Observations & Conversations At least half a dozen national chains are doing research with their operations, merchandising and construction departments on how to downsize their footprints by 10% to 20% for future stores, so the good news is that they’ll be in an expansion mode again, but most likely they’ll be using less space. This issue of The Dealmakers is being distributed at the ICSC’s Pennsylvania, New Jersey and Delaware show in Philadelphia. So far, the northeastern markets have not endured as much pain as areas in Florida or west of the Rockies. Of course, it too has its share of vacancies; just driving home from my office in New Jersey, I pass empty anchor spaces formerly housing Linens ‘N Things, Office Depot, Circuit City, Tweeter, Fortunoff and Filene’s Basement. Just a few days ago, I went to the mall near my office — I hadn’t been there in over a year — and I was amazed at how many temporary tenants were filling empty store-fronts, but it was good to see that at least the landlord could find a willing tenant, even if it’s just for the short term. I live in a touristy part of Pennsylvania and it also seems to be holding up well, which attests to the health of mom and pops in the market, since the only things you can buy in this resort destination for less than $5 is a bottle of domestic beer unless you imbibe at the only national chains in the town, Starbucks and Dunkin’ Donuts. Although about 20% of the storefronts in my hometown are vacant, I’ve seen at least half a dozen new stores open in the past month, and most of them are startups. Unfortunately, there isn’t much activity with new spin-off concepts or anchor store expansion in the Northeast, if you exclude New York City, where I hear leasing has picked up considerably in the past few months. A few chains I’ve heard that are actively pursuing new sites in the Northeast include Jos. A. Bank and Raymour & Flanigan. Most landlords that I talk to in the northeast region will take a little less rent, but nobody is bending over the proverbial barrel to get tenants right now. In the past few months, I’ve gotten a few deals done in this market and luckily most of them were at market rent and some were with tenants that are capitalized well enough to do their own build-out. The toughest part of my most recent deals is for somebody to come up with the cash for the build-out, since six months ago when lenders put a lock on their purses it was apparent there was no alternative other than to hash out deals where the landlord (if they could) or the tenant (if they could) picked up the construction tab. Because the development process is so arduous and raw land is sparse in this neck of the woods, I haven’t seen rents drop by very much, if any, in the past year. My gut says it will take a year or two for the existing vacancies throughout the northeast region to be absorbed. Every proposed project that I know of in the Northeast that was in the talking stage this year and last has been “put on hold” and won’t break ground until the economy makes a sharp turn for the better, so that will give the market enough time to absorb a good portion of the existing vacancies before dirt gets turned on new centers. One example is Forest City Ratner, which recently hit the pause button on a $685 million retail and residential project in Yonkers, NY. I’ve heard they plan to sit tight until the recession blows over even though they had an executed LOI for an 80,000 sq.ft. Saks Fifth Avenue. I’m not hearing much chatter about shopping center defaults or foreclosures page 6

in this market compared to the number of projects in the Southeast and West Coast that are in hot water. To say the Northeast has weathered the storm unscathed would be a misnomer, but it’s hard to totally decimate retail in such a dense market, even in the worst global recession the world has ever seen. On a national scope, I’m hearing capital is getting looser, not free wheeling, but any amount of slack in the rope would help. I’m also hearing more and more rumors about retailers ramping up now with plans for an onslaught of M&As and IPOs to hit toward the end of next year through 2012. I’m also hearing about at least half a dozen national chains doing research with their operations, merchandising and construction departments on how to downsize their footprints by 10% to 20% for future stores, so the good news is that they’ll be in an expansion mode again, but most likely using less space. Macy’s plans to open a few one-level stores using 120,000 sq.ft. and Forever 21 seems like it has thrown any preconceived ideas about prototypes out the window, considering that they are opening stores ranging in size from around 100,000 sq.ft. in several General Growth malls down to 27,000 sq.ft. at Country Club Plaza in Kansas City. I’ve also been hearing rumblings about appliance dealers preparing for growth in anticipation of the government putting together a program comparable “to cash for clunkers” for the home appliance business, and furniture concepts checking out distribution centers with the intent of growing their retail base. Geez, after getting bad news day after day for so long, it’s almost shocking when I hear about positive things on the horizon. We need a solid Christmas season, but I don’t think we’ll see that until 2010 at the earliest. Although consumer confidence and spending is up a little, back-to-school sales weren’t stellar during the month of August. I read an article stating that more retailers had record transactions this back-to-school season using layaway plans, and that they anticipate the same level of layaway activity during Christmas even though Christmas sales are expected to be lower than last year, which shows you that the middle- to lower- income customer is strapped for cash and has little or no credit available. I’ve heard from a few retailers that they’ll have Christmas merchandise in the stores before Halloween in anticipation of selling to layaway shoppers. It doesn’t take much to rattle the consumer’s nerves these days, so let’s hope that we have uneventful news for the next few months and people feel more comfortable about spending discretionary dollars. Update on the ICSC Florida show: I couldn’t make it because of other obligations; Alyson said it was quiet but the mood was better than last year and some people were happy since they’ve been doing a few deals, mainly with small shops, but a deal is a deal no matter how much space they take. Attendance was down, but that’s to be expected in that market. While we’re on press with this issue, we’ll be in San Diego for the ICSC’s Western States Conference. Farmers, professional and recreational alike, spend the spring preparing the land and the summer tending their crops in anticipation for this time of year. For ARC Properties, Inc., these coming months are their time of harvest; to reap the fruits of their 25 years of labor. The company was founded in the mid 1980s by Robert Ambrosi and Marc Perel as advisors to a group of European investors. Ambrosi, with a master’s degree in finance, a bachelors in engineering and a senior certificate in real estate, and Perel, a CPA with a bachelors in accounting, steered the company towards the development and acquisition of retail properties. Rounding out the company’s executive team are Steven L. Maloy, senior vice president of investments; Joseph M. Edison Crossroads | Edison, NJ

Today, ARC Properties, Inc. serves as the holding company for ARC Development, ARC Management, ARC International Fund and ARC Corporate Realty Trust, along with the soon-to-be launched ARC Property Trust, and considers itself well positioned to grow rapidly during the next 12 to 18 months. Robert Ambrosi says, “We are both an acquisitions firm as well as a development firm. When it gets more expensive to build than buy, we buy. When it gets more expensive to buy than build, we build.” Due to the unique conditions presented in the current economic climate, ARC is able

to acquire properties while simultaneously developing others. The company’s international fund has brought in capital from overseas in addition to money generated inhouse, leaving the company flush with the funding to grow in the coming years. The company looks to acquire single-tenant properties nationwide, with a preference for sites located in the New York to Washington, DC corridor. Suitable properties feature national credit tenants bound to NNN leases located within driving distance from an international airport. Ambrosi says, “We like general purpose properties, be they drug stores, supermarkets or department stores. Special use properties are not typically within our acquisition spectrum.” The company also plans to launch ARC Property Trust soon. He explains, “This venture will be aggressively acquiring single-tenant properties and is well capitalized.”

Home Improvement, ShopRite, Staples and HomeGoods as anchors. The company has also developed numerous build-to-suits, with tenants including Walgreens, Toys “R” Us, Petco, Borders, Thomasville, Target, Bed Bath & Beyond and OfficeMax. The preference to acquire and develop singletenant properties is a calculated move. Ambrosi says, “Ultimately, we want to be the dominant owners of single-tenant properties, on both the development and acquisition fronts.”

On the development side, the company looks for single-tenant projects within driving distance of its Clifton, NJ office in the New York-Washington, DC corridor. The company has also been known to develop power centers, which Ambrosi explains is a natural extension. He says, “Power centers are simply a grouping of three to four singletenant properties from our perspective.” Being a well-capitalized company with acquisition and development departments gives ARC a leg up when developing a project in the current economy. He explains, “We typically hold on to what we develop, and we have only sold 30% of the properties we have built. So today, if we develop a property for Walgreens with no buyer in sight, we have no problem holding on to it.”

Delran Town Center | Delran, NJ

ARC’s past developments have run the gamut from 14,000 sq.ft. drug stores to massive mixed-use projects with multiple components. Most notable among its recent projects are Edison Crossroads and Delran Towne Center. Edison Crossroads is a 350,000 sq.ft. retail center situated on a 30acre former industrial site in Edison, NJ. The center is anchored by Home Depot, Stop and Shop and Office Depot, and received a Brownsfield Reimbursement from the State of NJ along with acclaim from the Environmental Protection Agency. Delran Towne Center is a 500,000 sq.ft. power center situated on 65 acres in Delran, NJ, and features Lowe’s

While development and acquisitions have slowed to a crawl throughout the majority of the country, Ambrosi notes that the East Coast remains fairly strong. He says, “The barriers to entry are so high throughout the New York-Washington, DC corridor that, if a property can be built or becomes available, there will always be a demand for it.” And while the recession has presented its fair amount of challenges, he attributes the company’s success to the combined minds of its talent. He says, “We have 25 years of experience and a wealth of combined knowledge. Our ability to see projects and problems with both a finance and development viewpoint provides us a great advantage.” For the future, Ambrosi notes the company has more than 20 projects lined up, in addition to the launch of its new ARC Property Trust. He says, “Tremendous opportunities are available now. Who’s Opening and Where Whole Foods Market, Inc. (512-477-4455) will open a 50,000 sq.ft. Whole Foods Market at The Collection at RiverPark, a 600,000 sq.ft. retail center located in Oxnard, CA, during the fall of 2010. The later opening comes as a result of the center’s opening being delayed until that time. Also slated to open at the center are Century Theatres and REI. The Collection at Riverpark is the retail component of a master-planned community featuring educational, park and residential components. Cheba Hut Franchising, Inc. (480-649-7827) plans to open four Cheba Hut restaurants during the next several years, including a location near the University of Denver in Denver, CO which is slated to open during the fall of 2011. The company opened its first Denver restaurant along Champa Street last month, and currently operates 11 sandwich shops throughout AZ, CO and NM. Home Depot, Inc. (770-433-8211) plans to open 13 Home Depot home improvement stores this year. The company is slowing its annual expansion in an effort to improve the efficiency and sales per square foot figures at existing locations.

Dick’s Sporting Goods, Inc. (724-273-3400) will open a Dick’s Sporting Goods store in a former Joe’s Sports & Outdoors site at Cascade Village Shopping Center in Bend, OR during November. The company is also slated to open a location at The Domain in Austin, TX next month. TAWA Supermarket, Inc. (714-521-8899) plans to open a 60,000 sq.ft. 99 Ranch Market store at Spring Creek Crossing, a 145,000 sq.ft. center currently under redevelopment at the intersection of Spring Creek Parkway and North Central Expressway in Plano, TX. The company also plans to open a store in Houston, TX, with the two openings marking its debut in TX. The company currently operates 27 supermarkets, which cater to an ethnic clientele, throughout the western U.S. Red Robin Gourmet Burgers, Inc. (303-8466000) will open seven or eight Red Robin restaurants throughout the remainder of this year along with five or six locations that will be operated through franchisees. The company currently operates 298 companyowned restaurants and 130 franchise locations nationwide.

Wal-Mart Stores, Inc. (479-273-4000) plans to open a 176,000 sq.ft. Walmart Supercenter at the intersection of Southeast Maricamp Road and Midway Road in Silver Springs Shores, FL during early 2011, with plans to break ground on the project during the early part of 2010. The company originally planned to open a 204,000 sq.ft. building but scaled the project back citing local needs and economic conditions. The project was to include a Tire Lube Express center and a drive-thru pharmacy, but will now feature a liquor store. The opening will be the company’s sixth in Marion County, FL, with three stores located in Ocala along with stores in Dunnellon and Summerfield. Lucky Strike Entertainment, LLC (818-9333752) will open a Lucky Strike Lanes & Lounge at Houston Pavilions, a 700,000 sq.ft. retail and entertainment center located in Houston, TX, later this month. The boutique bowling alleys feature modern décor and a restaurant serving appetizers, pizzas, burgers, sandwiches, salads and desserts. With the opening, the company’s first in TX, it will operate 23 bowling alleys nationwide. (continued on page twelve)
