indicator of the shift, saying that the tone of this show was much more positive than last year’s, when attendees seemed more scared and there was less evidence of retail expansion. He added that the deal volume throughout the Southeast is higher than it was last year, although getting deals done remains more challenging than it had been several years ago. “It feels like we’re slowly headed in the right direction,” he said. Occupancy rates at the company’s centers have been varied in the face of the recession, Crossman said, although most have remained relatively high. “Where we’ve had struggles, the best answer has been to stay on the offense,” he said. “You have to believe you can do it; if you don’t think you can get your center leased, you’re the wrong company for it. It takes a lot of hard work and a lot of creativity, and trying absolutely page 6

everything. We’re putting a lot of time in to make sure things get done, but that’s what it takes right now. You’ve got to work a lot of hours.” It’s particularly important, he added, for a leasing agent to stay in contact with centers and be apprised of their rental rates. “If you’re a good leasing agent, you should be calling twice a month, all the time,” he said. “If you know the market rates in an area are $15 psf, and a tenant tells you they can sign a lease for $30, that doesn’t mean it’s a good deal. If a tenant signs a lease on rent they can’t pay, it’s not a lease at all, and that tenant might not make it six months.” Crossman also emphasized the importance of networking, and the ability to communicate effectively with clients and contacts. In recent years, the company has fully embraced social networking sites such as Facebook, Twitter and LinkedIn and has incorporated them into their business model as useful communication tools. The company’s involvement began after Crossman’s own introduction to social media, after one of his nieces emailed him to ask if he was on Facebook (to which he replied, “What’s Facebook?”). Crossman created an account on the site initially to help maintain a close relationship with his niece, but quickly realized the potential the medium has for business purposes. “When I want to get a hold of my nieces and nephews, I text them or Facebook them,” he said. “My mom has a blog, and she’s 71. My brother and my wife are more one-on-one, quality-time people. If I want a relationship with my family, I need to understand multiple forms of communication. And when we’re [the company] trying to reach people and build relationships, we also need to understand multiple forms of communication. This is a really cool way to leverage what we’re doing and meet people at different angles.” The company creates very little content specifically for social media, but is able to filter much of what they were already doing through Facebook, LinkedIn or Twitter. “It’s more about sharing information through that source,” Crossman said. For example, he referred to how, during Martin Luther King Day, the company shared quotes from Dr. King through their Facebook page. “My dad was a pastor and civil rights leader,” he said, “and this is a neat way to share our values. That’d be tough to do through our Web site, and through emails it would just be to our employees. This is a way to say to our employees, our clients and our key contacts that this is what we’re all about.” Crossman & Co. also uses social media to post information on job openings and events, and the “viral effect” that results from the spread of information on sites such as Facebook serves to get the message out to a wider audience. Crossman said that the company has yet to get a deal done as a direct result of social media, but that its use is still a part of the company’s big picture. “If someone said to me, ‘we just took over this property, what do we do [to get tenants into the center]?’, I’d say coldcall. Social media is not going to be at the top of the list. But when you’re looking at a market like today’s, where you need to do multiple things well to get deals done, it becomes a part of the scope of your services.” Setting up an account for Facebook, LinkedIn, Twitter or another networking site is a relatively simple matter, but using it effectively takes a bit more thought. “You can just get a Facebook page and never send out communications,” Crossman said, “which would be kind of weird. And there’s people who abuse it, who send out things like ‘going to lunch now.’ Nobody cares! Be mindful of what you’re sending out and why.”

Phase 1 is anchored by a 17,000sf SAVE-A-LOT Food Store and 25,000sf of retail space in two buildings, which was completed and opened in June. The project consists of retail, restaurant, entertainment and office components. Financing for Phase 1 of the project was provided by the City of Fort Pierce, in conjunction with the Federal Government’s HUD 108 Loan Program. The project was the first of its kind in the City of Fort Pierce to receive official “Brownfield” designation and was subsequently awarded a Grant from the U.S. Department of Housing and Urban Development’s Brownfield Economic Development Initiative, which is co-sponsored by the U.S. Environmental Protection Agency. For example, the company recently sent out a notice that they were named by Florida Trends as one of the best places to work in the state. “That’s a fun thing,” he said, “and it gets a bunch of people commenting. But the subtext is that we’re a good place to work, and people will hopefully want to do business with us. That makes a lot of sense. But if you’re constantly sending things out there with no value to people, or sending out too much information, that’s no good.” There is, of course, also the risk of having personal or embarrassing information leak out into the professional sphere of your life, if you choose to use social media for both business and pleasure. Crossman started out with a personal Facebook account, but eventually converted it into a professional page along with his LinkedIn account, explaining that it felt necessary as the company shares his name. (“Plus I lead such a boring lifestyle,” he added.) “You definitely have people that decide LinkedIn is professional, and Facebook is personal, and that makes a lot of sense to me. But I constantly tell people: this may be your personal thing, but once you put something on the Internet, you have to be really, really careful.” That said, Crossman added that he would recommend getting involved in social media to anyone in the industry – including the more technophobic among us. “It’s really pretty easy, and the cost is nothing, or close to it. In today’s age of everyone’s budgets being tight, finding more ways to do more marketing is a good thing, especially when the cost is low.” Regarding how to get started, Crossman had a simple solution: hire a 22-year old. “It sounds like I’m joking, but I’m really not,” he said. “Develop relationships with a good university in your state or region, and hire interns. Ask them what their experience is with social media.
