observations and conversations It’s obvious that national chains are bullish on the Southeast and long plagued vacancies are now being filled with solid credit tenants. Ann O’Neal Welcome to The Dealmakers special edition that will be distributed at the ICSC Southeast Conference in Atlanta, Georgia. Yes, the lights are on in Georgia! Back in the day, I entertained relocating to Georgia and spent a week looking at houses and schools. That experience made me aware that a lot of folks residing north of the Mason-Dixon don’t understand the level of affluence and strong middle-income markets found in pockets throughout the state, however it’s becoming obvious that national chains have taken notice that Georgia and its surrounding southeastern states are prime targets for growth. (And, there’s a lot more going on in Georgia than just news about the antics of Honey Boo Boo Child or gun ranges serving liquor.) I’m hearing a lot of buzz on new construction projects getting the green light to break ground within the next year and national chains opening stores throughout the southeast region. Granted, Georgia’s unemployment is hovering around nine percent, however not too long ago, I had heard reports that it was as high as sixteen percent. I also heard that regional and national chains are experiencing strong retail sales revenues in the Raleigh, North Carolina market. Retailers are showing confidence in the Southeast region. Even “mom and pop” chains are starting make moves to open more locations. Big players in the acquisition arena are also adding shopping centers in the southeastern states to their national portfolios. Although I have noticed a few foreclosed shopping centers in the region, the positive momentum in leasing activity and proposed new projects during the past six months or so is starting to show. The major cities and strong middle-markets throughout the southeast have lots of activity with not only planned projects, but also with the leasing and redevelopment of second-generation space. The former Parisian department store at the North Point Mall in Alpharetta, Georgia was recently leased to AMC Theaters, which is scheduled to open late next year. Also, Crazy 8, a spin off from Gymboree, leased space at the North Point Mall. Gander Mountain recently opened a 52,000 square foot sporting goods store next to Walmart in Valdosta, Georgia. Fresh Market recently opened a 24,000 square foot supermarket in a portion of the former Border’s space in Athens, Georgia. Kohl’s recently opened a newly-built department store in Savannah, Georgia. Just across the border in Aiken, South Carolina at the Hitchcock Plaza, a former Steinmart that sat vacant for almost three years has been razed to make way for an Academy Sports and Outdoors store that’s scheduled to open next year. Also in South Carolina, a former Piggly Wiggly supermarket that was vacant for several years now houses a recently opened Ollie’s Bargain Outlet at the Forest Square Shopping Center in Carolina Forest. Whole Foods recently entered the Charlotte, North Carolina market with an opening in the suburb of SouthPark. Publix will enter the Charlotte market with its first store in the area scheduled to open during 2014 in the suburb of Ballantyne, to follow recent openings just over the border in Tega Cay and Indian Land, South Carolina. The supermarket chain is growing aggressively throughout North Carolina. In a counter measure to Whole Foods and Publix growth in North Carolina, Harris Teeter is rolling out a new concept trading as 201central. The specialty supermarket spin off caters to an affluent customer and offers a high level of customer service, large selection of wines and beer, along with cigars, specialty and prepared foods. The chain recently converted two 30,000 square foot stores to the new format at locations in Huntersville and Wesley Chapel, North Carolina. The greater Columbia, South Carolina market is seeing activity too, with Whole Foods and Trader Joe’s, DSW and page 4

Staples opening stores in its trade-area. It’s obvious that national chains are bullish on the Southeast and long plagued vacancies are now being filled with solid credit tenants. New construction is on the rise throughout the southeast region and that’s a welcoming sign that the economy continues to improve. A few of the proposed projects in the Atlanta area include Fuqua Development’s Glenwood Place, a shopping center located about three miles northeast of Underground Atlanta and a $90 million mixed-use project in Buckhead, an affluent suburb of Atlanta. I’ve heard rumors that Walmart will anchor both projects. The City of Atlanta is taking bids to develop a 55-acre mixed-use project that may include retail, restaurant, entertainment and residential components at a site near Turner Field, the baseball stadium where the Atlanta Braves play. Also in Georgia, Scenic Capital is moving forward with the development of a 266,000 square foot shopping center in Gwinnett. In Alpharetta, Georgia, construction is under way for a Walmart Neighborhood Market as well. There must be something in the water in Alpharetta, because Regal Theaters is also coming to the market to anchor Avalon, a project that is expected to break ground any day. In South Carolina, a project in the Northeast Richland area of Columbia is underway with an initial phase of 35,000 square feet of retail and long term plans call for a residential component and ultimately 1.3 million square feet of retail, a movie theater and office space and two hotels. BJ’s Wholesale Club has proposed building a 122,000 square foot store in Fayetteville, North Carolina. These are just a few of the projects that have come across my desk in the past few weeks, so I’m certain there are dozens of shopping centers in addition to these in the planning stages throughout the Southeast. Since not all of these projects are being funded with private equity money, it’s safe to say that the banks are lending again on new construction of retail space and they appear to be comfortable with growth in the Southeast. On the acquisition side, institutional buyers are getting more active in the Southeast region. A joint venture with PECO-ARC Institutional acquired Richmond Plaza, a 178,000 square foot shopping center anchored by Kroger and JoAnn Fabrics in Augusta, Georgia. W.P. Carey recently acquired freestanding Walgreens located in Snellville, Georgia and Concord, North Carolina. Georgia Power has spent several years remediating a 3.79-acre site with an 80,000 square foot building along the riverfront in Atlanta, Georgia. Now, the parcel, which is ready for the future development of retail, residential, office and/or a hotel, is on the selling block. The forecast for retail real estate in the Southeast looks good. Growth throughout the region is already well on its way as big-box vacancies are being filled with solid national chains, shovels are in the ground for new development and investors are aggressively acquiring retail sites, along with traditional lenders no longer being gun shy of funding retrofits, new construction and acquisitions. The store, slated to open during spring 2013, will be the company’s second location in MT. The company will join Lowe’s Home Improvement, Costco, The Home Depot, Best Buy and Target in the area. The company also plans to open 10 stores, ranging from 80,000 sq.ft. to 100,000 sq.ft., by the end of 2014. The chain of sporting goods, offering hunting, fishing, camping, hiking, boating and other outdoorrelated equipment, apparel and gear, as well as gifts and furnishings, currently operates 39 locations throughout the U.S. and Canada. Nordstrom, Inc. (206-628-2111) plans to open a 30,000 sq.ft. Nordstrom Rack store at Arborland Center in Ann Arbor, MI during spring 2014.
