Observations & Conversations Even with unemployment levels stuck in the doldrums and customers less-than-enthusiastic about parting with a dime, the Midwest is having notable activity.

Welcome to The Dealmakers’ issue that’s being distributed at the ICSC Chicago Deal Making. We’ve got some great leads for you to lease, sell or acquire retail sites in the Midwest.

In the past few weeks, I’ve been chatting with folks who are leasing and buying retail sites to get a better understanding on what’s going on in the Midwest, and it seems that they are active. It doesn’t matter if they are leasing, buying or selling; their phones are ringing again.

There is a lot of activity from retailers in the Midwest, with the greater Chicago area getting the most attention. Fashion retailers are actually committing to sites in the Midwest: HMX Group, a menswear design house manufacturing lines for the Hickey Freeman, Bobby Jones and Hart Schaffner Marx labels, recently opened a test concept in Beverly Hills, California, offering all of its menswear brands in one 2,000 sq.ft. space. The initial test location trades as the Streets of Beverly Hills, and as subsequent stores roll out, they will trade as the Streets of the city of each store’s locale. The company plans to open a total of five units in its “Streets of” concept in the coming year, with the second unit having opened last month in the Washington, DC market trading as Streets of Georgetown. Chicago and Boston are potential cities for additional stores in the concept. DSW is opening a shoe store next spring at Shoppes at Grand Prairie in Peoria, Illinois, and a location at Southwest Plaza in Springfield, Illinois. Lululemon Athletica recently signed a lease for 4,000 square feet in the Southport Corridor area of Chicago. Saks Fifth Avenue OFF 5th is opening a 25,900 square foot store in Northbrook, Illinois.

Anchor stores are also paying attention to the Midwest market.

Heinen’s Fine Food is taking over a former Staples in Barrington, Illinois and expanding the existing footprint by 6,000 square feet.

The supermarket chain will open next summer with a 38,000 square foot store. The company currently operates in the northeastern Ohio trade area; this will mark the 17-unit chain’s entrance to the Illinois marketplace. Jewel-Osco will be a direct competitor at the Barrington site; however, Heinen’s Fine Foods offers premium meat, chef-prepared food, seafood that arrives daily and local produce in a smaller setting than traditional supermarkets. Of course, Wal-Mart’s Neighborhood Market concept is also staking its claim on Chicago, with a 27,000 square foot location that opened last month in the West Loop area, and more stores to come in the next few years. A Walmart Supercenter of 148,000 square feet is set to open in Pullman Park, Illinois during 2013 as the anchor of a development by Chicago Neighborhood Initiatives. The 180-acre site is also expected to house a 125,000 square foot home improvement store, along with small shops. Farm and Home, Inc. recently acquired a former ShopKo in Springfield, Illinois and plans to open in the space next month. Farm and Home operates eight stores, with six units in Illinois and one each in Missouri and Iowa. The company is also expanding its other farm supply store in Springfield to 70,000 square feet. Books-A-Million is taking over 14 Border’s leases and five of those sites are located in Midwest markets. page 4

Small shop and service tenants aren’t shying away from deals in the Midwest, either. Lady Jane’s Haircuts for Men is hot for new locations in the metro Chicago market. LA Boxing is looking for sites on the East Side of Chicago. CARCARE Collision Centers is opening eight to 10 locations in Illinois during the coming two years. The company also trades as Tatman’s CARCARE Collision Centers, with a total of 14 locations operating in metro Chicago and central Illinois. Fisher Auto Parts also plans to continue growth throughout Illinois, and Thomasville Furniture recently signed a lease for 12,406 square feet in Oak Brook, Illinois.

Restaurant chains are also looking for growth opportunities in the Midwest. Panera Bread signed a lease for a 4,000 square foot former Old Country Buffet restaurant in Bradley, Illinois and plans to open early next year. Houlihan’s Restaurant and Bar is growing throughout the Midwest, Chuck E. Cheese’s has its eyes on Chicago and Between Rounds Bakery Sandwich Café plans to make a franchise-driven entry into the area.

The buyer’s side of the equation in the region is hot, too. One Liberty Properties, Inc., a REIT based in Maryland, acquired two hhgregg locations in the Chicago area. The appliance and electronics stores, located in Niles and Crystal Lake, total 65,535 square feet and sold for $8 million. Agree Realty Corp. recently acquired an Aldi discount grocery store in New Lenox, Illinois. Featured in this issue is a profile on Cole Real Estate Investments and their acquisition needs. The company is on a buying spree: Recent acquisitions include a 232,000 square foot center in South Elgin, Illinois and a 73,000 square foot center in Monroe, MI, along with freestanding Best Buy, CVS and Advance Auto locations, and several supermarkets throughout the Midwest. Westwood Financial Corp. is another player in the buyer’s market: The company recently closed on the $22 million acquisition of a 136,219 square foot Dominick’s-anchored center in Northbrook, Illinois.

This was good news, after I heard that the ICSC’s Western States show was “quiet,” but in all fairness, the show was set back by a blackout when the electric grid went down throughout San Diego County. (It’s hard to pitch sites when the lights are out!)

A significant acquirer in the retail marketplace

Adam Taliercio Cole Real Estate Investments is one of the largest investors and acquirers of real estate properties nationwide. The firm has established a portfolio of more than 1,500 properties totaling in excess of 55 million sq.ft. throughout 46 states, as well as in the Virgin Islands. Founded in 1979, the company originally focused on the acquisition of single-tenant retail, but has since expanded into multi-tenant retail properties – particularly power and grocery-anchored shopping centers – as well as single-tenant office and industrial properties. Cole targets newer, income-producing properties located in major retail or commercial corridors in geographically diverse areas. Ideal sites feature tenants with strong credit ratings who are bound to long-term leases. In the case of multi-tenant centers, the firm prefers properties priced above $10 million, in which 70-80% of rent revenue is generated by national or regional anchor and junior-anchor tenants bound to long-term NN and NNN leases. “Our investment strategy is defined by our stringent underwriting standards, which did not waver during the financial crisis,” said Thomas Roberts, executive vice president and head of real estate acquisitions. “We conduct extensive due diligence and onsite property inspections with every asset we acquire, and focus on tenant credit-worthiness, property type and location, and lease terms.”

As of September, Cole has acquired $669 million of single-tenant retail properties and $358 million in anchored shopping centers in 2011, as part of a plan to boost its portfolio by $3 billion in retail, industrial and office properties by year’s end – a figure to be comprised of 50% singletenant retail, 25% multi-tenant retail properties and 25% office and industrial properties. “Market fundamentals have been strong within our core acquisition segments so far this year,” Roberts said. “We continue to see quality assets come to market with attractive yields that meet our acquisition criteria.” He added that, as the fourth quarter is typically the highest-volume transaction period for the year, the company is on track to reach its goal, and that Cole expects to maintain or even exceed its pace of acquisitions during 2012.

Recent notable single-tenant acquisitions for Cole include a portfolio of 11 PetSmart stores totaling 300,000 sq.ft. located throughout 11 states, acquired during the third quarter of this year for $74 million; 23 Walgreens properties located throughout 18 states acquired for $108 million, and a 13-store CVS portfolio totaling 174,000 sq.ft. located throughout 11 states Thomas Roberts acquired during the fourth quarter Executive VP and head of of last year for $70 million. The real estate acquisitions company also purchased several shopping centers, including Camp Creek Marketplace, a 425,000 sq.ft. center in East Point, GA for $56.5 million during the second quarter, and Whitwood Town Center, a 688,000 sq.ft. center in Whittier, CA for $83.5 million in the third quarter of last year. In the Midwest, this summer the company acquired four Best Buy locations in IN, KS and WI; a Walgreens in Wichita, KS; a CVS in Dolton, IL; five Advance Auto stores in MI and OH; four grocery stores throughout IA; Telegraph Plaza, a 73,000 sq.ft. center in Monroe, MI acquired for $7 million, and South Elgin Crossing, a 232,000 sq.ft. center in South Elgin, IL acquired for $34 million in a joint venture with Mosaic Properties. page 6

“Cole is actively buying high quality power centers with credit tenants on long-term leases in all markets, including the Midwest, in both primary and secondary submarkets,” said Scott Holmes, vice president for multi-tenant retail acquisitions. “Joint venture acquisitions such as South Elgin Crossing present Cole with the opportunity to capitalize on improving market fundamentals in select markets and secure high-quality properties in the Midwest, as well as other regions.”

The overall occupancy rate within Cole’s portfolio is 97.4%, Roberts said.

He attributed the high rate to the overall quality of the properties, as well as their roster of credit-worthy tenants bound to long-term leases.

“As various markets recover, quality tenants are competing to find the right space. Cole centers are primarily dominant retail destinations within their respective trade areas, with strong underlying fundamentals, and they continue to attract investment-grade tenants. It’s a reflection of our well-maintained, expertly-managed centers, as well as Cole’s creative leasing efforts and top-tier asset management team, that we are able to attract tenants of a high caliber.” Roberts added that the company’s leasing team works with local brokers nationwide, allowing for each property to benefit from expert knowledge of the area market and ensuring that high-quality local retail and services are part of the tenant mix.

The company has recently become more active in sale-leasebacks and build-to-suits, as well as the repositioning and recapitalization of shopping centers, and is considering the formation of joint ventures with regional firms in order to better take advantage of such opportunities.

For example, Cole recently completed a build-to-suit deal with Kohl’s in Rice Lake, WI, in which Continental Properties developed and built the site and the company provided a $5.9 million capital investment.

“Sale-leaseback transactions can provide companies with capital for their businesses,” Roberts said. “We have seen this recently with restaurants and convenience and grocery stores – they can use their capital to expand, acquire or remodel.”

Matt Donnelly, senior vice president for structured finance for the company, said that obtaining financing for properties is even more challenging now than it was four to six months ago, as macro-economic events such as the recent U.S. credit downgrade have caused increased volatility in the debt market. However, Cole continues to secure funding despite the economic climate, Donnelly said. “Generally, lenders are being more conservative, [but] Cole’s conservative investment and financing strategies allows us to finance our properties in this market.”

In July, one of the company’s REITs closed on a $700 million unsecured line of credit, which replaced an existing $100 million revolving credit agreement.

Even in the face of recession, the company’s portfolio has shown a low degree of volatility, Roberts said, due to its focus on credit-worthy, necessity-based tenants, such as drug, grocery and big box retailers, as well as discount and value-oriented concepts, all of which have continued to succeed despite the downturn. “Cole weathered the financial crisis quite well,” he said. “Our experience in investing in commercial real estate through diverse economic and interest rate cycles has helped refine our conservative strategy, allowing us to grow while others faced hurdles.

Because of our strategy and experience, Cole has become one of the most significant acquirers of commercial real estate today.”
