observations and conversations I’m not sure who is more stupid; the franchisees, the franchisors or the landlords that are doing these deals. Ann O’Neal Welcome to The Dealmakers special edition for the ICSC’s Pennsylvania, New Jersey and Delaware Deal Making in Atlantic City. My hunch is that attendance for this show will be up, mainly because retailers are getting more active, but also due to the change in venue from downtown Philadelphia to Atlantic City. “A.C.” should draw more people to the show, because of the casinos and the smart ones will make it a long weekend at the Jersey shore topped off with some business. I think we might even see more retailers at the show too, since the ICSC is offering free booths in a section of the convention called “Retailers Row.” The show starts out with sporting activities on Monday for the hunters and golfers. I’ve heard that the skeet shooting tournament is a blast and the golf outing brings in a lot of folks too. On Tuesday, the ICSC has packed the day with sessions and Deal Making opens at 3:30 p.m., with a Retailer’s Runway at 4:00 p.m. followed by a Retailer’s Roundtable and the cocktail party at 5:30 p.m. This year, the show has two days of Deal Making, with a full day on Wednesday. Thankfully, there’s enough activity in leasing and sales throughout the tri-state region to justify two days of Deal Making. I’m hearing about a lot of stalled proposed projects in New Jersey and Pennsylvania that may actually get back on track, since anchors are back to looking at ground-up deals again. At the moment, the only large-scale projects with shovels in the ground on my radar in these markets are the expansion of several enclosed malls. On the acquisition side, I haven’t heard about much activity in either New Jersey or Pennsylvania. On the other hand, leasing activity in both states has picked up dramatically in the past six months and I’m hearing of a lot of deals in the pipeline. Not only are franchisees active, but regional chains are also getting real aggressive with expansion in both states. One of the big trends that I see surging out of control in the region are frozen yogurt shops and my hunch is that the blood shed of this industry will probably be full throttle by the end of next year. The aggressively growing concepts include Yapple Yogurt, Sweet Frog, Menchie’s, Red Mango, Yogurtland, YoGo Factory, CUPS, 16 Handles, Let’s Yo Yogurt and Yo Mon. Just in New Jersey, YoGo Factory has 15 stores in the pipeline, Red Mango plans to open 30 units and Yogurtland has 30 locations in the works. In my neighborhood, five self-serve frozen yogurt shops have open in the past three months within four blocks of each other. All of them are franchised concepts and none of them are meeting sales forecasts, because there is no way my neighborhood could support all five of them, in addition to the three ice cream shops that were operating before the first frozen yogurt shop opened in the town. I’m not sure who is more stupid; the franchisees, the franchisors or the landlords that are doing these deals. One concept that I actually do like is Kiwi Frozen Yogurt, a non-franchised company that’s also growing in New Jersey and Pennsylvania. The nine-unit chain has five openings planned. More interesting news, from Delaware, New Jersey and Pennsylvania, is that Henri Bendel recently opened a 2,300 square foot store in Cherry Hill and the 20-unit chain plans to open 80 lifestyle stores throughout North America. Bass Pro Shops is opening a 70,000 square foot store by spring of 2014 in Atlantic City, while Cabela’s is opening a store in Wilmington, Delaware. Spanx, a manufacturer of women’s shape wear, has chosen New Jersey and Pennsylvania for its second page 4

and third stores in its initial rollout. Balducci’s Food Lovers Market, an eight-unit chain of upscale specialty stores serving prepared food and gourmet delicacies, has plans to enter New Jersey and Pennsylvania with 10,000 to 20,000 square foot footprints. Weis Markets recently signed a lease for a 62,000 square foot store in Huntingdon Valley, Pennsylvania and it will also serve beer and wine by the glass in its food court. (Wow, I didn’t know you throw back a few before driving a shopping cart.) Redner’s Markets, a 42-unit chain of supermarkets, is opening its fourth grocery store in Delaware next year. Big Lots is also opening stores in New Jersey and Ollie’s Bargain Outlet recently obtained a substantial infusion of cash from CCMP, a private equity firm. It’s expected that Ollie’s, a 124-unit chain of discount general merchandise stores, will ramp up expansion to increase its store count in New Jersey from its current base of two locations. S & A Stores is also looking to open more of its discount stores in New Jersey, as well as enter the Philadelphia market with stores in the 4,000 to 10,000 square foot range. Dollar General is another discounter that’s opening stores in both the New Jersey and Pennsylvania markets. TITLE Boxing Club, a chain of franchised fitness centers, is entering New Jersey with a location in Parsippany scheduled to open this year and the concept has plans to enter Pennsylvania as well. Quaker Steak & Lube, a 50-unit themed restaurant chain has three franchised locations in the pipeline for Philadelphia, in addition to opening more locations throughout Pennsylvania and New Jersey. Ground Round is growing in New Jersey, with a recent opening in Bradley Beach, followed by an opening in West Windsor later this year with three more locations in the planning stages. Burger 21 is opening a franchised unit in Voorhees, New Jersey as its entry to the market. The three-unit chain of quick-serve burger restaurants operates in Tampa, Florida and has locations in the pipeline not only for New Jersey, but also in Atlanta, Georgia and Orlando, Florida. While on the topic of Orlando, the ICSC’s Florida show last month was great. There were a decent amount of retailers and the convention floor was active. I have not heard one complaint about the show. Everyone that I’ve spoken to said they had good meetings and that they are hopeful some deals may come from it. We are gearing up to exhibit next month at the ICSC’s Southeastern States Deal Making in Atlanta and if the Florida convention is any indication on how the southeast market is doing, then I expect the show in Atlanta to be excellent. We’ll also be at the ICSC show in Chicago next month and in just a few weeks at the convention for the Western States in San Diego. In November, we’re at the Texas show in Dallas and in a New York minute, it’ll be time for the National Convention during December in New York City.
